Downstairs there are 2 large sitting rooms, both with ample seating and wood burning stoves, the dining room has a link door through from the winter sitting room and French doors opening on the the courtyard garden. There is also a separate toilet. The kitchen is huge. One end is old fashioned with the stove, long table and benches and a dresser, while a modern and very light extension has Plain English fitted units and solid wood worktops. Marham is about 15 minutes drive from Downham Market railway station where regular trains are 1.5 hours from London Kings Cross

Lovely house, Cozy and great to get away from it all

No complaints at all with this place. Great for a weekend with friends. Really feels like your own house after an hour or two. In great condition (clean, tidy and nice furniture etc.). We had to chop some wood for the fires but that just added to the fun! Would (and am) recommend.

Excellent!

I don't know where to start! We were only at Grove House for the weekend, but we all wish it had been a longer visit!

The accommodation in this beautiful house was excellent, beds were really comfortable, bedrooms spacious and plenty of wardrobe space. The three top floor bedrooms also had chaise-longues and the middle one had a folding cot under the bed (which we only spotted the day we left!) We thought the single bathroom and single shower room might be a problem with ten of us, but in fact it was adequate. (there is also a downstairs toilet)

The dining room was lovely with a big table and plenty of seating and the two lounges were both extremely comfortable with a stack of toys in a corner cupboard which the 4 children (3yrs to 13yrs) made good use of, although most of their time was spent either in the heated pool or playing cricket and hideandseek in the extensive gardens (tree swings, small zip wire, tree house and vintage caravan included!) There were children sized wetsuits in the pool boiler room.

Adults spent their time in the other lounge doing one of the many jigsaws to be found in the cupboards (the advertising one - and we completed it!) Apart from our celebration birthday lunch, all our meals were taken in the cosy, very well equipped kitchen. Thoughtful touches were the fresh, unusual flowers on the table, milk and water in the fridge and ice & icepops in the freezer. Having experience of Induction cookers, we were able to use the cooker without much problem although others might find a manual useful. Not a criticism, there was a microwave that we could have used if necessary. Everything that we needed in the kitchen was provided.

The décor in the house was really quirky, we loved it! Spent ages looking at all the paintings and wondered if the one over the fireplace in the dining room was perhaps that of one of the children? (Have a similar framed picture at home done by one of my grandchildren!)

Thankyou so much for giving us the opportunity to spend a milestone birthday in such lovely surroundings.

Fantastic home and garden in great location.

We had a wonderful holiday here, the house is clean, very tastefully decorated with all the home comforts you could need including a huge array of games, a selection of children's indoor and outdoor toys, large trampoline and lovely heated outdoor swimming pool

The garden is fantastic with a great space for children but equally relaxing areas for adults as well, plus sunshine all day!

We had a very happy holiday here and lots of memories. We wouldn't hesitate to return,

The owners communication is excellent and service cannot be faulted. Robin is very easily contactable and will go out of his way to ensure the property is enjoyed by all.

Grove House is a beautiful country manor very well equipped and with lovely outdoors space.

We had a lovely stay with some friends for a birthday celebration and a nice weekend away. The listing description was accurate and reaching the location was easy. The property was very clean and well maintained and Robin was easily contactable. Robin gave us all the information needed beforehand and we had absolutely no problems during our stay. The kitchen had everything we needed and getting food supplies was very simple and only a short drive away. The garden was a gorgeous surprise and when then weather permitted we spent a lot of time outside and in the pool. Thank you for the lovely time :)

Beautiful Property - Highly Recommended

We spent the weekend at the property to celebrate my birthday. Every one was very impressed with the property, there was plenty of space for the 12 who stayed and plenty to do; lots of lawn games, a trampoline, some land to explore. And of course the heated swimming pool, which luckily we had the weather to enjoy all weekend. I would definitely recommend this place to anyone, and I imagine I will probably book it again at some point. The owner was very friendly, good communication, and left lots of information about the area.
