The Coach House (Sleeps 4, 2 Bedrooms)
Beauthorn Coach House is a character two storey converted coach house which has a twin bedroom, small shower room and WC to the ground floor and a double bedroom, fitted & equipped kitchen and a separate living room with fine views and access to the dual aspect balcony overlooking the Lake. The property is centrally heated with a feature cast iron type gas stove in the living room. The Coach House is smaller than the other cottage and a bit more basic, particularly the shower room, which some recent guests have commented on. It has always been the more popular of the two though, as it has the best views of the Lake.
2 character lakeside cottages
The two holiday properties, owners lodge and the Boathouse (which is not rented out) all form part of what was the Beauthorn Estate set romantically amidst beautiful and inspirational grounds sat on the banks of one of Britains most picturesque Lakes, Ullswater, and where it is believed inspiration for Wordsworth's poem "Daffodils" was drawn. The Cottage and Coach House are comfortably appointed in traditional style, with a cosy log burning stove in the Cottage and the Coach House features the best lake views and has a balcony with breathtaking views over the Lake and across to The Sharrow Bay Hotel and Hallin Fell. The grounds to Beauthorn Cottage and The Coach House are mature, secluded and enclosed and lead down the hillside to the Boathouse, Jetty and lakeshore beach. You are welcome to fish and moor a boat here if you wish. We have what is reputedly the oldest boathouse on the lake and it has two boat berths, one under and one alongside the boathouse. The Boathouse is not available to rent as a holiday unit at the moment.

Bring along your Kayak, Canoe or small boat, grab the dog and your fishing rod and get down to the private jetty and lakeshore and just have fun messing around on the lake. Perfect!

Relaxing & Peaceful
We stayed in the Coach House and it completely lived up to all our expectations. The balcony has a wonderful view of Ullswater with chairs provided to relax and enjoy the view. We were able to leave our kayak at the waters edge ready for each mornings paddle. Greta could not have been more welcoming when we arrived and the property contained everything we required, comfortable beds, fully serviced kitchen and a lounge with views out to the Lake. As a previous reviewer commented if you are obsessed with WiFi and mobile 4/3G coverage you will be disappointed then again we came to the Lake Distict to get away from it all so did not miss it one bit.
In summary we loved every minute of our stay.
Perfect for outdoor adventure lovers!
My 11 year old daughter & I have stayed in both the cottage (Feb 2016) & The Coach House (Oct 2016). If we had our wish we would never leave! Both cottages are cosy and comfortable. The owners George & Greta are wonderfully hospital to both humans and canines! My daughter & I paddle board and having direct access to the lake is amazing. There is quick access to a multitude of walks in the area from patter dale for hellvelyn to air a force and everything in between so really is the outdoors types paradise. If you are looking for cream carpets and chrome fixtures this is not the place for you, if you want a stunning location, direct water access and some hospitality that restores your faith in humanity this is the place for you! Also there is no wifi or 3G here, many consider this a disadvantage but for me it's definitely a sales point!
Avoid this property
The good news is that the property owners are lovely people but unfortunately things go down hill from there.
The Coach House is in a lovely location but in my opinion should not be listed as a property to let as it is not fit for purpose. The entrance hall reeked with the smell of damp and the carpet in the lounge by the exit to the wrap around balcony is covered with mould. The building itself is tired and is in need of refurbishment inside and outside.
We decided to put up with it until Wednesday which, was the 5th day of our 7 day holiday. The final straw was when my wife put her foot through the rotting floorboards of the wrap around balcony. To meet the required safety standards all the floorboards should have been replaced. However, all the owners have done is cover them with some rubber compound material which was obviously not sufficient. Due to the safety aspect we left the property 2 days early and requested a refund for the time lost which the owners duly obliged.
A little piece of heaven
This was the second time stopping at the coach house after discovering it in March this year. It is simply stunning!
The lake view never ceased to take my breath away as each morning I stood with my morning coffee feeling at peace with the beautiful landscape around the coach house. The coach house is equipped with everything you need, simple and warm! We spent most days out with our dogs during the week but looked forward to coming back to our home away from home. The couple who own the property can not do enough for you.

This cottage is in a great location with stunning views over the lake. It was useful having the jetty & boathouse, although the slope down is steep. The cottage has some issues - the shower room is tiny, almost cupboard-sized. Periodically something vibrates and the only way to stop it is to run round adjusting thr radiators till one of them makes it stop (usually the one in the hallway). A tad annoying as it seems to happen mostly at around 5:30am! The view from the living room is beautiful, and we saw lots of birds on the feeders. The twin beds creak alarmingly every time you move! The kitchen is small but functional. The main window in the double room is half covered by stone and the skylight has no curtain/blind. The owners are lovely. However I don't think we would have bookedhad there been more detail about the accommodation and photos of the interior. Basically it's ok but not great.
excellent Lake views and access to the water
This property suited us perfectly. The owners could not have been more welcoming and helpful. The property was very clean, the kitchen (though small), is well equipped and although the shower is a tight fit, it works well. The location is excellent with beautiful views of the Lake from the balcony and the jetty and a real sense of tranquillity.
We were holidaying with our two children (14 and 19 years) and for the first time also with our dog. Everyone had a very enjoyable week; walking, kayaking, enjoying the peace and scenery and, on a wet day, visiting the nearby indoor climbing wall at Keswick.
The staff nearby 'Distant Horizons' outdoor activity centre were very helpful. We rented the kayaks from them and they delivered and collected them for us. They also offer a range of other activities. I would definitely recommend this property to anyone with similar interests.

Activity and Interests
Bring your boat, kayak, canoe, dinghy, windsurfer or Lilo!... but Please let us know first if bringing a boat as the level of the Lake varies considerably and it may not always be possible for some craft to use the boathouse & jetty for mooring purposes. If so it may be possible to use one of the moorings in the bay instead.
At the bottom of the garden is our own beach, boathouse & jetty right on the lakeshore and just a stones throw away from the properties down a steep but stepped bank through the garden.

For those who love the great outdoors the area is perfect, walks from the door, mountains to climb and a lake to enjoy a leisurely trip on the steamer. Ullswater steamers operate throughout the year from glenridding to pooley bridge, stopping in the summer at howtown. The steamers are fully licensed and can also be hired out for special events. Ullswater steamers have been offering cruises on ullswater for over 150 years and this multi-award winning attraction is a 'must do' for any visitor to the area. Dogs are welcome on the ullswater steamers.

fishing, which is mostly for brown trout (15th march to 30th september) and perch (june to march). In ullswater you do not require a permit, but a national rivers authority rod licence must be held, and can be purchased on a daily, weekly or annual basis from either the pooley bridge or glenridding tourist information centre. Brown trout can be fished in the river eamont which flows from ullswater, but a permit is required. Permits can be purchased from charles sykes sports shop, 4 great dockray, penrith. 017684 862418.
fishing tackle and bait can be bought at the ullswater petrol station, glenridding. 017684 82008. Rod hire also available.
