This villa is named ‘Yiamas’ after the Greek word meaning “cheers!” in Cyprus. It is an unusual and welcoming name for an unusual and welcoming villa. Unlike many villas for rent, Yiamas is the main over-wintering home of the owners and it is furnished with their favourite belongings, collected over many years of life in South East Asia. They have poured their hearts into this home and opened it up for you to enjoy a memorable holiday. Yiamas has been featured in the Design Magazine Inside Readers Homes. At the same time, Villa Yiamas has been designed by the owners to be a haven of modern comfort and convenience. The owners are hoteliers and they have designed this villa to a 4-Star standard.

Wow - perfect Villa
About the Owner
We lived in South East Asia for 16 years and collected many treasures and antiques during our travels. Several of these are at Yiamas, including the wonderful Japanese staircase cupboard (kaidan tansu). We have put our heart into the place and hope it shows. We now live in England but come to Yiamas as often as possible during the winter. We hope you love it as much as we do.

Wow - perfect Villa
We had a fantastic time at Villa Yiamas so much so that we can't wait to go back again. It was a home away from home with all amenities you could wish for. Very clean and spacious, pool area was lovely and private - could not fault it! Peiga is lovely, had lovely meals in the Pegia Tavern and the Grande. Coral bay is a 5 mins drive, easy to park - favourite restaurants were La Vigna and Rio Grande. Will definitely be going back again - can't wait!!
Stunning, well equipped & in the perfect location
Being an extremely fussy lot it's not always easy finding a villa that meets everybody's requirements and expectations but I'm pleased to say that Yiamas delivered on all fronts. Judith, the owner was very informative and quick to respond to any queries or questions we had before and during our stay.
The villa itself is spacious and very well equipped with the right balance of being homely and personal to its owners but without making you feel like you are invading their home. The grounds and pool are simply perfect, its secluded, well laid out and is far better than it looks in the pictures. Just a small suggestion of a gas BBQ in place or additional to the coal one for ease of use.
Location wise I cannot fault it, if you feel like a stroll into town to eat or stock up on essentials it's just five minutes or for a bigger selection of shops and restaurants or the beautiful beaches just five minutes in the car down to Coral Bay.
We all thoroughly enjoyed our stay at Yiamas and will be recommending to family and friends. Should we decide to return to Peyia/Coral Bay we certainly couldn't imagine staying anywhere else.

Well the pictures looked good,and the reality was better. This is a vey nice,well kept and tastefully furnished villa. We loved it. The pool and surround is nicely secluded with sun or shade to suit. The kitchen is well appointed and spacious and the bedrooms are comfortable and roomy too. Everywhere was very clean and fresh. I thoroughly recommend this villa (and I'm fussy!).
Relaxing quiet retreat
Lovely villa but actually felt it was more of a home. Quiet setting in the village. Within walking distance of bars and tavernas for those evenings when you just don't want to cook. Well situated for Coral Bay a few minutes drive down the road. The view from the roof terrace was beautiful. We had a few thunderstorms the last few days of our stay but was amazing observing from the comfort of the lounge through the huge patio doors. The pool was lovely too and different areas to either be in the sun or shade. Very relaxing time here. The kitchen is well equipped for those who like to cook. We would strongly recommend Yiamas for couples or families. A thoroughly enjoyable time had by the four of us. Many thanks for sharing your Cyprus home with us. The listing was very accurate and Judith had explained everything extremely well in her emails. The best restaurant we thought was Nicandross in Latchi on the marina. We also liked the taverna in Peyia where the owner Michael informed us he was the menu! Tasty food and reasonably priced. All in all Yiamas is a great place to go particularly for that last bit of sunshine before winter! Thanks so much Judith. Great place to chill.
Wow... absolutely stunning!
We thought about keeping this gem a secret, but have decided to share ;-). We have travelled to Cyprus many times, but this is by far our favourite villa. Yiamas is now our home from home, situated in a quiet cul-de-sac with a private pool and great views from the roof terrace. We loved laying around by the pool, listening to nothing, whilst getting sun from early morning, until the evening! It is beautifully maintained and very well cared for. If you want to keep in touch with home, the villa has access via internet to some UK TV. Even though the villa is within walking distance of Peyia, you should hire a car, though there are many taxi companies nearby. The owners have taken time to suggest what you should visit and the facilities nearby, however we spent a lot of time chilling within the villa… its that great! We love it so much, that we are looking forward to returning next year.
Peaceful, secluded villa with lovely views
We had a very relaxing 15 days at Villa Yiammas. It was a real home from home in a great location. Peyia Tavern and Le Grande were 2 of our favourite restaurants which are less than a 10 minute walk from the villa. We hired a car which we felt was essential to be able to explore further afield; places such as Paphos Water Park,Kathikas and Latchi, although some of our other favourite restaurants and bars were less than a 10 minute drive away in Coral Bay.
The owner and managers of the villa were very cooperative from the booking right up to departure; the welcome pack waiting for us on arrival was a particularly thoughtful touch.
The weather was very hot, just as we like it, and the well maintained pool provided us with the opportunity to cool off as and when we needed!
All in all, a great holiday and would definitely recommend Villa Yiammas.

