Reclaimed from an old mill The Mill Sussex is set in beautiful tranquil gardens. It has been tastefully refurbished with five bedrooms (all zip&link beds to suit your requirements), three with ensuite bathrooms and two bedrooms with own bathrooms. The rooms are nicely spaced out which suit groups of families and friends. The main lounge has a wood burner, comfy sofas and armchairs, TV, and piano. The dining room has a large dining table to seat 10 people and also a cosy sitting area around an inglenook fireplace. There is a mesmerising fish tank in the breakfast area of the fully equipped kitchen, with separate utility area. “Highly recommended, we had a great time”. "We had a fantastic stay. The house is really beautiful and has everything you could think you would need and more! Ruth is an amazing host and very helpful. During our stay we went to Goodwood racecourse and had trips into Brighton. It is easy to reach by train, Hassocks railway station is about 10 mins away but there is a taxi rank based there so very easy to get to." There are beautiful country walks to nearby Hurstpierpoint and Henfield and the South Downs Way. The garden is lovely with a great BBQ, Table Tennis Ping Pong, Croquet Set, a Summer House full of games including Cricket Sets, Rounders, Tennis Rackets, things to take to the Beach, including buckets & spades.

There are many local attractions including: NATIONAL TRUST Nymans Gardens, Saddlescombe Farm and Newtimber Hill, Devils Dyke. About Ruth

We have lived here for over 25 years. We travelled extensively before settling here and absolutely love the area for it's beautiful countryside, lovely walks, lovely pubs and restaurants and country club but with easy access to vibrant Brighton and the sea.

Ruth purchased this house in 1996

Why Ruth chose Hassocks

We fell in love and with the cottage and couldn't believe we had found such a beautiful home. It has a wonderful garden with adjoining footpaths leading to the South Downs and it is great to be able to go for great walks without needing to use the car.

We are also very well located with London an hour away by train and close to Brighton and Gatwick.

The area has everything from beautiful country side, and pretty villages, close to the sea, the buzz of Brighton and so many activities - tennis, swimming, golf, riding, sailing, windsurfing, canoeing.

What makes this house unique

Walking on the South Downs with the great network of footpaths is one of the great pleasures of staying here. The local villages are a great pleasure to visit and enjoy their pretty cafés and interesting shops.There are some wonderful restaurants and cosy pubs in the surrounding area and a fantastic country club and golf club nearby.The short drive to Brighton where there are great walks/bike rides along the front,sailing at Brighton Marina or dinghy sailing and windsurfing at Hove Lagoon.Brighton has an abundance of cafes and restaurants,the atmospheric Lanes,theatre,cinemas,it's own wheel,and the pier. Southwater Country Park is another great place for walks, cycling, sailing, canoing.The Triangle at Burgess Hill has 8 lane competition swiming pool and fun pool with flumes,tennis courts.

Notes on accommodation: The driveway is shared and there is ample parking, we do not allow dogs as we have two beautiful boxers. There is a table tennis table, board games, books and various games available. This is a tranquil area which needs to be respected. Outside: The patio area overlooks the garden and pond. The pond is covered with wrought iron for safety. There is a generous garden table, chairs and a parasole for dining outside with some loungers for relaxing. There is a paddock and large lawn, a table tennis table, a cricket set, boules and a croquet set. There is a stream and two ponds at the bottom of the land which is fenced off from the garden, with footpaths from the property leading to the surrounding countryside and the South Downs National Park and villages. Utility Room: Washer dryer in separate area. Cleaning / Towels / Linen / Maid service: Linens, towels, tea towels included, the property is cleaned and towels and linens changed at the end of each holiday period unless other arrangement agreed prior to comencement. Other: Dining room has large table with carved oak dining chairs, a snug area around the fireplace and a further Freeview TV. This leads onto the breakfast area with oak table and beautiful fish tank

Everything you need for a family getaway. Beautiful large house with charming character!

My family (8 of us - 5 adults and 3 kids) visited Ruth's beautiful home for a few days for a family get together. The house is beautiful and full of charm and character, and was more than enough room for the 8 of us! It was great to all have our own bathrooms too. It has everything you need for a family and lots of toys and space for the kids to run around outside. The area itself is beautiful too. We'd definitely be back. Thanks for a wonderful stay!

