Linhay is in the tranquil hamlet of Netton, a collection of barns and cottages that were once Netton Farm. The cottage is spacious and comfortable with three bedrooms and two bathrooms (both with showers) plus a galleried second sitting room that can be used as a twin/double bedroom. The main sitting room has a wood burning stove for a cosy experience in the winter months and the dining area opens on to a sunny patio and terraced garden. The sitting room, dining room and kitchen are all inter-connected in an open plan layout. A shared heated indoor swimming pool is adjacent (open from April to October) and the meadow next to the cottage provides extra space for sitting out and for children to play. The village of Noss Mayo is within walking distance, as is Newton Ferrers at low tide. The villages boast three superb waterside pub-restaurants and excellent local amenities; Noss Mayo has two newly refurbished tennis courts and a well equipped children's playground. In Newton Ferrers there is a convenience store, butcher, post office and other small, useful shops. The South West Coastal Path is less than half a mile from the cottage and from where many miles of scenic walking open up. There are beautiful sandy beaches all along the coast and for golfers, a number of excellent golf courses are also within easy reach.

We had a wonderful family holiday at Linhay last August.

The cottage was comfortable, clean and well equipped. We enjoyed the selection of books, maps and magazines too.

The area was excellent for coastal walking and in close proximity to the local villages and good pubs. Plenty to explore further afield as well.

We have been visiting South Devon for many years and would highly recommend this cottage and beautiful coastal area.

Beautiful place and ideal accommodation.

Such a wonderful property, we had everything we needed. Lots of space and we felt very at home. The indoor pool is a real benefit on the less sunny days. Great communication from the owner. Absolutely stunning surroundings with lovely walks and pub meals. Short drive to some gorgeous beaches. Definitely recommend a visit to mothecombe and Bigbury beach. It's hard to please the whole family with teenagers included but this holiday really did please us all. I would highly recommend a visit.

Exceptional cottage in lovely location

We thought Linhay looked wonderful in the photos but even so, when we arrived we found it exceeded all our expectations. It's spacious, spotlessly clean, beautifully furnished and exceptionally well equipped - especially the kitchen which has every utensil you could wish for. We were five adults and a small baby; the parents and baby had plenty of room in the master bedroom and ensuite for all the baby paraphernalia. The other two bedrooms are smaller but perfectly adequate.

We had a couple of days of rain when we were mostly confined indoors, but there was plenty of room for us all to spread out and relax comfortably. There are a great many books, magazines, board games, TV and DVD player and a CD player (not listed among the facilities but luckily we had brought CDs with us).

When the weather cleared we walked for just a few minutes along a lovely, flower-filled lane to the coastal path where there are fabulous views in both directions. The villages of Noss Mayo and Newton Ferrers and the surrounding countryside are picture postcard pretty, especially in May with its profusion of wild flowers. We only regret that the rain prevented us from exploring properly, however we would all love to return to Linhay, so maybe another time ...

Linhay over Christmas 2015

My wife and I live in West Dorset, but our daughters and grandchildren live 90 miles away in Hampshire. This Christmas (2015) we all decided to get together and enjoy a Christmas week somewhere away from the norm. Knowing the tranquillity of Newton Ferries and the Noss Mayo area we chose Linhay for our week and have to say it was an excellent choice. The property is immaculate, deceptively large and the bedroom layout suites both adults and children. The kitchen is well equipped allowing easy food storage, preparation, cooking and in our case a traditional Christmas meal, all eaten at the dining table which can accommodate 8 persons. The mezzanine area is great for children to amuse themselves whilst adults can relax in the lounge area which boasts a traditional log fire. The owner contact was excellent having gone the extra mile by installing a large Christmas tree which we enjoyed along with the log fire. Local shops and the keyside pub is a good walk but serve good food. The market shop at Yealmpton has a nice cake & coffee area. If required the nearest supermarket (Tesco) is approx 7 miles. Local to Linhay the Devon coastal paths are only minutes away and offer stunning walks and views even in winter. The complex has an indoor heated swimming pool and it should be noted this is not available out of season. However that didn’t stop us having an excellent week and I would recommend Linhay to anyone who wants to getaway.

Stunning property in idyllic location

The pictures on the website struggle to do this property justice. Linhay is somewhat of a tardis. On arrival you are greeted by a lovely courtyard encompassed by a hamlet of beautiful properties. When you first enter Linhay you cannot help but be surprised by what greets you. The stone clad exterior hides a spacious and well laid out interior that is both homely and inviting. It is a credit to the owners in every way. You could not wish for it to be better equipped, from the kitchenware to the books, games and toys for children, full laundry facilities and two great bathrooms. Everything is where you expect it to be and we have never stayed in a property where I can genuinely say I didn't miss a single home comfort.

The owners have put together handbooks to explain everything relating to the property, and also a very handy local guide which we found so useful. The attention to detail to ensure guest satisfaction is second to none.

It is a short and beautiful walk away from the local village which has the usual shops and pubs you'd hope for in a small Devon village, and the scenery is stunning. Once you have your bearings, and with the aid of the tourist info at the property, you will soon find yourself familiarised with the local area and heading off to the stunning beaches and attractions, and the added luxury of a dip in the on-site pool at the end of the day was yet another bonus.

Communication with the owner was superb, the property is all you could want and more. I would recommend this property to anyone, and we can't wait to go back. Six stars out of five from us!!

This is a wonderful peaceful location but with a vibrant village life in Newton and Noss to go with it. The coastal walks are amazing at any time of the year and in any weather; the beaches and rivers are a joy to explore, not to mention the local pubs and eating places.

The area is ideal for walking and the South West Coastal Path can be joined less than half a mile from the property. Dartmoor is also only 8 miles away with miles of moorland paths. Maps, books and leaflets with information and ideas for walks are provided.

There are beautiful beaches all along the coast; the closest (pebbly) beach is Stoke beach 1¼ miles away. The stunning Mothecombe Bay and Erme estuary with their expanses of sand are 3 miles. Burgh Island is 15 miles, accessible by tractor at high tide. For sailing enthusiasts, Salcombe, Kingsbridge and Dartmouth are some 20 miles.

Travel:

Bristol airport is 108 miles; Exeter (M5 J31), 40 miles. A car is essential to travel to Linhay and to enjoy the surrounding area.

Full details are provided in the cottage of local places of interest. However, Noss Mayo and Newton Ferrers are an easy walk, less than a mile away on the estuary of the River Yealm. At low tide they are connected by a walkway, a spot that is a Mecca for crabbing enthusiasts. The villages have excellent amenities - post office, village store, chemist and 3 pubs. All the pubs serve good food and are family friendly. There are wonderful opportunities for walking along the coast and on Dartmoor, 8 miles inland. The south west coastal path follows the cliffs of the South Devon coast east and west of Linhay, intersected by beautiful rivers.

The area is well endowed with National Trust properties such as Greenway (Agatha Christie's home), Coleton Fishacre (originally owned by the Doyle Carte family), Cothele, Killerton House, and many more. The Eden Project is a day trip away.

The nearest towns are Ivybridge, with leisure centre, supermarkets and cinema, and Modbury, an attractive Georgian town with independent shops, art gallery and a small supermarket. Both are about 8 miles away. Plymouth with its interesting maritime history is 12 miles away.
