House in Ringstead, Nr. Hunstanton, North Norfolk, England - Only A Couple Of Miles To Hunstanton, Brancaster And A Few More To Burnham Market

Manningham House is a Carrstone and brick detached house is the pretty traditional village of Ringstead. The village has a pub serving food, a large playground and a locally stocked shop (with curios for sale) all within walking distance. It is perfectly located for visiting the beaches of Holme, Hunstanton, Brancaster, Holkham and Wells and the large houses of Sandringham and Holkam. The beautiful sandy beaches, nature reserves and walks can all be found within a short distance. For keen walkers, Peddars Way and Ringstead Downs are both in Ringstead. The house can accommodate 6 guests (+ 1 baby) and prices include all bills, linen (not towels) and tea towels. A high chair and travel cot are provided (but not baby linen). The Aga, woodburner and open fires provide a cosy atmosphere in winter and in summer the sunny garden is perfect for BBQ and table-tennis.

Why elizabeth cooke chose Kings Lynn & West Norfolk

Norfolk is simply stunning! The huge expanses of sandy beaches never cease to amaze us. In winter they offer bracing walks and in the height of summer holidays they can still feel remote. Norfolk is known for its huge skies, often portrayed by local artists and photographers. The pubs, the farm shops, the fish shops all keep us well fed during our stay and the car goes back home laden with goodies for the following week. Manningham House used to be our regular weekend bolt hole from London as it is only just over two hours by car. Having moved to the countryside we still enjoy our visits to the most beautiful coastline in the UK!

What makes this house unique

The village of Ringstead is perfectly located: only 5-10 minutes from the beaches and coast road but also in the tranquility of the countryside. It is well catered for with a shop, pub, playground, antiques centre and garden centre - good for browsing. We always come away with something we never knew we needed! For those wanting a quiet time, the back garden of Manningham House is a suntrap and many an afternoon is spent having a bbq and wandering across to the pub.

Notes on accommodation: No smoking or pets are permitted on the property. Outside: Private enclosed rear garden laid partly to lawn and partly to gravel for parking and BBQ. Garden furniture and large BBQ. Table tennis in garage - very popular. Front garden is private and walled. Cleaning / Towels / Linen / Maid service: Bedlinen, tea towels, oven gloves are included. Towels, bathmats and travel cot linen are not. Cleaning and linen change is done on changeover days and after one week for guests staying two weeks. Extra cleaning can be arranged at extra cost.

What a lovely well equipped house in a peaceful location. Our friends and us were looking for somewhere to relax and Manningham House was a great place to do just that. Very well equipped and cosy. We were out and about exploring the area during the day, then back to the house, open fire, music and board games, did not even witch on the to during our 4 day stay. Would highly recommend and hope to return one day. Thank you Liz for your quick responses to any questions we asked and for all of the instructions in the house just in case something goes wrong (not that it did). The Gin Trap pub is well worth a visit lovely food but best to book as gets very busy.

Lovely cosy property, spacious and well equipped.

On arrival we were pleasantly surprised with the size of the property and after settling in appreciated how well maintained, equipped and cosy the house was. We had some nice weather during our stay so also had the chance to sit outside and enjoy the well kept garden. With amenities in the village including a shop and a local pub there was enough on the doorstep for a few days but we really liked the proximity to Old Hunstanton's beautiful beach and the town. The owner Liz was really helpful and easy to contact if we needed to.

Our teenagers also really liked staying in the house too - high praise -

and we shall definitely be looking to stay at Manninghsm House again in the future. Highly recommended.

Lovely holiday in Norfolk

We had a lovely 5 night stay at Manningham House in a picturesque peaceful village the house has everything you could possibly need and more for a self catering holiday with the added bonus of The Gin Trap Inn across the road.(Food very good)

Liz the owner handled our booking and any queries quickly and efficiently.

Would recommend and return again.

First class

Another first class stay at Manningham House. Since we first visited three years ago the house has been lovingly maintained with great attention to detail and offered the space, quality and ambience that we look for in holiday accommodation. Local activities are plentiful, from a lazy lunch at the nearby Gin Trapp pub and walk along the Peddars Way, to kayaking off Huntstanton Beach and being watched by curious seals. I'm pretty sure we'll be back.

Perfect in every way

Perfect in every way. What more can we say.

Visited with elderly relatives, everything was great from booking, info, accuracy of photos and details provided. Location great, we walked for miles from house, cycled for miles from house, and did memory trips out with the elderly relatives. The local shop and pub are a hugger asset to keep less mobile entertained.

Peaceful, comfortable, not lacking in any way.

We were so lucky to find this property and would recommend it to anyone, any family group. Just wished it was our house!

All only a few miles from the sandy beaches for which Norfolk is so famous.

Warm and welcoming. Perfect location and property

The house itself is lovely. From the Open fireplaces to the well appointed kitchen to the lovely deep bath in the family bathroom. It has a beautiful Aga in the kitchen as well as a modern oven and hob. There are plenty of utensils, cutlery and crockery for 6 people. All the rooms are more than large enough for the whole party (should you have 6 people attending). The En-suite is very spacious, the beds are extrememly comfortable and the duvets are thick and warm. The added bonus of the second reception room (or as we called it "the quiet lounge") is great. The garden is a sun-trap in the afternoon and it was lovely to see the baby rabbits coming in to the garden morning and evening. The location is excellent. It is far enough off the beaten track to be near silent in the evening (we sat out and listened to the owls hooting in the woods nearby in the evening) yet close enough to the coast to feel "by the seaside". The local shop is a little treasure trove and the location of the local pub is great but do book early as it is VERY popular.

The owner is very helpful with information and assistance. It is clean, tidy and has all the "home comforts".

All in all a fantastic weekend, with everything you could want either in a house or in a location.

Well worth the 5* rating.

10% reduction for repeat bookings of a full week or longer; first booking must have been made directly with the owner.

Changeover Day:
Changeover day is usually Friday, except during the summer when it is Saturday. We are very flexible depending on availability.

10% reduction for repeat bookings. The first booking must have been made directly with the owner.

Please confirm the cost of your stay in Manningham House with me. Once that is done, I will require 25% of the rental cost to confirm the booking. The remaining 75% is due eight weeks before your arrival. At that time, we also ask for a £200 returnable damages/security deposit that will be returned to you a few days after the end of your stay, less any charges for damages.
