Entry to the barn is via a spacious hall with plenty of hanging space for coats and storage for boots and shoes, prams and pushchairs. This leads down a few steps into the open plan dining area with table and chairs for 10-14 people and the large sitting area with wood burning stove. This area has oak floors and underfloor heating. A large L-shaped kitchen is adjacent to the living area and has French doors opening on to the south facing paved terrace. A breakfast area leads to the the utility area with washing machine, tumble dryer and plenty of storage space. Also opening off the hall and down two steps is a ground floor bathroom with WC, hand basin and bath and separate shower cubicle. The ground floor also accommodates the master bedroom with four poster bed and en suite bathroom with bath and shower. Entrance to this area is up three steps to the snug/sitting area and then up and down two steps into the bedroom area.

Fabulous accommodation!

Our party of 12 had the most fantastic weekend at Hollybush Barn. The accommodation is absolutely beautiful, spacious, incredibly clean, with every need catered for. We all felt thoroughly spoilt and relaxed all weekend.

And with just a short drive to Southwold, we could enjoy the beach and setting, but also escape to our own private haven - best of both worlds!

Janice was so helpful throughout our booking period, and Julie the housekeeper was just so welcoming when we arrived!

I highly recommend this property, the location and the service we received from both Janice and Julie. Thank you very much!

Amazing Stay

The property is amazing, very beautiful and well kept.

There was 7 Adults and 1 dog and we had so much space to eat, relax and be social.

It is very well equipped and clean.

We had a great time cooking and eating out in the garden due to the glorious weather.

Would 100% recommend to anyone and would defiantly go back.

One thing to mention to any dog owners, there is a ditch in the garden with black stagnant water... which our dog loved! Great for her but a pain for us as we had to wash her feet every time she wanted to go back in the house, so if your dog is like ours bring dog shampoo and towels. he he he

Regarding the ditch with water, unfortunately, it's an overflow from the farm next door and we are looking at ways of curbing the flow onto our land. In the meantime, the ditch has dried, but if in doubt please keep your pooch away from the ditch. Thanks again.

Perfect weekend

We had such a brilliant weekend at Hollybush - cannot recommend it enough. Its beautiful, excellently stocked with every appliance and utensil you can think of and I must say quite excellent showers and sofas. We only left the house to go for a country walk.

Perfect for a group of friends like us or a family gathering.

Definitely choose here! The owners and housekeeper are lovely and very helpful.

Thanks so much for our country retreat, we shall return!

Location

From the Owner

We stumbled across the barn while driving through the Suffolk countryside. At that point it was a near tumble-down wreck. The outer doors were held together by string, the cow's original trough was still intact. But you could immediately see that it would be a magnificent building once restored, and the setting was magical - miles of fields all around. Our reverie was suddenly interrupted by the farmer - accompanied by his son and shotgun! He thought we had come to steal the pantile tiles off the roof. One year later, our "dream" was complete and we've had many happy vacations there ever since.

Southwold beach front is approx 7 miles away by car, with its array of fashionable shops and restaurants, and award-winning beach and pier.

Beccles market town is a 10 minute drive away, with supermarkets, local shops, outdoor swimming pool, and the beginning of the Norfolk broads for boating expeditions.

Booking Notes:
25percent deposit is required to seeking the booking and the balance must be paid 6 weeks before the booking. In addition, a £200 holding deposit is required against damages/excess cleaning. This is refundable at the end of your stay.

Changeover Day:
On Fridays, whether weekly or weekends. Arrival after 2pm and departure at 10am.

Cancellation:
For bookings made less than 6 weeks before the commencement of the rental, the total fee is payable.
HBB reserve the right to cancel the booking where full payment has not been received within 21 days of the holiday commencement date. The deposit paid on the booking is non-refundable.
Payment can be made either by cheque, or bank transfer (details will be provided). If you choose to leave early (before the end of your rental period) for whatever reason, no refund will be offered or given.
3. Cancellation
Any cancellation made by the Client shall be in writing and addressed to; jans@dircon.co.uk. 100% refund for cancellations more than 60 days before check-in date.
50% refund for cancellations more than 30 days before check-in date. On receipt of notice of cancellation, HBB will seek to re-let the property for the period of booking. If HBB is successful in re-letting the property for the whole period it shall refund all the monies paid less an administrative charge of £25 per booking. HBB strongly recommends that Clients take out Cancellation Insurance.
Where for any reason the property ceases to be available or becomes unsuitable, HBB may, at its absolute discretion, cancel the booking and in that event all sums paid by the Cli

Cleaning / Towels / Linen / Maid service: All linen, towels and logs are provided.
