Luxury 3 bed beach house, sleeps 6, located directly on a ‘well kept secret’ stretch of beach, near the ancient Cinque Ports town of Rye. Rebuilt a few years ago the house has every modern comfort and is a perfect beach retreat, bringing a touch of Miami-style chic to Britain’s sunniest coast. A small private garden provides direct access to the beach and has built in seating and a BBQ area as well as an outside beach shower. The beach itself is an area of outstanding natural beauty and the house is one of only 20 on the beach giving the whole experience of living in the house an exclusive feeling. At high tide the beach is shingle but the tide goes out to reveal a vast expanse of sand and rock-pools, providing hours of fun.The house is great for groups of adults or families looking for a quintessential beach holiday and also a perfect base for fishing and hiking. Dog owners will be in their element since dog walking is permitted on the beach immediately outside the house.

Notes on accommodation: Dogs are more than welcome - we accept up to 2 dogs by prior arrangement/booking - there is a small extra cleaning charge of £20 per dog. Outside: Small contemporary urban design garden outside with direct beach access. There is a built in BBQ area in the garden plus built in seating for the BBQ plus other chairs, large outdoor beanbags and bar tables. There is always a range of beach equipment available for you to take to the beach, from beach chairs to spades, nets and buckets for the kids, plus a picnic basket for the adults Utility Room: Washing Machine/Dryer Sink Range of cupboards for BBQ equipment Cleaning / Towels / Linen / Maid service: All linen and towels are included in the rental cost. If you are renting for more than one week we provide a laundry and towels change each week.

Just lovely

After a long and arduous journey we arrived at the loveliest house in a great location. The house was light and airy and at every turn you felt like you were at the seaside. My grandchildren aged 3 & 5 loved it. The beach was usually quite empty and it felt like your own back garden. Great for rock pooling in the evenings. Couple of pubs in the locality, Royal Oak was good, would definitely return.

I would heartily recommend a stay at this modern beautifully positioned home. The early morning light through the sea facing windows and the sun on the balconies are only two of the great features of the holiday. A cleanly designed home with plenty of space to relax both inside and out. An excellent in house entertainment system for those rainy days. Stunning bathrooms and cosy bedrooms make you feel that you are staying in your dream home. The clean white lines of the design help make the stay relaxing. I truly felt that I had a break from everything. Long walks along the sea front and with Rye only a short drive away we felt spoilt! We took the time to investigate the beautiful countryside as well so felt we had the best of both worlds. This was quiet get away for us as a small family but the house would also have been great as a full family get together, great private outside space as well. Lots of private parking. Would happily recomend this as a holiday destination. Housekeeper and home owner very personable, prompt, considerate and up beat. Absolutely no regrets about booking this. All this and lovely weather as well! What more could you ask for.

Stunning House!!

When we arrived at Ocean Point we were absolutely delighted with this stunning home. Finished to the highest standards this beautiful property is set over 3 floors and is spacious and comfortable.

Set on the beach front it is in lovely location with Rye and Hastings only 5 minutes away.

We had a lovely weekend and would highly recommend staying.

We will definitely look to return later in the year!

I can gaurantee you will not be disappointed if you decide to stay here!

Ocean Point Rye Wow!

We booked Ocean Point in Rye East Sussex looking for a beach house with easy access to the beach! First look on the web and it looked fantastic! When we arrived it was a WOW!! Everything about it was excellent and as per description, I have never been to Miami but if this was modelled on a Miami Beach house then they have got it spot on! All facilities were great, top floor with views from the full length Balcony and the sliding doors open made for a relaxing time. The owner was great to deal with and her staff were fantastic including dealing with a Pet emergency during our stay! Great property would recommend to anyone!

Perfect England Get away

Myself and my family stayed at Ocean point for 5 days in September.

although the weather wasnt at its best the holiday could not have gone any better! we made the most of our stay by visting the local sites and even on a rainy day we were happy to stay in and make the most of it.

Ocean Point is a modern homely house with an amazing sea view, the house had everything you needed.

