Barn in Prechac, Nr. Langon, Gironde, Aquitaine, France - Peace And Quiet By The Bucketload - ideal place for extended family

Welcome to Pechicas, set in half an acre and complete with its own solar heated private pool. Pechicas is set within a forest which is part of the national reserve, it offers you seclusion and peace yet the local village of Prechac is less than a mile away and there are surrounding towns of Langon, Bazas and Villandraut within a fifteen minute drive that offer wonderful restaurants, supermarkets and sightseeing. The chateau Cazeneuve is in the village of Prechac and is open to visitors all through the summer. The beach of Archacon and Dunes of Pyla are within an hours drive. There is also a zoo, kayaking down the Ciron river, Hostens lake - a great place for children, fishing, golf, karting, ice skating, horse riding and of course wine tasting at any of the many local vineyards.

Hi, my name is Tracey and I currently live in both the UK and France. I am married and we have 5 grown up children between us, we also have a very spoilt Staffy who also lives in both countries. We bought the property in order to move out there permanently within the next couple of years and take our very busy manic lifestyle down a new and very different track, the children will be staying in the UK / USA but spoilt mutt is coming with us. Its free holidays from now on for all our friends and family - or so they think but no doubt we will find odd jobs for them to help us with whilst they are there. When we are in France we are in a separate property from the Gite but on the same site, the gardens are completely separate so if you wish to bring your dog it will not be a problem.

Peaceful, wonderfully equipped, holiday gite

This property afforded our family of 5 adults, one baby and one dog a wonderfully relaxed holiday in this beautiful region of France.

The house is beautifully furnished and equipped with everything you could think of needing on a family holiday. Tracey, the owner, lives right next door and is quietly friendly and full of helpful information but is never imposing.

The natural setting on the edge of the forest gives a tranquil experience but with easy links to the nearby village for basic supplies and easy roads for finding beautiful French towns for larger shopping trips and sightseeing. For the outdoor type of person it is the perfect location for running, walking and cycling and of course swimming is catered for in its own private pool. The closeness to Bordeaux Airport (one hour easy drive) made it accessible for family who needed to travel independently from the rest of us who used the Plymouth to Roscoff ferry and drove down. It was a lengthy drive, but we stopped off overnight at Vannes both ways to break the journey. The tolls set us back about £30 each way (something to remember when getting your Euros!).

This holiday property was perfect for our needs - spacious, clean, beautiful setting, well equipped (even for an 8 month old baby and a dog), modern but with traditional features, and lots of privacy even with Tracey living next door! We loved it and couldn't recommend it highly enough.

Picturesque, clean, good location, going back !!

8 off us went for a 10 day family holiday.

We had a great stay!! Tracey is lovely anything you want or need to know about the area from going out for dinner to kyaking along the river she knows.

The Gite is very clean and spacious, everything you need is there, all u need is your clothes.

The pool was heated and a really good size, with every blowup toy for baby to adult and things to dive for there was all sorts and about 20 towels for our use, which where very handy.

The beds where comfy and big and very clean.

The kitchen is well equipped from garlic crusher to dishwasher and there is a washing machine which was great with 8 of us.

Can't wait to book for next year!!!

Wonderfully peaceful stay on the edge of a forest

This is a great place to get away from it all. Just inside a forest, with the local village an 8 minute cycle away and a good sized swimming pool, the owners have gone to great efforts to make this a pleasant place to stay. A very well equipped kitchen, with all the mod cons that you would need, a good selection of adult bike and plenty of things to do locally. The two upstairs bedrooms are accessed from a covered outside stair case - which may not suit families with young children given that the toilets and 'master' bedroom is downstairs inside the property. But this was make absolutely clear by the owner and did not, in any way, detract from our stay. Very dog friendly with a large and enclosed garden and plenty of good walks away from the traffic in the woods behind the house. As much (or as little) help from Tracey, the owner, as you might wish and somewhere we would definitely consider returning to.

