About the property

Villa in Castellino, Lisciano Niccone, Umbria, Italy - Ideally situated for relaxing family holidays and for seeing Tuscany and Umbria

Castellino has an enviable position located as it is on the Tuscany Umbria border with absolute tranquility and the beauty of the countryside all around. This luxury villa comes with a large pool and great views of the Niccone Valley, it is completely private and not overlooked by another property. The shady veranda extends along the back of the house and has a large dining table, there are other outdoor seating areas throughout the grounds as well as a dining table inside. The rooms are generous in size and comfortably and elegantly furnished with traditional terracotta floors and chestnut beamed ceilings. The grounds are fenced and gated, there are insect screens on all windows and ceiling fans in bedrooms. 2 very friendly villages with bars, restaurants and shops are nearby. The garden is well-maintained and has flowers, shrubs and olive trees and even a small tree house. A maid, cook and/or baby-sitter can be arranged for additional cost. Wifi internet included.

Although I still pay them handsomely to list all my houses on their website, they now also charge a "service fee" to all guests. For each booking paid for through their website they also take a 3% surcharge from my rental. In order for me to keep prices down I take my own payments; bank transfer, credit card or UK cheque to my UK registered company. About Emma Cordingley

I am the booking agent for Castellino, my name is Emma and I live in the Niccone Valley, near Castellino, with my husband, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts!

What makes this villa unique

As booking agents who live nearby we want all our guests to enjoy their stay at Castellino. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available by phone, text, WhatsApp and by email. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits.

We invite all our guests to a wine tasting evening at the local vineyard. This is a regular event run by by husband Martin Daykin who recently passed his Italian Sommeliers Association exams.

A nice house. Comfortable, spacious, rather than luxurious.

Pool is fantastic, one of the best we have found in many years of travel in France & Italy.

Inspite of what the details say, there is no TV or rather there is, but no means of receiving a signal. Not a major problem, as we did not want to watch the X factor. However as we were there during the recent earthquake, it would have been nice to be able to keep up to date with local news bulletins.

One major drawback was the track down from the castle to the house. It is steep and after recent heavy rain, currently very rough. Suggest the “owners” point out that it is not suitable for a vehicle with a low ground clearance or sport car.

A wonderful house is beautiful location

My family of 6 people stayed at Castellino in late August 2016. We found the house easily following the excellent directions and fell in love with it immediately. Vincenzo the caretaker met us on arrival and although he speaks no English and us no Italian we got on very well! The house has a great position on a very quiet road over-looking the Niccone Valley. The garden is well tended, full of flowers and shrubs with lavender filling the air. The house is spacious and tastefully furnished. It has the feel of an old farmhouse and all the comforts of a modern home, the cleaning was without fault. The master bedroom with its opulent bathroom made us feel very special. We completely relaxed staying here, the pool was well used and we loved the shady terrace running along the length of the house where we lounged and we ate and never tired of the view. Lisciano Niccone and Mercatale are the local villages and where we did most of our shopping, everyone was very friendly, although not much English was spoken. Gianna's restaurant in Lisciano and Mimmi's Trattoria in Mercatale are both excellent and recommended. We also visited Lake Trasimeno, stunning Perugia and Assisi, Montepulciano, Siena and beautiful Cortona several times in the day time and in the evenings for dinner. We thoroughly enjoyed Martin's wine tasting at the vineyard in the Niccone Valley. All our party were very happy at Castellino, we would love to come back some day.
