This elegant villa is surrounded by lush garden full of aromatic mountain herbs. Spacious and well equipped, featuring modern facilities, good furniture and original art works, this is a lovely holiday home for a family or a group of friends. Nestled in the idyllic village of Zvinje Herceg Novi, it overlooks the entire Boka Bay, Herceg Novi and the mountains behind it. The ground floor comprises 3 bedrooms: 2 master bedrooms with king size beds and large wardrobes, and one twin bedroom with a single bunk-beds. On the ground floor there is also a large bathroom, hall and a utility room. The spacious upper floor houses a well equipped kitchen - diner, a small bathroom and a large living room with 'wrap-around' glass doors along 2 walls, so one can enjoy continuous sea views.. Two sofas in the living room convert into beds so the villa can accommodate up to 9 people (but smaller groups and couples are welcome). Open plan dining space has own terrace perfect for al-fresco dining. The large roof terrace offers a majestic view and is perfect for sunbathing, yoga or total relaxation. We have two identical villas, each with own garden and pool, so both can be rented for groups 12 - 18 people.

“Great Holiday.”Me and my partner spent a lovely week in this spacious villa in August 2012. It's a real home away from home with fantastic views surrounded by nature. The pool is great and the views from it are truly breathtaking.

There are no shops and only one restaurant in the village, but Igalo promenade is 15 minutes drive away. The promenade is lively with some good restaurants. Terina is good for fish and grilled meat, Nautilus for pizzas and deserts if you have a sweet tooth like me :) There is a large supermarket well stocked up 10 minutes drive from the villa.

The villa is well positioned for exploring the bay as well as visiting Dubrovnik since it's very close to the border with Croatia. The village is high on a hill and I just didn't like driving up that hill, which was the only thing I didn't enjoy on my holiday.

Visit to Montenegro and stay in this villa is highly recommended...

Beautiful View Peaceful Surroundings

There's many wonderful things about this villa.

The view is amazing, whether it's a peaceful breakfast, an evening of cocktails and cards, or a bbq, you'll never tire of the view. If you make it to the top of the hill and the little church you get a double view.

The pool is wonderful, you can admire the view from it. Also on a hot day, and it does get hot, there's nothing better to cool you down.

The apartment is wonderfully kept. The air conditioning is brilliant, so it's comfortable to sleep.

The owners were really helpful, we brought our baby and they provided everything we needed. Thanks Goran and Sladjana.

The hill is a bit of a challenge on the first drive up. And the first time you have to pass anyone is mildly terrifying, but you get over that, and being up the hill is worth it, especially when you can hear how loud Igalo is. Zvinje is nice and tranquil in comparison.

Splendid times were had.

While the hosue location is peaceful and rural, nearest beaches are 30min walk (or 5 min drive) away. They are clean& pebbly. You can reach other beaches (in Herceg Novi or on the Lustica peninsula) by car or public transport boats from Njivice pier. Beaches like DOBRECH, ZANJICE, RIBARSKO SELO & MIRISHTA on the Lustica peninsula re recommended.for the crystal clear water and relaxed atmosphere, the restaurants in Mirshta and Ribarsko Selo are good. Home cooking in Dobrech is also great, if informal


Nearest international airports are Dubrovnik and Tivat (equidistant from Herceg Novi, each about an hour drive away). A car is recommended for this property.


The villa is technically in the village of Zvinje but it has total privacy. The nearest restaurant is about 15min walk away. The nearest supermarket about 10 min drive away. Herceg Novi is 10min drive away, Dubrovnik about 1.5h, Kotor about 1 hour drive away.

Fascinating landscapes with crystal clear sea. A supermarket and other shops, restaurants, cafes and other town amenities are all close by at roughly 5 - 10 min drive. The many beaches and other facilities of Igalo and Herceg Novi are variously 5 – 15 min drive away. Herceg Novi is a delightful town, rich in history and culture, surrounded by green hills, enjoying majestic views and offering clean, calm sea. At the foot of Mount Orjen and the entrance to Boka Bay, the town enjoys a mild climate throughout the year, with long summers and temperate winters. It boasts over 200 sunny days yearly which makes it an ideal Mediterranean holiday location.
