About the Owner

Sian and Jonathan are a part-time teacher and farmer. Having used the stables for horses while the children were growing up, they were then left empty. We decided it was time to put them to alternative use in order to diversify on the farm but wanted to maintain the character of the traditional farmyard buildings. Having a keen interest in green technology and sustainability we have invested in a wind turbine, ground source heat pumps and solar panels on the farm.

Fantastic week at Water's Reach

We had a fantastic time in this lovely house. We found it surpassed our expectations! The location of the house down the hill and through the field to the water was phenomenal and we enjoyed the calm, the view, the birdwatching and the proximity to Wivenhoe. Highly recommended.

Wonderful location

We relaxed immediately in this superb property which is in a stunning location- we even saw a barn owl out hunting. Peace and quiet with beautiful view over the Colne Estuary. The accommodation was great , well appointed and fine for 6 adults. The area has much to enjoy from good pubs in Wivenhoe to beautiful gardens and pretty villages.We hope to return .

Absolutely perfect in every way...

We spent a wonderful three weeks at Waters Reach. Everything was perfect and we could not have wished for more. Firstly, the welcome we received for Sian was delightful – including lovely basket of local produce to get us through our first day. From there, we were amazed by the light and airy, but warm and cozy house – it was so welcoming and very comfortable. On our first morning we even lit a fire, although we didn’t really need it, as the house is so warm from its under floor heating. We loved coming home each day to such a lovely house – and the sunsets over the river were amazing! There were five of us, including 3 small boys, and occasionally we had family visiting – and the house had everything we needed. The house is easy walking distance to Wivehnoe and allows easy access by car to Colchester. The train station enables easy travel to London, which we did twice. Waters Reach is a wonderful holiday location and I cannot recommend it highly enough. We will definitely be booking again. Thank you Sian!

We had a perfect weekend -- a group of old friends (some had not seen each other for decades and who had travelled from South and North America, across Europe, and the UK) who got together to attend the Essex 50 reunion at the university. Being at Water's Reach made the weekend as the house is so well equipped, so comfortable, and in such a lovely location, that we opted to spend most of our time there. The facilities made it possible to entertain a couple of friends who were also at the university reunion and among the highlights were toasting old friendships while on the deck watching the sunset and the fun of cooking in the large kitchen and sharing stories while we sat at the lovely dining table. We had lovely walk along the riverside (only a hop and skip from the house), which I would recommend for any bird spotters and, in the other direction, it was only 15 minutes walk to one of our old haunts (the Rose & Crown on the waterfront at Wivenhoe). Sian couldn't have been more kind and helpful.

And, we saw the Northern Lights from the deck one evening!

A house with a view

Waters Reach is a former stable that is tastefully converted into a beautiful cottage. The view from the house over the tidal river Colne is just awesome. One can watch and hear the feeding birds from the sundeck of the house.

The owner of the cottage, who lives nearby, is very friendly and helpful and is happy to give tips for interesting places and events to visit in the neighbourhood.

If you are looking for a peaceful location with a wonderful view, Waters Reach must definitely be your choice.

Beautiful house, stunning location

We can thoroughly recommend Waters Reach. It is a beautiful house, very well laid out and maintained and extremely comfortable. The views are wonderful. It is quite close to Colchester and all its facilities, but far enough away to be in the middle of the tranquil countryside.

It's a great house for a family get together or just a relaxing break. Sian and her husband were very helpful and approachable. The house is very well kitted out with everything you need to enable you to have a great stay away from home.

If you like walking, biking or birding it is an ideal place for you. There are also lots of lovely places to visit fairly close by.

We will definitely be returning.

From the Owner

We have lived here for 25 years and love the area around Colchester, particularly the coast and associated activities. Sailing nearby at Brightlingsea, racing on summer weekends, is a perfect way to enjoy the big skies and hot sunny weather found on this dry stretch of East Anglian coastline. On a less energetic day, reading a good book on the beach followed by a swim is so easy. Waters Reach is near our own home and benefits from the elevated position overlooking the water. The tidal estuary is constantly changing with the tide and the sky and sun light reflected in it. We love the peacefulness and feeling of being far away from it all, when civilization is not far away.