I stayed for a long weekend and found the place perfect. It's located in a idealic area and the property itself is beautiful. The rooms were comfortable, the house and all its rooms are furnished to really give a feel of a homely place. I always felt at ease and able to relax during my stay. The owners were lovely people and constantly offered help if needed. It never bothered me that they were present, if anything it was more comforting knowing they were there to help me if I needed advice and we even had a few drinks together. The outside area and pool is just what I needed to enjoy the sun and the peace and quiet. I would reccoment

Court Action

The owner’s own house is located just a few metres away from rental property and is directly overlooking the pool area. This is not shown in any of the photographs or mentioned in the write-up, so don’t expect any kind of privacy. When we found this on our arrival we took the decision not to stay and left the following day.

We had to resort to small claims court to get our money back which took over nine months, the courts agreed the property was misrepresented in both the wording and the photographs on the website.

It states in the advertisement that ‘when we are in France we are in a separate property from the Gite but on the same site’, this gives no indication of just how close the two properties are. You should also expect to see the owner and her dog as the courts were informed at the time of our hearing the owner is now permanently resident in France.

The photographs are entirely misleading. None include the owners own property or its location to the rental property, the patio area or the pool which are all overlooked.

This property is not secluded nor private - no matter what the owner says. The property is totally misrepresented, which is why we won eventually our case.

Owner's Response: As stated in court we are so sorry that Marc and Jan Godfrey of Bognor Regis did not find our property to their liking on arrival. They stayed for 18 hours and at no time did they raise any issues or give us any opportunity to rectify them. If they had requested at anytime up to their departure that they wished to be at the property alone this would have been arranged. We would like to point out by definition a Gite is part of the main house in France it is very often attached to the main house or as in our property a separate building on the same site. The case was heard in small claims in due course and the outcome was they were awarded 25% of the rental cost for the fact that we were present. The Godfreys felt this constituted grounds for leaving and demanding a full refund, they did not receive a full refund in court and it was not stated that the pictures or words were misleading, however it was agreed that a strapline may have given the impression they would be here alone but this had already been removed. We would not consider the court case to have been a loss and paid the 25% plus other costs as soon as we received the order. We have had many guests over the last four years, all of whom have thoroughly loved the property and welcomed our presence when we have been on site to keep the pool and grounds clean and tidy and help with local knowledge and we have even driven guests up to the airport when their cab did not arrive. We would ask that any potential guest reads this review and the others, email us, give us a call to ask anything before making up their mind, our primary aim is and always has been the enjoyment of our guests and respecting their privacy. We wish Marc and Jan good luck with their future holidays in France and would advise they book a Villa rather than a Gite if they wish to be in the property on their own, or they can simply ask the owner the question of 'are you on site?' before making the booking.

Fabulous Secluded Gite in Prechac with pool and all mod cons.

We had an amazing week at the Gite. We were pleasantly surprised to find the property so well equipped, an abundance of towels, change of sheets and an exceptionally well equipped kitchen complete with cool box and extra fridge for beers. The gas BBQ ensured well cooked food and we had food basics, a few beers and toiletries left for our use which is most unusual. The Gite was spotless and the pool well maintained. It was totally sealed off, allowing our dogs freedom to roam in the large garden. It was so peaceful and we felt very secluded. The location was great for us, and easy to find tucked in the middle of a nature reserve. Tracey text once to ask if we wanted her to let our dogs out as she had noticed we had been out for several hours which was unusual for us. How kind was that!!! Whilst Tracey, the owner, was in her house adjoining the Gite with her dog and a workman who was improving both the Gite and Tracey's house we rarely saw or heard them and knowing they were close by should we need them made us feel very secure. We will definitely return and would not hesitate to recommend to our friends.

