House in Wilmington, Nr. Alfriston, Sussex, England - The House Is Set In The Heart Of The Sleepy Village Of Wilmington, Five Miles From The Coast

Apart from wonderful walks, a gastro pub and a beautiful church, next to the 11thcentury priory, Wilmington is also famous for The Long Man, a chalk figure carved into the cliff, and known as The Mysterious Guardian of the South Downs. The beautiful village of Alfriston, with its shops and tea rooms, is no more than a 45 minute amble across the fields, taking in the lovely Sussex Ox pub en route. Pond Cottage was once three cottages, and the layout, although beautifully refurbished,

reflects this. The interior is a charming tumble of beams, cosy rooms and inglenook fireplaces in the main sitting room. The house has oil-fired central heating, a gas fire in the sitting/dining room, and an Aga in the kitchen. There are three televisions downstairs, and two upstairs - in bedrooms 1 & 4. The house also has wi-fi.

Notes on accommodation: As the owner lives nearby, meals on arrival can be arranged, as can babysitting. Prices on request. Outside: A terrace runs around the back of the property, with a table and chairs for 8. The garden to the rear is west-facing and well stocked with plants and shrubs. The owner - although not always in residence - lives on the property in separate accommodation, and can arrange for supper etc on arrival, as well as babysitting. Utility Room: Has a hanging drying rack and tumble dryer, fridge and separate freezer and two oven electric cooker. Outside, there is a smaller utility room with sink and washing machine. Cleaning / Towels / Linen / Maid service: Towels and linen are included, and the property will be cleaned before arrival and at the end of each week - with a change of linens and towels. Other: Through from the front door is the small sitting room/dining room, with a large inglenook with gas fire and table for eight, plus a TV. This leads to the small study, and through again to the large sitting room, also with large flat screen television.

Perfect for family holiday

Pond Cottage is an enchanting property and an ideal holiday stay. My family, comprising 5 adults and 4 children, made this our home base while we were visiting family in the UK for a month. It suited us perfectly especially with a large, fully enclosed garden. We felt so lucky to have found Pond Cottage online, such a quaint and memorable place for a holiday.

Jane was very easy to communicate with, and had a very welcoming note and a bottle of wine awaiting upon our arrival late one night after a 12 hour flight. I had the good fortune to meet Jane once during our stay and she was helpful and charming.

Wilmington is a picture-postcard village with many walks in and around the area. The A27 is so close that it is easy to get to other parts of East Sussex and then beyond. We found that reasonably-priced all day parking at Polegate Station combined with group saver rail tickets made for an easy transport option to London on several occasions. Also in the area are some quaint and friendly pubs – our favourite was the Smugglers Inn in Alfriston, but they all have their own charm.

A beautiful picture postcard cottage, perfect location for country walks and strolls on the beach

My husband and I and 6 children and boarder collie have just returned from a most relaxing holiday in Wilmington ( yes that is possible with 6 kids). Pond cottage is warm, cute and cosy but still spacious for all the family. The beds are so comfy and the cottage is stocked with all the games, dvds, cds the kids could wish for. The well equipped kitchen made life easy and I loved the aga. The garden is a great size for the dog and kids to work of energy.

A lovely pub on your door step serving great food and idilic walks too.

Less than 20 min to the nearest beach (seafood). A perfect location.

A charming cottage in a lovely location

Pond Cottage is a charming period cottage on a fairly quiet lane close to Eastbourne. The ground floor is very spacious and suited our family group perfectly. There is a good sized living room equipped with plenty of games for the children (and adults); and a wood burner which my husband loved and kept us cosy in the awful weather. The kitchen is well equipped and there is a nice large dining table for meals. There are plenty of books, cds and dvds to keep everyone happy. The garden is a good size and well fenced and our dog loved it. Outside there is a bbq and large table but sadly we did not have the weather to take advantage of this. The bedrooms are a little quirky as one bedroom is located through a small door in the bathroom and another is located by walking through the first bedroom. This was not an issue for our group as we are all family but it could be for some people. The beds are very comfortable and our elderly parents slept well in them with no aches or pains. The family bathroom is a good size and there is a downstairs shower room too.

The house is decorated with a very large number of pictures and ornaments. This was fine for us but if we had had very young children I think I would have been worried about something getting broken. We found them very interesting and I wish I had had more time to talk to Jane and find out some history of the house and area. (sadly Jane was away for much of our visit although she did meet my brother in the garden.)

The area has some lovely places to visit, we went to the coast a lot as the scenery is fantastic, had tea at Alfriston and took the children to Druisillas which is a really good day out.

When we came to leave my twelve year old was devastated and asked if we could go and live there full time! I would recommend this cottage to anyone looking for a peaceful retreat near the coast and I would like to return again sometime.

Totally gorgeous

I stayed here for a long weekend with a group of friends and it was beautiful. The garden is lovely to sit out in on a sunny afternoon, the cottage interior is so comfortable and some of the best beds we'd slept in.

Great position for some water activities at Cuckmere Haven and there is a great pub just down the road.

I'd definitely recommend a visit to this property.

We have just returned from a superb holiday in the perfect down land village of Wilmington. The cottage is chocolate box material. Thatched roof and roses round the door. Everything is how it should be in a holiday home with super comfy beds and attention to detail throughout the house. The location is sublime just by the Long Man of Wilmington and on the South Downs way. The best tea rooms in Sussex are a mile away in Litlington and the beautiful village of Alfriston is just down the road. We were surrounded by fantastic pubs and not far from Eastbourne and 15/20 minutes to Lewes. This is the second time we have stayed at this property and can thoroughly recommend it for its superb quality and location.

Special interest holidays:

There is plenty to do in this peaceful part of Sussex. Glynebourne, the famous opera house, is 10 miles away. Charleston Farmhouse, once home to the Bloomsbury Group is about four miles away. For anybody interested in art, there are many art courses run in and around the area, and some of the Bloomsbury Group's work can be seen in the church at Berwick, also four miles away.


Cuckmere Valley, with its meandering walk along the side the river to the sea, is about 4/5 miles away. A haven for wildlife it is an easy stroll. Eastbourne is about four miles east - and Seaford about four miles west. Both offer interesting shops and facilities.


Gatwick is the closest airport at about 45 minutes, and there is also a train to Polegate which takes under an hour. Heathrow is about 90 minutes distance. Newhaven, with it's ferry links to Dieppe, is about 15 miles away. The use of a car is recommended.


Alfriston, with its post office and grocery shop, tea rooms, gift shops and characterful pubs, is a five minute drive by car. Alfriston is also home to Wingrove House, an exceptionally good restaurant with rooms. Littlington, with its old fashioned tea rooms and gardens is also nearby. Polegate is about 10 minutes, and Lewes - which is the county town of Sussex , steeped in fascinating history and well worth a visit - is about 20 minutes away.

Further Details:

The nearby market town of Hailsham (10 minutes by car) offers all 4 main banks, plus supermarkets - and a little cinema. There are also a few nice little take away restaurants for when nobody fancies cooking.
