About the property

5 bedroom character barn with all mod cons set in open countryside

Entry to the barn is via a spacious hall with plenty of hanging space for coats and storage for boots and shoes, prams and pushchairs. This leads down a few steps into the open plan dining area with table and chairs for 10-14 people and the large sitting area with wood burning stove. This area has oak floors and underfloor heating. A large L-shaped kitchen is adjacent to the living area and has French doors opening on to the south facing paved terrace. A breakfast area leads to the the utility area with washing machine, tumble dryer and plenty of storage space. Also opening off the hall and down two steps is a ground floor bathroom with WC, hand basin and bath and separate shower cubicle. The ground floor also accommodates the master bedroom with four poster bed and en suite bathroom with bath and shower. Entrance to this area is up three steps to the snug/sitting area and then up and down two steps into the bedroom area.

I grew up in Edinburgh, Scotland and my husband, Dave, is from Wales. I am documentary film director and Dave is a well-established photographer. We live in north London with our family, and Hollybush is our much-loved, get-away-from-it all, in the glorious Suffolk countryside.

Why Janice Hogan chose Brampton with Stoven

We stumbled across the barn while driving through the Suffolk countryside. At that point it was a near tumble-down wreck. The outer doors were held together by string, the cow's original trough was still intact. But you could immediately see that it would be a magnificent building once restored, and the setting was magical - miles of fields all around. Our reverie was suddenly interrupted by the farmer - accompanied by his son and shotgun! He thought we had come to steal the pantile tiles off the roof. One year later, our "dream" was complete and we've had many happy vacations there ever since.

What makes this barn unique

Perfect location for hosting a large group of friends and/or family. There's enough room that everyone feels they have space. Ample room for children to run around safely, and quiet spots for adults to retreat to. Sunny evening on the patio overlooking the fields with a glass of wine are a perfect end to the day!

Outside: The barn boasts spacious grounds to both the front and back of the property. A full range of outdoor furniture is available, as well as a gas BBQ and outdoor fire pit. Utility Room: The utility room has a washing machine, separate dryer, plus hanging frames, iron & ironing board. Additional big pots and pans, and serving platters are also kept here. Cleaning / Towels / Linen / Maid service: All linen, towels and logs are provided. Other: The snug is the quiet space at the back of the property, with two squashy Heals sofas, a TV, DVD player, books and a selection of games.

Really lovely family accomodation

The property was well appointed for 12 people with really comfortable beds, however more clothes drawers could be provided in some bedrooms. Kitchen well appointed, but cooker could do with a good service!!

Facilities in house were exemplary with space to escape and relax

( Could Netflix be made available in snug too??)

Local shops. particularly Farm shop in adjoining village very good.

In spite of the Beast From the East

Yes it returned for our weekend in March which somewhat curtailed proposed outings and we were obliged to enjoy the fire . The barn is very welcoming and a good family time was enjoyed.

Beautiful Building and Peaceful Location.

12 of us stayed here the second week in March for a friends birthday celebration. The barn is absolutely beautiful, stunning surroundings and so tastefully decorated throughout. We had planned to go out for lunch and dinner on one of the days we were there, but we were so impressed with where we were staying that we decided to stay in and cook. Lovely big table to accommodate us all and lovely comfy beds to sleep. The housekeeper kept in contact with us up until the day of our arrival and took us through some of the things we needed to know for our stay. Good speeds on the WiFi, especially with 12 of us all connected. Sonos sound system and Netflix on the tv downstairs. Would definitely stay here again!

Beautiful barn, gorgeous location, the best chillout weekend in a well thought out accomodation

Holly Bush Barn is even better in real life than in the photos- they just don’t do it justice!!

Everything from the decor, to the lay out, the views, the comfy beds and cosy sofas are all brilliant! 11 of us stayed for a chilled out weekend of food and booze and walks and everyone of us absolutely loved it. We were blown away by the beautiful look and feel of the barn- it’s open plan yet cosy lay out was oerfect for a large group.

The kitchen is stocked with every utensil pot and pan you could need. The bedrooms as I said had such comfortable beds we didn’t want to leave - bathrooms were clean and carefully stocked with toiletries that made our stay even easier. The gorgeous log burner fire place made it even more picturesque and warmed the barn up wonderfully. We struggled the keep the bedrooms at a comfortable temperature as we couldn’t work out the radiators to turn them down so we had some window open even in January! But that could have been us being useless and the love house lady’s julie had talked up through the other thermostats.

Easy to find- apart from in the dark and fog one night!

Would absolutely recommend for a big family or group of friends wanting to come for a lazy cosy weekend away- we all want to come back in the summer months to be able to make the most of bbq’s and the garden and the views!!

10/10 from us! X

Southwold was slightly further than we thought and we wanted to have more walks that ended in pub lunches but had to drive to Southwold instead but didn’t effect our weekend. We loved the barn completely.

Highly recommend!

Fantastic barn, very clean and tastefully decorated throughout, has everything you need.

Lovely walk for our dogs just next to it and great location for southwold only 10 mins driving.

Lovely pub 2 miles away too.

Great for a big group it was lovely.

The owner was extremely helpful throughout the whole booking process.

Will return in the future!

Southwold beach front is approx 7 miles away by car, with its array of fashionable shops and restaurants, and award-winning beach and pier.

Beccles market town is a 10 minute drive away, with supermarkets, local shops, outdoor swimming pool, and the beginning of the Norfolk broads for boating expeditions.

Booking Notes:
25percent deposit is required to seeking the booking and the balance must be paid 6 weeks before the booking. In addition, a £200 holding deposit is required against damages/excess cleaning. This is refundable at the end of your stay.

An additional queen size blow up bed is available at £25.

Changeover Day:
On Fridays, whether weekly or weekends. Arrival after 2pm and departure at 10am.

For bookings made less than 6 weeks before the commencement of the rental, the total fee is payable.
HBB reserve the right to cancel the booking where full payment has not been received within 21 days of the holiday commencement date. The deposit paid on the booking is non-refundable.
Payment can be made either by cheque, or bank transfer (details will be provided). If you choose to leave early (before the end of your rental period) for whatever reason, no refund will be offered or given.
3. Cancellation
Any cancellation made by the Client shall be in writing and addressed to; jans@dircon.co.uk. 100% refund for cancellations more than 60 days before check-in date.
50% refund for cancellations more than 30 days before check-in date. On receipt of notice of cancellation, HBB will seek to re-let the property for the period of booking. If HBB is successful in re-letting the property for the whole period it shall refund all the monies paid less an administrative charge of £25 per booking. HBB strongly recommends that Clients take out Cancellation Insurance.
Where for any reason the property ceases to be available or becomes unsuitable, HBB may, at its absolute discretion, cancel the booking and in that event all sums paid by the Cli

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