A 10 minute walk leads to a simple estuary side beach for the sound of the waves and bird-watching. For swimming, a 10 min drive or bus ride to Brightlingsea beach with its safe bathing area for children, open air swimming pool and beach; 20mins to Point Clear beach; Clacton is 25mins drive or can be reached by bus or train. The beautiful, unspoilt beach of Frinton on Sea is approx 35 mins by car or can be reached by train.


Nearest airport is Stansted(approx 45mins) The nearest port is Harwich (approx 40mins). Nearest train station Alresford or Wivenhoe (5mins) London 1hr by train. Car is recommended, although a taxi can be booked from Wivenhoe train station. Nearest bus stop 5mins walk.


Nearest village is Wivenhoe (5mins by car), Alresford (5mins). Nearest town Colchester (15mins), Brightlingsea beach (10mins)

Situated less than a mile from the National Cycle network for superb cycling, Waters Reach is a great place to base a cycling holiday- we are approximately half a mile from Route 51( North Sea Cycle Route) and this provides a great link to a host of other On- road or Traffic- free national and regional cycle networks (Routes 1,13,16 and 50).

All of these clearly signed and interesting routes can be found on the “Essex and the Thames Estuary “ cycle map available from www.sustransshop.co.uk or visit www.northsea-cycle.com. We recently had some guests who cycled 350 miles from the front door of Waters Reach!

Maps 167, 168,169 and 155 from Landranger Ordnance Survey Series also show the rich network of country lanes around the area.

Our unique foot ferry service from Brightlingsea and Harwich also welcomes cyclists which allows you a great day out on both sides of the estuary and an opportunity to explore beautiful Essex and Suffolk in a quirky kind of way!

If you just want a short traffic free tootle with the kids then you can directly access a 4 mile sea wall and shared walkway which gets you to Wivenhoe and Colchester with no elevation! Colchester also hosts a good cycling shop for spares and advice.

We are happy to provide you with safe, free cycling storage when you stay at Waters Reach.

There are so many unique features of our holiday home but especially the tranquility and the quality of the light. I love stepping out on to the deck to relax at high tide when I know there will be a succession of boats of all types scurrying by, or watching the sun go down at the end of the day and hearing the estuary birds as they roost for the night, or seeing the moon reflected on the water on a summer evening.

  • Notes on accommodation: Waters Reach is built on the owner's working farm. Its semi-open plan layout, with generous windows and wide hallways, gives it a lovely flow from one room to the next and allows an incredible quality of light into the rooms. It has practical, tiled floors throughout the living area and bedroom 2 and carpets in the other bedrooms. The comfortable underfloor heating throughout is operated by an eco-friendly ground - source heat pump. Hot water is provide by solar panels or the heat pump, with an immersion for emergencies. The wood burner uses wood felled as part of the woodland management on the farm. There is parking available for up to 3 vehicles and facilities for storing boats or bicycles belonging to guests upon request. Outside: Outside is a wrap around deck which offers the chance to follow the sun throughout the day. Alfresco dining on the 8 seater table, cooking on the barbecue, relaxing on the armchairs, sitting on the terrace with a 'sundowner' or simply enjoying the view are all options. The decking is fenced off to provide a child-friendly area. Beyond this is a meadow where children may play or adults may retreat to with a book or pair of binoculars to try some bird spotting. Some outdoor games equipment is available. The meadow leads to a private walkway which goes directly to the sea wall where the footpath,in either direction, follows the tidal estuary and the treasures that are revealed after each retreating tide. Utility Room: Washing machine, drier, clothes airer, ironing board, iron, hoover, broom, mop, dust pan and brush. Cleaning / Towels / Linen / Maid service: Towels and linen are included and the property is cleaned on change over day, which is usually Friday. Other: Spacious entrance hall with storage for coats, boots and shoes.