It is perfect for families or even a nice getaway with a group of friends. I would recommend Ocean Point to anyone looking to get away from a busy lifestyle or city its the perfect place to unwined and chill out.

One of the major issues we had when finding a house to rent for our holiday was finding somewhere that allowed pets, Ocean Point offered us everything we needed and it couldnt of been more perfect. With the sea front as your back garden it was great for the dog.

the only downfall of the holiday was having to go home. if you are looking for somewhere to stay in England Ocean Point is the perfect getaway!

I've been living in the area for almost 7 years now, firstly commuting from London but now it's my main home.

It's such a special place it's hard to leave - let alone get on the train for the London commute. The area is full of fantastic surprises, from amazing architecture to areas of outstanding natural beauty and amazing scenery, plus lots of traditions that make it quite unique.

The big draw for me though is the coastline, I had always wanted to live near the sea. I don't think I will every leave. Plus I hope, after staying in one of my properties that you won't want to either! Maybe you'll book a stay in one of the other properties we offer - we now manage a couple of properties nearby owned by neighbours as well as our own. Please get in touch.

Why Rukhsana Mosam chose Rye

When I bought the house it looked completely different. It's been completely rebuilt from top to toe, the locals said I brought a touch of 'Miami' glamour to the area and I'm glad because that's exactly what I intended! It's very glam indeed! You will feel (but hopefully not act!) like a minor pop star living in this house.

lThe location is also really special since there are only about 20 houses on the beach - it's not even really a village. David Bowie's video for Ashes to Ashes was shot on the beach here and at very very low tide there are some remains of a 17th century shipwreck to be seen, although that is very rare.

It's both seaside but also rural and remote which makes it a perfect location. The beach is never crowded, which I still find amazing to this day.

Fantastic house/fantastic holiday - 5 out of 5

We rented Ocean Point for 6 of my family and found the house amazing. The location is fabulous, directly on the beach, and in an unspoilt area. The house was spotless and catered for all our needs. We found the house luxurious and enjoyed watching films on the huge cinema screen. It was a thoroughly relaxing holiday and I would definitely recommend it.


What a wonderful house to be in. It was so restorative to have such a fantastic outlook. We loved the house and its clever design and the doggies loved swimming, walks on the beach and watching passing pooches (making them jealous!).

Had a fantastic time, love the house.

Fits our family (2 young children and 2 dogs) so well, easy to keep clean, lovey and light and a bit quirky too.

There nearest shop to the house for basic groceries etc is a 5 minute drive away at Winchelsea Beach . There are 2 pubs in Pett Level itself where you can get basic pub meals plus many restaurants in Rye or Hastings just a short drive away as well as a couple of gastro pubs and well known restaurants in the vicinity as well.

Booking Notes:
You can book directly and securely using the OWNERS DIRECT website automated booking service. You can also book directly with us the old fashioned way if you prefer - many of our regular guests still do - win which case we will email you a booking form with payment instructions. If you book direct with us 25% deposit required with all bookings, the balance is due 8 weeks before the rental commences. We accept payments by direct bank transfer as well as paypal.

Notes on rates:
As a rule of thumb Easter and Summer holidays are £2000 per week and a minimum of a weeks stay, as Is Christmas. New Year is a minimum of 5 nights stay and priced at £1500. Other school holidays and other bookable periods are priced from £300 per night and a minimum of 3 nights stay. In some half terms if there is a lot of demand we ask for a minimum of a weeks stay but not always. Last minute rates are only available 1 week before booking but please do ask if you see some dates free you would like to stay for. All bookings attract a £250 security deposit and there is a £20 cleaning fee for pets and a £35 late arrival fee if you wish to arrive after 6.30pm. Please always ask for any help you need or get in touch if you have an questions at all.

Please note we no longer provide beach towels. The built in BBQ is available for your use but please do clean thoroughly and remove all debris following use. Dogs are always welcome - please bring your own dog beds/baskets and pet feeding bowls though.

High Chair and Travel Cot:
We have one of each for infants. Please bring your own child linen for the travel cot.