From the Owner

As soon as we saw the property we fell in love with it and the area, it is so peaceful and beautiful. There is so much to go and see in the area and if your love is golf or fishing then there are over a dozen top quality golf courses within an hour or so plus many lakes and rivers to fish (permit required from local post office). It is just 40 minutes drive from Bordeaux airport and 1 1/2 hours from Bergerac airport. The property is set in a forest just a short track from the main road and has access by car. It is set within the national reserve and is an area of natural beauty and tranquility.

If you like walking or cycling then there are miles of forest to explore as well as rivers, chateau, vineyards with open wine tasting - DeAugustation, or just sitting by the pool with a good book and chilling out in the sun.


Archacon and Pyla dunes are an hour away, there is also a water park, zoo, aquarium and many other things to do here.


Bordeaux airport is 40 minutes drive away, Bergerac is slightly further at an hour and both have daily flights from the UK with BA, Easyjet and BMI. You can drive down (it is 700 miles from HP9) taking either the channel tunnel, ferry to Calais or San Malo reduces the driving, or even the ferry to Bilbao and drive up from Spain, I have not tried this route yet. I can drive there in a comfortable 12 hours including stopping for lunch or you could stop overnight and break up the journey.


Less than a mile to Prechac and Chateau Cazaneuve. Villandraut is 4 miles, Bazas is 8 miles and Langon is about 12 miles. The river Ciron is in the village of Prechac and you can kayak from here to Villandraut, there are cycle routes all over the forest and you can cycle to Bazas, Villandraut and for those who love cycling you can cycle to Archacon.

Changeover Day:
Saturday is the standard changeover day, arrivals after 4pm, departures by 11am. However if you wish for something different please ask, if I can accommodate you I will. For those wishing 3 or 4 day breaks please ask, ideal for golfing or fishing breaks

The gite has 3 very large bedrooms, the ground floor bedroom has a king size and single day bed that converts to another king size bed, one of the two first floor bedrooms has a super kingsize bed and the other a kingsize plus cot. There is sky TV, DVD player and flat screen TV and the kitchen is fully equipped with oven, hob, fridge, freezer, dishwasher, microwave, kettle, toaster, dolce gusto coffee maker and enough pots, pans, dishes and cutlery to serve eight people either in the lounge or outside on the covered patio. There is also a washing machine and two bathrooms. You have exclusive use of the 9M pool that comes equipped with sunloungers, table and chairs and all the peace and quiet you could wish for. You also get the use of six mountain bikes if you decide you wish to ride through the surrounding forest or ride to the village to collect your bread.

  • Notes on accommodation: The property and area are suitable for children and elderly however there are a couple of steps up to the ground floor bedroom and the first floor is reached by a outside wooden staircase so anyone who cannot manage steps may find this difficult. The pool has a fence around and a locking gate to ensure children cannot get access without you being there. The garden is fully enclosed so it is safe for children to play in as well as pets, there is an indoor kennel supplied for pets when left on their own. There is also a log burner and wood supplied at the property for when the nights get chilly, this runs the heating in the gite. For pets there is a local vet in Uzeste who speaks English and there is a doctor in the local village as well as a helpful Pharmacy who speaks some English. Outside: There are ample grounds as well as a covered patio area and open patio by the pool. The pool is 9m x 4m and comes with sun loungers and dining table and chairs in addition to the table and chairs on the patio area. There are six mountain bikes for your use as well as plenty of parking and room to play any games you wish. Utility Room: Washing machine, ironing board and iron as well as supply of pegs and fitted washing line outside. Cleaning / Towels / Linen / Maid service: Cleaning is carried out before you arrive as is ample supplies of clean bed linen, towels, tea towels etc. You are free to wash and change your bed linen and towels as often as you wish during your stay, you have your own washing machine. Other: Balcony area on the first floor ideal for sitting and reading out of the heat of the summer sun. The whole pool area is fenced in and secured with a locking gate. there is a large table outside for al fresco dining with 8 chairs plus poolside dining area
