Fantastic spacious house with stunning views

Stunning house and views. Very clean with lots of space for our three families and enough bathrooms to keep everyone happy. The pool was lovely if a bit cold for some of us but there is the option of paying for pool heating. We would highly recommend the property and the surrounding area as there is so much to see and do. Lac de Ste Croix was a particular favorite and we hired electric boats, canoes and pedalos at different times. Other day trips included Monaco, Nice, St Tropez, Gorge du Verdon and numerous picturesque villages such as Aups itself, Tortour, Ville Croze, Cotignac and perhaps the prettiest Moustiers Sainte-Marie. The owners Geert and Lut could not have been more helpful and all emails and transactions were actioned promptly. One more tip, two out of three of our sat navs took us to the wrong 'Rue' so use the map provided when your are within half a mile of arrival!

Lovely old house with great views

Bastide de Borne is a lovely old property nicely restored. We had a great family holiday. We especially enjoyed the long terrace with stunning views looking south across the hills of Provence. Aups is a pretty town with good restaurants.

Stunningly beautiful and characterful property

The photos on the website certainly do not do justice to this property.

The views from the lovely swimming pool across Aups and the hills beyond are amazing.

There are lots of outside and internal eating areas and 3 lounges - so space for all.

7 showers meant no queueing and the 7 bedrooms were all spacious and charming.

Aups is easily walkable and lakes are at 25 minutes and Gorge do Verdon about an hour.

We were 3 families totalling 12 - 6 adults, 4 late-teens and two toddlers and found it hard to drag ourselves away from this charming place.

Wonderful villa and location.

This a wonderful property with plenty accommodation and good outside areas. We were a group of 16, 8 adults and 8 children. There are 7 bedrooms with 4 having been upgraded recently, although the other 3 are perfectly fine. There are 2 large living rooms and a large, well stocked kitchen with dining area. However even better is the outside space. It has been imaginatively designed so that there are always areas in the sunshine or in the shade. The pool is great and there are stunning views from here over the countryside. The property is only 10 minutes walk from Aups, a lovely traditional village with plenty restaurants, bars (Cafe Centrale a favourite) and cafes together with twice weekly markets. We also visited many other beautiful villages and vineyards, to taste the local rose.

A great Holiday Home

We visited as a group of 14, and had a lovely week at the house in a great location approx 10 mins walk from the centre of Aups. The bedrooms were spacious and well equipped, some having been recently refurbished, and Aircon was available which we did not need as the house kept nicely cool even though outside temperatures exceeded 30 degrees.

The property is perfect for large groups, with a great Pool and lounge area, plenty of sun loungers and chairs, and a lovely patio area for eating outside in the evenings.

There is ample off road parking.

There is a supermarket a 5min drive away. We walked in to Aups a few times, everything you need from a small town, eating / drinking and shops.

In the week we were there, we drove up to the lake, and enjoyed various activities including swimming, pedalos, Canyoning and Parapenting in the stunning Gorge Du Verdon.

The house provides loads of info about local attractions, (enjoyed TourTour, Salle du Verdon) so we found it easy choose what we wanted to do while we there on holiday. Wi-fi worked well (important for the teenagers in our group). The kitchen is well stocked, and the barbecue area was used a couple of times.

Nice property, good location.....

We chose this property because it was close to Aups, which is a stunning village with real Provencal character. The house is a beautiful old bastide which has been built into the limestone hillside in several phases, meaning the layout of the house is quirky.

Some of the bedrooms and bathrooms in the East wing of the house have been recently renovated to an acceptable standard, but some are poorer, with tired furnishings. In the smaller west wing there were two rooms which were only suitable for children as the mattresses fell through the bed frames - they were the wrong size and were fixed with plastic cable ties.

The kitchen is well equipped and we made good use of the two big fridges. There is an outdoor barbie which worked well, when we used vine wood instead of charcoal!

However, the overall feel of the place is that it needs some work done to bring it up to standard. There are broken tiles around the pool, peeling paint and rusting chairs on the patio.

Lastly, the ground floor of the house has a damp problem - there are large patches on the wall which are unsightly and there is a musty smell. The sofas in the living room had burst cushions and smelled of damp.

We mentioned all of these points to the owner during and after our visit, so hopefully by 2014 some of the issues will have been addressed.

The area which surrounds Aups is stunning, especially the Gorges du Verdon. We had a good holiday, as it's really good cycling country and the food in the restaurants in Aups was well priced.

Owner's Response: We have made some improvements which indeed were necessary: - In the East wing, all the beds are new and also the bathrooms are renewed. We placed parquet in several rooms. - We hung new curtains in the bedrooms as well as in the bathrooms. - In the West wing there is 1 room with 2 single beds but they are also suitable for adults. - Meanwhile the broken bed is replaced. - Broken tiles around the pool have been replaced. The weeks before these guests arrived we had extremely bad weather conditions and we had a problem with water that came into the house. The result was indeed a musty smell which has disappeared since. We also took care of the cause, so the water can't enter the house anymore. - The sofas in the living room are replaced by new ones. - We also built a stair outside, which gives access from the parking (which was not accessible last year) to the front side of the Bastide. - In addition to the actual electric alarm, a fence for the security of the children will be placed around the swimming pool in March. We can only confirm that the Bastide has the charms of an old house with a stunning view, near to the centre of Aups, wich is a typical provencal village. The region is very beautiful with the Gorges du Verdon as one of the highlights.

The beaches of the Cote d'Azur are just an hour drive away at St Tropez. Nearer to home is the Lac St Croix which is 20 mins drive from Aups and offers a range of bathing and boating activities.


BA, BMI, Ryan Air & Easyjet flights to Nice (90 mins)/Toulon (60 mins)/Marseille (90 mins) airports; Eurostar/TGV to Avignon (2 hours). Car recommended, but not essential: you can walk to the village (shop, café, restaurants, PO etc).

Fast train to Marseille- then 1 hour drive by hire car. Fly to Nice 110km (66 miles), Toulon / St Tropez airport 100km (60 miles), Marseille 100km (60 miles). Eurostar/TGV to Avignon.

Cotignac - Outdoor amphitheatre with Summer concerts

Lorgues - Large weekly market

Draguignan - Nearest large town, hyper markets etc 40 mins

Local vineyards 5 mins

The French Riviera - St Tropez, St Maxime, Cannes 1 hour drive

Lac de St Croix - Beaches and watersports 20 mins.

Aups is a 'Village of Character' as reported by the regional tourist boards and is the ideal place from which to explore Provence. There is a range of local shops including those famous French Boulangeries and Patisseries. Great local restaurants and typically French bars. Twice weekly market. This is the true experience of Provence.
