Farmhouse in Prayssas near Agen, Lot-et-Garonne, Aquitaine - Secluded, relaxing, rural location within walking distance of characterful C13th village.

This beautiful traditional C18th stone farmhouse sleeps 12. It is situated in a quiet rural location in 10 acres of woodland and pasture and is within approximately 1km of Prayssas. Beautiful stonework and exposed timbers are found throughout. If you want to venture beyond the relaxing combination of peace and quiet, stunning setting and homely feel then a wealth of different activities, places of interest, day and night markets, cycle and footpaths, vineyards and restaurants can be found locally either on foot or by car. The village of Prayssas boasts a vibrant night market every Wednesday during the summer months. There is ample parking in front of the house up the private drive. Clear footpaths guide you through the 10 acres should you wish to venture from the cool veranda at the front of the house (west facing so catches the morning sun). The modern kitchen is well equipped. The rear balcony catches the hot afternoon sun. Steps lead down to the large terrace and the pool.

About the Owner

Charlie and Jo live and work in a Boarding School in Hampshire and because of the long holiday's they decided to buy a house in France and fell in love with Toupy. They have spent all of their earnings and savings lovingly restoring this farmhouse, using local craftsmen and stonemasons. Charlie has lived in the village for many years before meeting Jo in England and as a consequence they have many friends in the area.

Fantastic Holiday!

We stayed at Toupy with 6 people (including 3 children) for three weeks and had a very enjoyable holiday!! The house is secluded enough to have lots of privacy but also close enough to a small village and large supermarkets. The house is very spacious and cozy with all the amenities you can wish for and plenty of entertainment for the kids (table tennis, pool, hammocks, games, videos) to enjoy. We visited the local village weekly nightmarket for dinner which was so much fun. We would truly recommend anyone to stay at Toupy. And the owners make sure you have everything you need and are extremely helpful with any issues or questions. Thank you Charlie and Jo!

Super property near perfect French village

Toupy is a most attractive property supplied with every home comfort (with the exception of live tv - hardly necessary). The provision of wifi and free landline calls to the UK is very welcome. Eating outside was a pleasure at the long table on the front verandah (wasps a bit of a nuisance, but, curiously,not so mosquitoes).

On first arriving the house was very clean, and the loaf of bread and bottle of red wine left for us was a nice touch. There is an abundance of crockery, cutlery etc. I have to note that it was slightly disappointing to have to clean almost all pots and pans before use. Similarly, the barbecue and barbecue implements obviously hadn't been cleaned for a while. I would urge future guests of the property not to rely entirely on the dishwasher and to check pans are clean before putting them back in the cupboard.

The village of Prayssas is a delight and a 15-min walk away. There is a baker, butcher, general grocery shop and a couple of cafes/restaurants, though we didn't eat at either of them. The Wednesday evening communal dinner in the village square was a lovely experience with everyone from toddlers to nonogenarians attending. We also enjoyed the pool and playing boules on the gravel in front of the house, and table tennis. I should say our party comprised two couples and no children. I should imagine toddlers in particular would have to be kept under close supervision as there are a lot of stairs, inside and out (though I did notice at least one stair gate).

I have given Toupy four stars and not five, for the following reasons:

It is not as peaceful as we perhaps would have preferred, particularly at weekends. The road adjacent leads to a popular swimming lake so takes a fair amount of traffic. In addition, arriving the weekend marking the end of the French holidays proved to be something of a mistake when we were kept awake all night (and I mean all night, till about 3.30/4am) by some unidentified outdoor event with loud speakers taking place that got louder and louder as the night progressed. Can't say if this is a yearly occurrence.

Finally, Charlie, the owner was a pleasure to deal with and he is keen to assure that Toupy's guests have a pleasurable time.

Peaceful, spacious and near village

Spacious farmhouse with plenty of room for our party of six adults. A variety of outdoor terraces to suit everyone's needs. The pool was great to cool off in as the weather was particularly hot during our stay. It's not huge and care would be required with children. The house is very well equipped - everything we could have needed was available. We had to follow the local protocols in opening shutters during the cool morning and then closing up when the sun got warm. The house got very warm, in particular the top floor where we were unable to open the velux windows. We did alert the owners to this. The ducking doors live up to their description! Very quirky, but we allocated the youngest in the party to the top floor!

We loved being able to walk to Praysass to the night market, and to the nice restaurant, although the big outdoor table was perfect for both breakfasts and BBQs.

Overall we had an amazing holiday and would love to return. Toupy is a very special place

Toupe

We had a large group who stayed for 10 nights. The journey from the Airport (Bordeaux) took us around an hour and a quarter which was very straightforward after picking hire cars up from the airport.

Arriving at Toupe we were stunned at the accomodation it really is stunning and in a beautiful quiet location which is what we were after.

The rooms were clean, tidy and the house maintained to a very high standard with a nice pool for dipping in.

The front outdoor dining area really was beautiful and sitting on the table with a group of friends and family eating food with the stunning view of the woods and valley was a memory we'll never forget. We had several nights indoors cooking food and playing cards in the lovely living area/kitchen as we had 5 days of rain!!

The town itself (Praysass) was a small quiet town at the time of year when we arrived with only a couple of bars available and the restaurant not always open. If you are going at the time of year we did and want restaraunts and somewhere to have a drink you would need to drive a bit further out 15-20 mins to towns like Villaneuve Sur Lot and Agen which had plenty of places to eat and drink.

There is a lake up the road within walking distance where you can row and have a picnic and you can also get a round of golf in within 30 mins drive.

