Set in the Lot region of South West France is this wonderful traditional stone built farmhouse with its attached converted barn, offering five bedrooms, two shower rooms and one bathroom,to accommodate 10 (plus cot) in comfort. The property is well appointed and has all mod cons. On offer is a large private swimming pool, snooker table,table tennis, boules and loads of space both inside and outside. Away from the house the 10 minute walk into the village of Touzac is well worth while, for the dramatic weir on the river Lot where you can fish, swim or picnic. For a meal prepared for you, head for the friendly local bar/restaurant serving simple home cooked French and international dishes. If you're looking for a more á la carte dining experience in beautiful surroundings then head for the "Source Blue", just a 5 minute walk from the village centre. You can burn a few calories after your meal playing tennis on a very good single court in the village (ticket obtained from the Marie).

Why martin watson chose Lot

We fell in love with the area whilst touring on holiday in the late nineties, this was followed by holidays renting lovely old farmhouses, each time feeling so at home with the local people and relaxed way of life. We kept thinking "maybe one day, just maybe", well the "rest is history" as they say. In 2003 we bought our farmhouse, the character, space and views that we had always wanted was ours and easy to get to.

What makes this farmhouse unique

MaisonCarpignac is spacious enough to be enjoyed by a large group of people, together or seperately, indeed if you want just "me time" while the others are swimming or playing snooker, you`ll always find somewhere inside our out just for yourself

This is beautiful house in a beautiful location.

The description of the house I found to be accurate but in reality it has a real wow factor! This is a large property that can accommodate a lot of people - the Barn is huge. You could have two families living at the property without getting on top of each other. The snooker room is a real treat - lovely table could have spent hours in there. A small thing but a real plus, is the provision of pool towels it saves loads of space in the cases and a real help. I wish all house owners did this. There was plenty of inflatable bits to go in the pool and pump (saved me blowing them up!)

The property was spotlessly clean on arrival with the smell of polish, cleaned floors and cleaned loos - could not be faulted. Kitchen was well equipped. The tv took a bit of working but we got there in the end.

The Owner (Martin) provided great customer service - good communication and easy to deal with. Deposit came back to very speedily.

Would I recommend this to my friends and family? -Absolutely Yes as long as they invited us along!

The Lot valley is beautiful area with plenty of old villages to see. The area has vineyards everywhere including at the one front door and one at the back door. Look out for the odd tractor on passing the front gate when you pull out the drive. Supermarkets big and small are not too far away (you need a car) that can cover most needs. The local village has a bar and a interesting little bridge over the Lot. The village of Puy-l'Évêque is beautiful especially walking round the small back roads of the village which is about 20 to 30 mins away. We took the bikes at the house out for a spin around the vineyard, the river and village - good fun.

Superb Gite

Maison Carpignac is better than the photos!! We had a fantastic holiday in this extremely spacious Gite which had so much to offer and compliment our time in the Lot. The bikes were great for exploring in smaller groups and the snooker and table tennis table meant that there was always a tournament to be getting on with! The pool was fantastic with amazing views ,so relaxing and of course suitable for synchronised swimming and diving!

We will never forget the fire-works at Puy- l'Eveque and also the great day of canoeing from there enjoyed by everyone.

There are fantastic markets in the area and also a large supermarket 10mins away so we made good use of the bbq ,kitchen range cooker and the al fresco dinning table!

Maison Carpignac is in a perfect location ,being rural but not too isolated. Our older teenagers enjoyed the walk to the local bar in Touzac and grown-ups managed the odd quick visit too!

We have highly recommend this Gite to our friends and relatives!

Maison Carpignac is probably the best house we have ever stayed in.... The house itself is huge, and whilst we are a family of five holidaying on our own it would easily accommodate two families. It is very well-appointed and a lot of care appears to have been taken in selecting the furniture / ornaments etc.

We had a fabulous time there.....we spent long lazy days by the pool, admiring the beautiful scenery....the view from the patio is breathtaking as it overlooks the cliffs over the Lot river..... There is a canopy by the dining room for shade when the sun becomes too hot and this extends on to the lawned garden which is enormous, and makes a great cricket pitch!

In the evening the lounge makes a fantastic place to relax with a good book, or as we did, play table tennis.

There were some bikes in the garage which we used to cycle down to the river, or the patisserie in Puy L'Eveque.

We hardly ventured out even though there are lots of places to visit....the house and pool and garden, and the sunshine were enough for a perfect family holiday!

A £500 deposit is required, the balance payable 8 weeks prior to start date. If booked within 8 weeks of start date the full amount is payable on booking. An additional £500 damages/security deposit is required when balance is paid.

Changeover day is Saturday. Arrivals after 4pm, departures by 10am.

Notes on accommodation: This property offers large bright living areas, spread throughout the house and the attached converted barn. There are three bedrooms in the house and two in the barn and therefore lends itself perfectly for 2 families/groups to share. The property is very large and great for groups to enjoy without being on top of each other, there’s always somewhere quiet if you want inside or out. The barn living room is a vast vaulted ceiling room, cool during the day and great for an evening party The large (10x5) pool is great for all day fun, has a huge 100 sqm paved terrace for sun bathing and both can be lit to extend your fun into the evening. The dining room has two sets of doors leading onto a covered terrace for lunch out of the sun or dining on a warm evening (the BBQ is here but is mobile) On a warm evening head for the "snooker room", with its air conditioning and antique full size table, its a great way to end the day, may be whilst the others are playing table tennis in the barn. Outside: Set in approximately one acre of grassed garden there is plenty of room to enjoy. There is a large private 10x5 m pool with offset steps for ease of access and to allow those more serious swimmers to do their lengthsm it is 0.8m to 1.9 in depth. Sun loungers and parasols are provided. There is a pool alarm which meets the French Law requirements Both the pool and large surrounding paved terrace can be lit in the evening for a perfect end to the day. The pool terrace can be directly accessed from the barn living room. The house rear has a covered terrace with tables and chairs and a charcoal BBQ. The river Lot runs along the bottom of the fields at the back (200m) and can be accessed for fishing. The property is surrounded by diverse farmland and countryside and is great for walking and cycling (some bikes provided) Utility Room: Situated in the barn there is a utility area with washing machine and double sink. Iron and ironing board. Cleaning / Towels / Linen / Maid service: All towels (including pool) and bed linen are included, Towels and bed linen are changed once a week. the house is cleaned prior to your arrival. Other: A separate air conditioned out building has a full size English Antique snooker table and seating