“Peyia is a lovely, peaceful hillside village. It had all we needed when we bought the villa, but now that it is so popular many more shops, restaurants, bars and other facilities have appeared. A medical centre is about to open and a post office opened a couple of years ago. We are away from the tourist area of Coral Bay but it is only a five minute drive for those who want the more typical holiday facilities. The lovely Lara beach is nearby and we are only a 35 minute drive from Paphos Airport. Paphos Harbour is just 15 minutes away. It is a peaceful hideaway near to everything you need.”
Activity and Interests
The nearest beach is at Coral Bay, which is about a five minute drive away. There is also the beautiful Lara Beach about 30 minutes drive (some off track) away. Best to have a four wheel drive to get to this beautiful beach, famous for turtles laying their eggs there. There are beaches on the way into Paphos. Our favourite beaches are at Pissouri and Kourion, about a 40 minute drive away. Spend the day at the beach and drive back past Aphrodites Rock at sunset.
Paphos International Airport is about a 30 minute drive from the villa. It is very strongly recommended that you have a car when you stay at Yiamas. We have a very friendly and economical car hire firm that we can recommend.
Paphos town is about 15 minutes drive from Peyia. Coral Bay is just 5 minutes drive away. The hillside villages of Kathikas and Drousiea are 15 minutes away. Polis and Latchi harbour are a 30 minute drive,
Villa Yiamas is in the village of Peyia which lies in the foothills above Coral Bay in the Paphos region of Cyprus. Peyia is a traditional Cypriot Village which also contains a wide range of modern amenities and shops, without being a ‘tourist trap’. The centre of Peyia is a ten minute walk away from Villa Yiamas. You will find a good selection of Shops, Banks, Tavernas and Bars. The biggest local supermarket, Philippos, is behind the village church. They carry almost everything you will need and they open every day from early morning until late in the evening.
Below the church there are more shopping, eating and drinking places. There are Cafes, Tavernas and Bars which open all day for food and drinks and classic Village Restaurants which offer excellent Village Mezes.
Further down the hill in Peyia you will find more restaurants, a Fruit and Vegetable store, Bakeries, Butcher, Pharmacy, Medical Centre, Dentist, an Electrical store and some very good ‘take away’ restaurants including a Delicatessen, Chinese, Indian and even Fish ‘n Chips.
At the bottom of the hill just before Coral Bay there are two large supermarkets including another branch of Philippos, which offers a wide range of food and drink along with fresh counters selling meat, fish and Deli items.
Interesting places to visit nearby include:
St George’s (5 miles from Villa Yiamas): Home to a pretty harbour, small beach, church and cliff-top restaurant which offers superb views at sunset.
The Avacas Gorge (7 miles): The very deep and narrow Avacas Gorge offers an interesting walk just inside the southern gateway to the Akamas Nature reserve. Above the Gorge lies the isolated hilltop restaurant of Viklari’s Last Castle, nicknamed ‘Paradise’ by the owners of Villa Yiamas.
Lara Turtle Beach (9 miles): Lara is a quiet, secluded beach further inside the Akamas.

A security deposit of £200 (€240) will also be due at the time of the balance payment. This will be returned within three weeks of departure subject to any damage or losses assessed by the Villa Managers after the Guest has departed.
There is no specified changeover day. Guests may arrive after 3 p.m. on day of arrival and are required leave the property by 11 a.m. on day of departure so the property can be prepared for the next arrivals.
Notes on prices:
Prices are quoted in Pounds Sterling. Where there is an overlap with different rates an adjustment will be made to take into account the different rates.
A 25% deposit is due at the time of booking. The balance will be due 60 days prior to the date of arrival at the villa. If the booking is made within 60 days of the holiday rental the full amount will be due immediately.
Owner's Cancellation Policy
- 50% refund for cancellations more than 7 days before check-in date.
- 100% refund for cancellations more than 14 days before check-in date.

“As this is our winter home it is much more personal than a standard rental property. Guests have said it is like being in a home rather than a rented villa. The privacy of the pool is the other major advantage that is so often commented on by our guests. It is completely private and is not overlooked at any point. The roof terrace gives wonderful views and is so nice in the early evening as the sun is setting. It also means that you can find a sunny spot at the villa throughout the entire day. We still have sea views from the roof terrace and from the main terrace (although we do have to plead with our neighbour to keep the growth down to keep the view here!). We sit on the outside terrace all morning, even in winter if the sun is out. It's a must to have breakfast here each day.”

The roof terrace always offers a stunning view down the hillside to the sea. There is a table and chairs and a couple of sun-beds which are never in the shade! This is a fabulous spot to sit with your sun-downer and watch the sky colours change towards sunset. The lovely pool offers a great way to cool off in the hotter months. It is surrounded by low stone walls and planters. It catches the full sun from 9 a.m. to 4 p.m. during the summer season but is totally secluded and never overlooked. There are sunbeds, several parasols, two BBQ units and a spectacular ‘Sunsail’ to provide shade if required. In the evenings, turn the down-lighters on around the pool for a great atmosphere. One guest described this area as the best private pool in Cyprus! Utility Room: The washing machine is housed in the shower room to keep noise to a minimum. Cleaning / Towels / Linen / Maid service: Towels and linen are included in the price. Pool towels are also provided. The villa is cleaned mid stay for two week bookings and linen and towels will be changed at that time. Other: Our beautiful Cyprus stone archway divides the open plan living area. The huge window in the lounge provides a great view of the pool area and allows you to keep an eye on those in the pool.
