Broadwater Cottage is well-placed for all outdoor pursuits. The beaches along this stretch of Norfolk Coast are exceptional: marram grass covered dunes form a backdrop to vast expanses of golden sand, ideal for swimming, shrimping, walking or just relaxing in the sun or birdwatching at Holme and Titchwell. There are wonderful walks including the Roman Peddars Way and the North Norfolk Coastal path and golf links at Hunstanton and Brancaster. The historic houses at Sandringham, Holkham and Houghton are nearby with the pretty village of Burnham Market a short drive or longer cycle away! Local attractions are many including the Seal Hospital, Norfolk Lavender Farm, the Sea Life Centre – all within 15 minutes drive. The village has a family friendly pub with garden and play area serving traditional meals and there are shops in the neighbouring villages of Old Hunstanton and Thornham stocking all essentials. There are numerous excellent pubs along the coast and inland only minutes away.

About the Owner

We are Jayne and Rob Ransom and we have been coming to the North Norfolk coast all our married life and Jayne pretty well all her life. We bought Broadwater Cottage as our holiday home over 15 years ago and both we and our family have spent many holidays enjoying the wonderful Norfolk Coast.

When we were looking to buy, we explored the coastal villages and Holme ticked all our boxes: Quiet but accessible, retaining its own character and a short walk to the beach with a good family-friendly village pub. The cottage has allowed us to enjoy the traditional seaside holiday with the kids on the beach when they were younger and now that they are grown up long dog walks both inland and on the coast. We love the area because of its variety, soft rolling hills, spectacular beaches and wild dunes. In days gone by we would sail from Brancaster Staithe but now we potter in our little boat out to Scolt Head, hoping to see the seals.

Coast/Beach:

10 minutes walk across nature reserve to Holme beach.

Brancaster beach is 10 minutes drive.

Old Hunstanton beach is 5 minutes drive or 45 minute walk down the beach.

Holkham beach is a 20 minute drive.

The whole of the coast is one long beach with golden sands, dunes and in many places,such as Titchwell, world-famous birding sites.

'Seahenge', a prehistoric timber henge was found on Holme Dunes beach a short walk from the cottage. It is now in a specially built museum in King's Lynn.

Travel:

Holme is approximately 2 hours drive from Stansted airport. King's Lynn railway station is a 30 minute bus journey away. The Coast Hopper bus service runs from King's Lynn all year round and serves all coastal villages from Hunstanton to Cromer along the main road. The Holme bus stop is 5 minutes walk from the cottage.

There is excellent walking (Peddars Way) from the cottage and enjoyable cycling along country lanes a short distance from the cottage.

Distances:

Royal Sandringham estate is 10 miles away.

Hunstanton seaside resort is 2 miles.

RSPB Reserves at Snettisham and Titchwell are 8 and 4 miles respectively. Holkham Hall Country Estate and beach is 15 miles away.

Norfolk Lavender at Heacham is 5 miles away

Burnham Market is 9 miles away

The popular sailing centres of Brancaster Staithe and Burnham Over Staithe are around 6 and 8 miles away respectively.

Further Details:

The village is at the northern end of Peddars Way and the north Norfolk coastal path runs along the coast 10 minutes walk from the cottage. There are two bird reserves in the village with the Holme Dunes area of Special Scientific Interest accessible across the nearby Redwell Marsh. Holme Dunes are well known for birdwatching and famous as the location of Seahenge, a prehistoric wooden henge that was exposed on the beach some years ago, subsequently removed for scientific study and relocated the Lynn museum.

The whole of the coast has undergone a transformation over the past few years with an exceptional selection of places to eat and drink, from traditional pubs to top-end restaurants. We provide a guide to eating and drinking and other attractions in the cottage.

All the usual facilities, shops, supermarkets, banks are available in Hunstanton with more limited facilities at Burnham Deepdale and Burnham Market. The latter is a pretty Georgian market town inland from the coast with a number of speciality shops and is well worth a visit.

Changeover Day:
Changeover day is Friday with arrival after 4 pm and departure by 10 am. During off-peak period arrival and departure days can be arranged to suit guests.

From the Owner

The south facing garden is wonderful for a summer barbecue and our summerhouse and conservatory offers the feeling of being outdoors on less favourable days. The woodburner makes winter cosy and is something we enjoy when we return from a stroll across the marsh to the dunes or a visit to the hides on the village reserves. Nearby Hunstanton offers all the features of a traditional holiday resort whilst it is a short drive to an excellent selection of pubs and restuarants should we fancy a change from the White Horse. We keep the cottage as a home from home and so things like shrimping nets, crab hook, kiddie paddling pool, a couple of bikes, sunloungers, and the odd bucket and spade are all available.

Notes:

  • Notes on accommodation: The property is centrally heated and double glazed. Well-behaved dogs are welcomed at extra cost by prior agreement with the owner. Outside: Externally the property has lawns to front and rear and is secured by walls and hedges with a gate to the drive. The south facing rear lawn overlooks stables and paddocks. There is an outside table with chairs and sun loungers are kept in the summerhouse which has sliding folding doors onto the garden. A Webber barbecue is also provided. Utility Room: Belfast sink, washing machine, tumble dryer, clothes dryer and WC. Cleaning / Towels / Linen Bedlinen, bath mats and tea towels are provided. Bath and hand towels by guests.
