About the property

5 bedroom character barn with all mod cons set in open countryside

Entry to the barn is via a spacious hall with plenty of hanging space for coats and storage for boots and shoes, prams and pushchairs. This leads down a few steps into the open plan dining area with table and chairs for 10-14 people and the large sitting area with wood burning stove. This area has oak floors and underfloor heating. A large L-shaped kitchen is adjacent to the living area and has French doors opening on to the south facing paved terrace. A breakfast area leads to the the utility area with washing machine, tumble dryer and plenty of storage space. Also opening off the hall and down two steps is a ground floor bathroom with WC, hand basin and bath and separate shower cubicle. The ground floor also accommodates the master bedroom with four poster bed and en suite bathroom with bath and shower. Entrance to this area is up three steps to the snug/sitting area and then up and down two steps into the bedroom area.

I grew up in Edinburgh, Scotland and my husband, Dave, is from Wales. I am documentary film director and Dave is a well-established photographer. We live in north London with our family, and Hollybush is our much-loved, get-away-from-it all, in the glorious Suffolk countryside.

Why Janice Hogan chose Suffolk

We stumbled across the barn while driving through the Suffolk countryside. At that point it was a near tumble-down wreck. The outer doors were held together by string, the cow's original trough was still intact. But you could immediately see that it would be a magnificent building once restored, and the setting was magical - miles of fields all around. Our reverie was suddenly interrupted by the farmer - accompanied by his son and shotgun! He thought we had come to steal the pantile tiles off the roof. One year later, our "dream" was complete and we've had many happy vacations there ever since.

What makes this barn unique

Perfect location for hosting a large group of friends and/or family. There's enough room that everyone feels they have space. Ample room for children to run around safely, and quiet spots for adults to retreat to. Sunny evening on the patio overlooking the fields with a glass of wine are a perfect end to the day!

Outside: The barn boasts spacious grounds to both the front and back of the property. A full range of outdoor furniture is available, as well as a gas BBQ and outdoor fire pit. Utility Room: The utility room has a washing machine, separate dryer, plus hanging frames, iron & ironing board. Additional big pots and pans, and serving platters are also kept here. Cleaning / Towels / Linen / Maid service: All linen, towels and logs are provided. Other: The snug is the quiet space at the back of the property, with two squashy Heals sofas, a TV, DVD player, books and a selection of games.

A beautiful spacious well equipped home, with a lovely outdoor space.

We shared this house with four other families to celebrate a special birthday. There was plenty of room for everyone, two living rooms both with TV, a dining table big enough for us all and a fantastic kitchen with everything you could ever need. The garden and patio were great, with a BBQ big enough for an army and a fire pit which made for a great evening outdoors. The bedrooms were all spacious with king size or bigger beds and a great kids bedroom. We all enjoyed our stay very much.

Lovely Property, great Location

We keep coming back to "the Barn" - it's ideal for groups of friends and we have enjoyed both our days out at Southwold, Walberswick and Dunwich Heath, and our evenings eating together around the huge wooden table or out on the sun-trap patio. Adults, kids and the dog had the best time! the property is comfortable, well-equipped and welcoming. it feels really SPECIAL.

Incredible, photos don't show just how amazing it is!

We had the best weekend staying here! There was 13 of us and so much space! The barn is out of this world and really was home from home. Julie the housekeeper is amazing and made us feel right at home. I would return in a heartbeat!

Perfect accommodation for a large, multi-generational get together.

Fantastic, high spec barn accommodation that had a particularly well appointed kitchen and more DVDs and games than we could use. It managed that difficult balance of being very family and user friendly whilst feeling luxurious and something different to home. We hope to be back.

Stylish, comfortable & not too precious

This was a great place for a relaxed birthday weekend. 12 of us stayed & a few local friends dropped in to eat & drink. Only problem was with the design of certain parts of the barn where there are very low beams, most notably the step into/out of the kitchen. Several of us are tall & really banged our heads. Otherwise it was great. Well equipped throughout & comfortable beds. And felt well looked after by Jules.

Best Christmas ever!!!!

I was in charge of planning our Christmas break (2016) and amazingly found the hollybush barn. It truly was home from home. It was so clean on arrival and just perfect. There were 11 adults, 1 teen and 3 babies and we all had the best time, from the grandparents lounging on the sofas, to the children playing in the field. The dads having casuals walks out sign seeing (to the pub) and the mums chilling with a glass of wine in the spacious kitchen! Just what you want when looking for a county getaway.

A quick overview on the important things (in my view);

House overall – beautiful/spacious/clean

Beds – the most comfortable beds

Bath – big and deep to enjoy your down time....just perfect

Noise – peaceful and only when its dead silent’s you may find the floorboards are quite creaky but all part of the character of the barn

Heating – didn’t have it on all the time as you heat up running after the children! But when it did get a bit cold the barn heated up quite quickly

Television – beautiful large TV in front room (with Netflix) and one in the back lounge which was great, and one in the master room (ground floor)

Dinning – great large table...for a huge Christmas dinner and games night!!!

Cooking – large L shape kitchen with everything you need!!

Walks – lovely views around the grounds perfect for winter walks

Pubs – Great, the pub was warm and the beer was cold!! (my husband’s words)

Churches – plenty around for midnight mass

Towns – went had days out in Beccles/Aldeburgh/Lowestoft

Entertainment – plenty of DVDs and board games to choose from

I will highly recommend to friends and family and hopefully will be returning in the foreseeable future.

Booking Notes:
25percent deposit is required to seeking the booking and the balance must be paid 6 weeks before the booking. In addition, a £200 holding deposit is required against damages/excess cleaning. This is refundable at the end of your stay.

An additional queen size blow up bed is available at £25.

Changeover Day:
On Fridays, whether weekly or weekends. Arrival after 2pm and departure at 10am.

Cancellation:
For bookings made less than 6 weeks before the commencement of the rental, the total fee is payable.
HBB reserve the right to cancel the booking where full payment has not been received within 21 days of the holiday commencement date. The deposit paid on the booking is non-refundable.
Payment can be made either by cheque, or bank transfer (details will be provided). If you choose to leave early (before the end of your rental period) for whatever reason, no refund will be offered or given.
3. Cancellation
Any cancellation made by the Client shall be in writing and addressed to; jans@dircon.co.uk. 100% refund for cancellations more than 60 days before check-in date.
50% refund for cancellations more than 30 days before check-in date. On receipt of notice of cancellation, HBB will seek to re-let the property for the period of booking. If HBB is successful in re-letting the property for the whole period it shall refund all the monies paid less an administrative charge of £25 per booking. HBB strongly recommends that Clients take out Cancellation Insurance.
Where for any reason the property ceases to be available or becomes unsuitable, HBB may, at its absolute discretion, cancel the booking and in that event all sums paid by the Cli