A wonderful property in an outstanding location

We have just spent a wonderful weekend in this very attractive house. We were a family of 10 spending time together to celebrate our Golden Wedding. The house has everything you need to enjoy meals together, great inside and outside space to relax in and plenty of activities for the grandchildren aged 10,9,7 and 5. We were very fortunate to have excellent weather so everywhere looked wonderful in the warm sunshine. Would highly recommend for a family get together.

We had a lovely, relaxing weekend celebrating with extended family a family birthday.

A beautiful house with a warm, homely feel. The owners have thought of everything, the kitchen has all the equipment you could possibly need. There are board games and outdoor games to suit every age and taste. The house and furnishings are beautiful and the location excellent. We enjoyed a lovely day in nearby Brighton and a walk around the local area.We loved looking out over the beautiful gardens. We would thoroughly recommend this as a wonderful holiday retreat and would like to return ourselves one day. We also appreciated the welcome pack of local cheeses, cake and wine. Thank you for a lovely, memorable, happy weekend.

A perfect house for a family holiday or celebration large enough for all to feel free.

We used the cottage for a family celebration weekend and it proved to exceed our expectations. The weather meant we could be outside most of the time enjoying the large garden and all the lawn games including all weather table tennis. The large adjoining field was perfect for rounders and a large outside table made a perfect breakfast/lunch spot with BBQ. Plenty of indoor games too should they be needed.

We were going to explore the area around the cottage but as my sister said 'it is too nice here to go anywhere else' so we didn't! I cannot comment on other things to do in this part of the world.

But for the hostess the kitchen was just right and refrigerator large enough for all the beer, wine, champagne and food for 10. Beds comfy, views to the garden lovely and each couple had their own en suite which meant we all felt unhindered by 'queues'!

A welcome pack of goodies by Ruth and her care and her care and attention was absolutely in character for a wonderful stay. Thank you....only the wifi was a problem for the younger members of the house party but they soon got over that! Thoroughly recommend the cottage we were sad to leave.

Beaches from 20 minutes by car, Brighton and Hove seafront or Shoreham beach, kite surfing, wind surfing, surfing, water skiing, canoeing or just swimming and sunbathing. Walking and cycling along the promenade and right along to Rottingdean at foot of cliffs or along the cliff top is great.


You need a car to get here. Gatwick is approximately 20minutes drive away. Hassocks station approximately 10 minutes away with regular trains to London and Brighton. Newhaven approximately 30 minutes away and has daily ferries to France (Dieppe).


Hurstpierpoint 3 miles by car, Henfield 4 miles by car, Brighton 10 miles, Gatwick 20 miles. Singing Hills Golf Cub 2 miles, Hickstead Showground 2.4 miles. The Dyke Golf Club 5 miles, Brighton Marina 12 miles. Bluebell Railway approximately 30mins. Glyndebuorne approximately 30 minutes away.

Wickwoods Country Club is just two minutes down the lane where you can enjoy their great restaurant, relax on the terrace with a latte and a newspaper or treat your selves to a spa day. Swains is a great local farm shop, also very convenient is a 24 hour M & S Food on A23, there are many wonderful local shops in Hurstpierpoint and Henfield just a few minutes away. There area also many tea shops and great restaurants, local pubs with heartwarming food. The Ginger Fox at the bottom of our lane, the Royal Oak at Wineham, the Bull at Henfield, The Green Man at Partridge Green, the New Inn at Hurstpierpoint, Napur Indian restaurant Hurst, Castle Inn Chinese restaurant at Hickstead to name a few. There is an abundance of choice in Brighton.

A 30% deposit is required to book and the balance is due 8 weeks prior to arrival. A fully refundable security deposit is required of £500 for a booking of up to 5 people and £1000 for up to 10 people.The person in charge of the booking and guests must be over 25 years of age at the time of booking. We do not accept Stag or Hen parties. Short breaks are available, please contact us to check availability and details. You can pay by PayPal but they charge 3.4% to use their service.
There is an additional charge for Bank Holiday weekends, the rate depends on the date and will be advised at time of enquiry.
Changeover Day:
Flexible but generally Friday is the changeover day.
