Welcome to New Mill Farm, New Mill Cottage is a genuine 300 year old stone-built cottage, originally an old Mill House, with a brown trout stream flowing past the front, where Dippers, Wagtails and the occasional Kingfisher can be admired along with the resident Mallard Ducks who often come calling for their breakfast. We have our own A.B.R.S. Approved Horse Riding Stables located on the farm, so why not experience the spectacular Exmoor views from horse back! We are well placed to explore Exmoor and only 2 miles outside Lynton & Lynmouth.

About Susan Bingham

We live on beautiful Exmoor, on the family farm with our two sons and Grandma B. We have sheep, horses and Tango our grand farm cat. From the farm we have spectacular views of Exmoor, a great place to live and raise a family.

Why Susan Bingham chose North Devon

Welcome to New Mill Farm, a 100 acre working Exmoor sheep farm situated in its own secluded sheltered Exmoor Valley with a brown trout stream and free fishing available for our guests. The farm is approached by a private drive directly from the main A39 coast road. Our location is perfect for all, with plenty of open space. For the more energetic, the farm has it's own ABRS approved riding stables and has access to footpaths, one leading up to the Moor and in the other direction down to the coast. The local bus stops at the top of the drive for those who would like to leave their car behind. We have ample car parking.

What makes this cottage unique

From New Mill Farm you will be able to explore our beautiful part of Exmoor as well as North Devon and West Somerset. Lynton & Lynmouth, Valley of Rocks, Watersmeet, Lee Bay & Woody Bay only 3 miles away. Barnstaple, Ilfracombe, South Molton & Minehead are 20 miles, and the main sand and surfing beaches of Woolacombe, Croyde and Saunton are 40 minutes by car. A great place to relax & unwind......... Booking Notes:
A 1/3 deposit is required. Paid by credit/debit card, and is non-refundable. Balance is due 6 weeks prior to the arrival date. Non-payment by the due date will be treated as cancellation.
•Less than 2 weeks prior to arrival date – 100% of full cost.
With the balance an additional £100 will be required. This is fully refundable after your visit providing the property is left clean and tidy. If there have been any breakages or extra cleaning the costs will be deducted from the refund.

Changeover Day:
Holidays normally start and finish on a Friday for New Mill Cottage. Short breaks are available either Friday to Monday or Monday to Friday. The accommodation is available from 4.00pm on the day of arrival to 10.00am on the day of departure.

Notes on accommodation: The Cottage is graded by Visit Britian as 4 Star Gold Award. Outside: The cottage is set in open lawned area next to the river (unfenced). We have teak outside garden furniture and use of a barbecue. Cleaning / Towels / Linen / Maid service: Towels (bath sheet & hand towel per person) Bed linen included. Cottage is serviced between lets. On the farm we have our own A.B.R.S. Approved Horse Riding Stables. Free fishing is available (more for fun) for the serious fisherman we are close to the East Lyn River which offers Salmon & Brown Trout or Rainbow trout at a local reservoir. There are golf courses at Ilfracombe, Saunton and Barnstaple. We are in a great location for walking with footpaths up to the open moor or down to the Coast (Valley of Rocks - Lee Bay - Woody Bay - Heddons Mouth).
