The magnificent Nordic interior styled ‘Blackdown Barn’ lies at the foot of the Blackdown Hills – officially recognised as an area of outstanding natural beauty thanks to its breath-taking mix of ancient heath and native woodland. Located within the 13th Century parish of Broadhembury and nestled within the soft, East Devon countryside, from the grounds of the property you can see not only the Torrs of Dartmoor but also the coastline of Lyme Bay, whilst benefiting from being just half an hour from the beautiful beaches of Devon’s Jurassic Coast, the rugged beauty of the Exmoor National Park and by way of contrast; the theatres, restaurants and high class shopping of Exeter – the shire’s very own Cathedral City. Blackdown Barn offers guests a fabulous degree of space on a luxurious scale. A massive 100sq metres of galleried living space provides a fabulous property for large families, parties and groups of friends. Well behaved hen & stag parties welcome.

About Michaela Montgomery-Swan

We are a family with four children aged between 12 and 24. We have lived here in the Blackdown Hills since 1998 and love this area. Devon is a wonderful region to bring up children with its rolling countryside, wonderful woodland and fantastic beachs and coastal towns. We have built Blackdown Barn with families and large groups in mind, and we are sure you will love it! The pool is great and we have a lovely large lawn for summer ball games, or badminton, or just chilling.

Why Michaela Montgomery-Swan chose Honiton

We love Devon! We enjoy all aspects of the countryside, we have little Jack Russell terrier who is great fun and my youngest daughter's best friend. We also have a family horse, who is loved by all and even ridden by our youngest. She is even known to give rides to visitors!

This location is perfect for enjoying the countryside, with wonderful woodland walks very close by, there's a walk to a gliding club on the top of our hill, where you can watch gliders taking off and landing. They sometimes have open days where you can even have a go! We love boating, and enjoy cruising out of the lovely coastal towns of Dartmouth & Salcombe. We often make a quick dash to Sidmouth just half an hour away on a summers evening after work for a quick swim and barbeque on the beach!

What makes this barn unique

Blackdown Barn offers a luxurious amount of space, with a massive 100 sq.m living area & open timber roof. It creates a real sense of freedom, with lots of windows looking out into it's own adjacent woodland copse. Located just 5 mins from the M5 and yet settled into a quiet rural area. The local town is just 5 mins away with a Tesco superstore & local shops. Two farm shops are nearby with local meats & produce, and a farmer's market on Sat mornings.

The property features a variety of recreation areas, whether its lounging in front of the mega 55" HD 3D Smart TV with Blueray Home Cinema, or a workout in the gym, or a pool tournament in the games room. So even if the weather's poor, you'll still have fun!

In the summer, hop across to the outdoor pool for a swim or BBQ, or chill-out.

Wonderful barn for our large family gathering to celebrate a special occasion. Everything you can think of was included plus a generous welcoming hamper and essentials on our arrival such as milk and butter! More than home from home with luxury items such as duvets, towels, black out curtains, a large Smeg fridge, slow cooker, even separate towels for the swimming pool all included. Lovely grounds to use which we made the most of playing football and cricket, owners didn't even mind us setting off a few fireworks. It was so nice and the weather was on our side, we rarely went out but if you do, we recommend Broadhembury with delightful thatched roofs and Powerderham Castle (about 30 mins away). Local Tesco up the road so no need to leave this place once you get there. The family want to go back again.

Notes on accommodation: The accommodation is spacious and ideally suited to families or larger groups. With a variety of facilities, it's ideal even if the weather is not so good! Outside: Shared with us as owners only so our children have a chance to swim in teh summer! but we are aware of guests need for privacy and the outdoor heated pool is 24ft x 14ft, a perfect size for families, it does not feature a deep end, with an even depth throughout. Outdoor dining for 12, along with large family size BBQ. Large gardens/lawns for games, etc. Ideal area for wonderful walks, as extensive woods are nearby. Beaches are only 30 mins, and lots of local pubs, two within walking distance. Utility Room: Washer dryer in kitchen. Separate boot room for luggage, boot & buggy storage, and coats. Cleaning / Towels / Linen / Maid service: All linen and towels provided. Linen is high quality 400tc Eqyptian cotton. Beach/swimming towels also provided. No maid service during residence. Other: Cosy library area for book reading or laptop use. Family games zone with selection of board games. Upper galleried mezzanine games room with 7ft pool table, and a further galleried 40 sq,m gym. Summer outdoor heated swimming pool & extensive gardens.

Amazing barn, great location!

I stayed here with a group of friends in September 2017 and everyone agreed the property was amazing, clean and spacious and perfect for what we wanted!

The owners were very welcoming and also provided a brilliant welcome pack which included far more than we would have expected which had something in it for everyone. The pool was also a great addition although only a few of us braved it (although it was heated!!).

Overall the Blackdown barn exceeded our epectations and everyone had a great time.

What a wonderful week

We stayed at Blackdown Barn from Friday 25th August for a week. 2 families, with 4 young children. The open plan living, suited us perfectly, and having all bedrooms on the ground floor was easy with the children, and my disabled son.We had a really great week weatherwise, and were in the pool every day. The Pool was so beautifully heated, it made it so enjoyable, and we all spent hours in there daily! We eat outside on a number of occasions, using the large table poolside. The pool table and fitness equipment was all enjoyed by us. The only criticism we could make, was that the kitchen was very small for a Barn that accommodates a large group of people, but we managed, and BBQ'd qjuite a few times anyway. The owners were really lovely, and helpful. We enjoyed a beautiful welcome pack. We loved our week, and would definitely recommend.

The only slight drawback was size of the kitchen. Would certainly stay here again.

An impressive, modern, well furnished property. Ideal for large groups.

We stayed for a long weekend at the beginning of September to catch the end of the summer and found that Blackdown Barn met all our expectations. The property has a unique look and provides a practical space to entertain large groups. The owners were courteous and friendly, showing us around and providing directions on setting up the pool correctly. It was also an ideal location to strike out to Exeter, Dartmoor, Exmoor East Devon, the Blackdown Hills and both the north and south Devon coastlines.

Fantastic place, worth a stay.

The nearest beach is just under 30 minutes by car, at Sidmouth. A very attractive Victorian town with seaside promenade and safe bathing. There are several other beaches within easy driving distances.


Nearest airport - Exeter - only 20 minutes drive.

Nearest train - Tiverton Parkway - only 10 minutes drive, and Honiton, only 15 minutes drive. Nearest port - Weymouth - one hour drive.


Nearest village: Kentisbeare - 1 mile - village stores and pub.

Nearest pub: 10 minutes walk, or one minute car drive!

Further Details:

The local town, Cullompton, has a Tesco superstore and local shops, bank etc. Two local farm shops are close by for farm meat and produce. There are many local pubs in lovely villages nearby. The nearest pub is within easy walking distance.
