About the property

House in Ringstead, Nr. Hunstanton, North Norfolk, England - Only A Couple Of Miles To Hunstanton, Brancaster And A Few More To Burnham Market

About elizabeth cooke

My husband and I live in Essex but we love spending time in Norfolk. Ringstead is that hidden gem: close to the beaches but just off the coast road. Children and families all love it!

elizabeth cooke purchased this house in 1994

Why elizabeth cooke chose Kings Lynn & West Norfolk

Norfolk is simply stunning! The huge expanses of sandy beaches never cease to amaze us. In winter they offer bracing walks and in the height of summer holidays they can still feel remote. Norfolk is known for its huge skies, often portrayed by local artists and photographers. The pubs, the farm shops, the fish shops all keep us well fed during our stay and the car goes back home laden with goodies for the following week. Manningham House used to be our regular weekend bolt hole from London as it is only just over two hours by car. Having moved to the countryside we still enjoy our visits to the most beautiful coastline in the UK!

What makes this house unique

The village of Ringstead is perfectly located: only 5-10 minutes from the beaches and coast road but also in the tranquility of the countryside. It is well catered for with a shop, pub, playground, antiques centre and garden centre - good for browsing. We always come away with something we never knew we needed! For those wanting a quiet time, the back garden of Manningham House is a suntrap and many an afternoon is spent having a bbq and wandering across to the pub.

Guestbook comments from the owner

'The house is beautiful and feels like a proper home.'

'Our best holiday rental ever - really enjoyed the garden and the outdoor space'.

'As always, easy to arrive and difficult to leave.'

Fantastic

  • 5 of 5

What a lovely well equipped house in a peaceful location. Our friends and us were looking for somewhere to relax and Manningham House was a great place to do just that. Very well equipped and cosy. We were out and about exploring the area during the day, then back to the house, open fire, music and board games, did not even witch on the to during our 4 day stay. Would highly recommend and hope to return one day. Thank you Liz for your quick responses to any questions we asked and for all of the instructions in the house just in case something goes wrong (not that it did). The Gin Trap pub is well worth a visit lovely food but best to book as gets very busy.

Owner's Response: Thank you for such a detailed review and we are pleased you enjoyed yourselves so much. The house is a cosy base for a visit to Norfolk and we are lucky to have the Gin Trap pub opposite. You are right - booking is almost essential during the weekends in particular. We hope you do decide to return to see some more of Norfolk in the not too distant future.

A home from home.

  • 5 of 5

Manningham House is quite simply a home from home! It is truly a wonderful place to stay in from it's location in a beautiful village to the facilities it provides. The rooms are very spacious and the kitchen is fabulous, well stocked and overlooking the garden which is a lovely place to sit and enjoy the evening sun. The beds were the comfiest we have stayed in on holiday for a very long time and what a difference that makes! I can certainly concur with previous reviewers that Liz made the whole booking process seamless. Thank you and hopefully we shall return in the future.

Owner's Response: I hope you will too! The kitchen is very much the heart of this home and having French windows leading on to the garden is a great bonus, as is having two sitting rooms - a place for socialising and a place for peace and quiet (or for children to have their own space). I like to provide plenty of information at every stage of the booking process so there are no unexpected surprises on arrival. Very pleased that you found booking our house easy.

Gorgeous and relaxing cottage; fantastic location!

  • 5 of 5

We loved staying at Manningham House so much: the house is incredibly welcoming, both historic and modern, and so well thought out and kept, we all felt relaxed and at home the minute we let ourselves in...

The main difference to ther holiday properties we have known, is that it feels like a real, cherished home. Just that we've never met the friends whose house we're borrowing!

The owner was very fast & kind in all her communications, thank you Elizabeth for being such a font of information and kindness.

There are too many touches to list, but the kitchen and bathrooms have been so well-planned, I almost never had to search for anything (and the owners and housekeeper have thought of everything). The house was so clean and neat, we felt positively wrapped in welcome.

The bedrooms are all lovely, beautifully decorated; both living rroms supremely comfy; the art dotted around the place is gorgeous, and the garden is perfect for alfresco meals before long walks on the nearby beach. We had spectaucular sunsets every night of our stay.

The Gin Trap over the road is great, lovely food and excellent service. We also ate well at The Lodge (Snettisham?) and Chives in Hunstanton.

Shopping, food, books, doctor's surgery, many lovely outings are all within a few minutes' drive. And the little shop in Ringstead is a total destination in itself...

All in all, our holiday was a success largely because of this cottage.

We stayed as a family of 5, our three teenagers were very happy to have a room each. They loved the house as much as we did.

We highly recommend Manningham House!

Lovely cosy property, spacious and well equipped.

  • 5 of 5

On arrival we were pleasantly surprised with the size of the property and after settling in appreciated how well maintained, equipped and cosy the house was. We had some nice weather during our stay so also had the chance to sit outside and enjoy the well kept garden. With amenities in the village including a shop and a local pub there was enough on the doorstep for a few days but we really liked the proximity to Old Hunstanton's beautiful beach and the town. The owner Liz was really helpful and easy to contact if we needed to.

Our teenagers also really liked staying in the house too - high praise -

and we shall definitely be looking to stay at Manninghsm House again in the future. Highly recommended.

First class

  • 5 of 5

Another first class stay at Manningham House. Since we first visited three years ago the house has been lovingly maintained with great attention to detail and offered the space, quality and ambience that we look for in holiday accommodation. Local activities are plentiful, from a lazy lunch at the nearby Gin Trapp pub and walk along the Peddars Way, to kayaking off Huntstanton Beach and being watched by curious seals. I'm pretty sure we'll be back.

Owner's Response: Thank you for your kind comments and we are pleased that you appreciated the improvements we have made recently to Manningham House. The spaciousness and comfort of the house are much appreciated by our guests, as they can really relax in the two sitting rooms and kitchen diner. You are right about there being so much to do in the locality and you will find there is still plenty more new things to try next time you visit.

Special interest holidays:

Peddars Way (Norfolk Coastal Path) is a popular National Trail that passes directly through Ringstead and many walkers stop off at the Gin Trap for refreshment. Walking just sections of Peddars Way is possible.

Coast/Beach:

Hunstanton and Old Hunstanton Beaches are only 5-10 mins away.

Our favourite is Holme Dunes National Nature Reserve, again 5 mins away. It is more remote and parking is available at the entrance to Beach Road or at the Norfolk Wildlife Trust information centre at the end.

Brancaster Beach is 10 mins away. There is a small fee for the car park and a small beach shop selling ice-creams and beach toys. Just walk 5 mins from the entrance to be completely alone

Holkham and Wells are 15 miles aw

Travel:

The Coastal Hopper bus runs along the coast road although it is almost essential to have a car to reach many of the places of interest.

Cycling is also a popular option along the coast.

The nearest train station is Kings Lynn, about 20 mins away.

Distances:

Hunstanton is only a couple of miles away, with supermarkets and a variety of shops.

Heacheam, 1 mile away, has a farm shop at Norfolk Lavender and other small shops.

Burnham Market is 8 miles away with plenty of interesting independent shops and art galleries.

Farm shops and fish shops are plentiful on the coast road, particularly around Thornham and Brancaster.