Charles the owner was extremely friendly and helpful and always available on the end of the phone. All in all I would seriously recommend this accomodation if you enjoy walking, relaxing and want to stay in a beautiful farmhouse with stunning views. If you want to eat and drink in a lively environment then jump in the car and travel 15 minutes to Agen or Villaneuve Sur Lot.

That would explain why Jan, from the group after you (who has also left a review), enjoyed "gorgeous green, lush grounds"! A shame that it was at your expense! You are right that Prayssas, like much of rural France, can be relatively quiet low season (ie out of the July/August period). If you want to go out anywhere, it really does pay to do a little research into times and days of opening before you go unless you go into the bigger towns of Agen, Villeneuve-sur-Lot or Nerac, where there is always something open. Prayssas, like the rest of France, really gets going in July/August as the whole nation really cranks up to enjoy live music, delight in gastronomy and outdoor living, to an even greater degree than at other times of the year. It seems as though you have enjoyed your stay for the same reasons that we do - for the beauty and the tranquility. Please come again! All the very best to you and the rest of the group.

A Welcoming Holiday House

As it was our first time to South France, Prayssas, we were very excited to feel we made the perfect choice of staying here at the French Farmhouse. It's description was accurately stated, being spaciously accomodating, clean, perfect walking distance to Prayssas, and on gorgeous green, lush grounds. Charlie, the owner, was always just a phone call or email away for anything we needed from the beginning of our renting to the end. He was extremely helpful with scheduling, maps, specific directions and any help we needed when we arrived at the house. I would definetly recommend the French Farmhouse to friends and relatives. The grounds were beautiful to walk on, our guests were entertained with pingpong, family games, and music. You do need a car to travel about. Its 15 mins. to Agen. Wonderful selection of restaurants in Agen, but please keep in mind that French is the main language spoken here thru out the area. I am not fluent in French and the people were all very patient and helpful when it came to communication. We learned from each other. The bakeries in Colayrac-Saint Cirq are awesome. (15 min away by car). We also traveled to Narbonne to the Beach( Mediterranean Sea) Well worth the 3 hour drive to see all the country side. Unbelievable Castles!!! Wonderful Beach! The temperature was in the mid 60's. A little too cool, but I was told the temperature was off a bit for mid-late June. I really loved our stay at the Farmhouse in Prayssas. Thank you Charlie for helping make our stay in France feel just like home and an outstanding vacation!

Toupy is their only home when away from work so the house is fully equipped for daily family living. They have two sons who have grown up in the house and their toys and games are available for other children to use.

The beautiful village of Praysass has all the usual amenities you would find - Butcher, Baker, Bar, Hairdresser, Corner Shop, Post Office, Pizzeria (eve only), Lunchtime restaurant and Riding School. During the summer months the village holds a weekly night market in the main square where you can buy food and wine from the many stalls and eat with the locals under the atmospherically lit lime trees in the village square. This event takes place every Wednesday and it is advisable to get there around 6pm to be sure of getting a table. Take your own cutlery, plates and table cloth and make yourself at home. Surrounding villages also have their own distinct version of the summer night market on different nights of the week. Music is played by live bands and families dance together until late. During the summer, the village also holds many other events.

Also in the village is the Riding School. Here you can hire horses for hacks and enjoy the surrounding countryside - if you are a seasoned rider, you can enjoy it at a faster pace! There are well marked Randonnee footpaths 100m from Toupy's front door - here you can climb up the valley sides through the woods and pastures enjoying the view at the top. The village is also accessible via a track from the house - it takes 15 mins and is fairly steep, but manageable for parents and children alike - An easier route is by car and takes a couple of minutes. Toupy is situated in a valley and has an undulating well-made road that is great for family bike rides. 2km down the valley there is a lake and campsite where you can hire boats and use the big outdoor pool. Seasoned mountain bikers can enjoy the steep climbs up the valley sides.

Agen is the local big town and is great for a day out shopping. The town also has all the usual supermarkets etc you would expect. If you wish to shop nearer to home there is a supermarket in Colayrac or Port Sainte Marie.

Toupy is beautiful and incredibly relaxing, one starts off with intentions of daily excursions but very quickly the peaceful calm takes you over and the hammock with a glass of wine very quickly takes its place. Lots of books get read at Toupy as well as good food and wine. There are so many areas to relax in and out of the house. With the thick stone walls, in the hot summer months, the house remains nicely cool. In the winter, full central heating along with a large and effective wood burner - remains cosy all winter.

  • Notes on accommodation: Toupy is arranged on a number of different levels. The top floor bedrooms are accessed by ducking beneath a beam (ie not normal height doors). Stairgates are fitted to the main room stairwell areas for small children. Please note that all wooden staircases are of the open tread variety. Outside: Front of the house has a large veranda with hammocks, eating area and raised drinks area that overlooks the grounds and barn. From the kitchen there is a wooden decking area with stairs down that lead to a very large patio area with seating/sunbathing overlooking the rear garden and swimmingpool. Access to the 18 ft above ground swimming pool with substantial wooden decking for further sunbathing is via a locked gate for security. The pool can be heated on request at an extra cost. The pool area is surrounded by a secure (locked) enclosure. It is in full sunshine for most of the day which makes it an ideal place for the sun worshipper! A large parasol shades the outside tables. Utility Room: Central heating boiler, washing machine and air drying rack for clothes drying in wet weather, outdoor "whirlygig" dryer for good weather, Ironing board and iron. Cleaning / Towels / Linen / Maid service: All bedding and towels are supplied. Swimming towels are available on request.
