Ideal for both large or smaller groups. ‘The Wagon Linney’ is a beautiful barn conversion situated near Kilkhampton village, 5 miles from the beaches at Bude, North Cornwall. Under 2 miles to Duckpool beauty spot and beach. Lovely National Trust footpath walk leading from farm, through Coombe Valley and down to Duckpool beach. Bude is a beach resort with varied holiday attractions, a favourite for surfers; free huge open air beach swimming pool, golf course, leisure centre, boating on Bude canal and much more. A rugged coastline, with miles of beaches and coastal walks. At low tide try the 2 miles plus walk from Sandymouth beach (an excellent sandy beach 3 miles away) along the various beaches to Bude or choose the cliff top option. ‘The Wagon Linney’ is a terraced stone house in a pretty rural setting on a 300 acres working farm (beef and dairy), at the top of the farm’s driveway. The house was converted during 2003 from an old 18th century stone barn.

From Ist staircase- Bedroom 1 has 1 double bed with en-suite shower room with shower unit, washbasin & toilet. Bedroom 2 has 1 double bed with en-suite shower room with shower unit, washbasin and toilet. From 2nd staircase- Bedroom 3 has 1 double bed. Bedroom 4 has bunk beds. Bedroom 5 has 2 single beds. Bathroom with bath, toilet & washbasin. Downstairs: Bedroom 6 has 1 double bed. Kitchen/diner with electric cooker, microwave, fridge/freezer, washing machine, dishwasher & T.V. Bathroom with bath, toilet & washbasin. Sitting room with T.V. (now a 50 inch widescreen), video & DVD.

Cot & High Chair. Linen inclusive. Central heating and electric inclusive.

Own adjacent parking spaces for 4 cars. No pets.

Notes on accommodation: The cottage may appeal to 2 families sharing because there are 2 staircases, as described below, each leading solely to its own first floor bedrooms-providing each family with privacy. Central heating and electric inclusive. Outside: Great care to preserve the original character of the building (exposed beams etc) and to provide appealing accommodation. Own large front garden. Farm play field with goal post, swings, etc. A 5 minutes stroll to free fishing on the farm’s pond (approx 66 yards long): restocked with coarse fish during 2010 (tench, golden rudd & carp). Tench up to 3lbs and carp up to 10lbs. Fun fishing, not for serious fishermen. A 2nd pond, dating back to mediaeval times, originally a carp pond used by local monks back in the 12th century, one of the oldest in the country (featured on a T.V. programme) has been set aside as a nature sanctuary, often hosting migratory birds such as ducks. What makes the ponds so attractive is that they are in a wooded setting, making a lovely venue for picnics, fishing, or just to enjoy the scenery. For the more energetic minded, walk across the adjacent field (with panoramic views over the countryside) along the footpath through the farm’s 13 acres of woodland. Cleaning / Towels / Linen / Maid service: Bed linen and towels supplied inclusive.
