4 ensuite bedroom farmhouse sleeping up to 10 set in 10,000 m2 of private grounds. Recently restored in traditional French style with exposed stone and modern interiors. Spacious oak-beamed rooms; 3 double ensuite bedrooms (shower and bath separate) and 1 ensuite bedroom with 4 single beds. Very large well-equipped kitchen/dining room with range cooker. Wi-Fi throughout the property, large living room with log burning stove and Smart TV room also with wood burner, digital satellite Smart TV/radio/ DVD. Laundry room with washer and drier. Shaded terrace for outdoor eating, BBQ. 12x5m pool set in 230m2 terrace with pool house.

Hi, I'm Paulo and it would be our pleasure to welcome you to Xauxou soon! I live both here in France and in Brazil with Peter and together we rescued Xauxou from falling to pieces. It was love at first sight when we saw the house for the first time in 2006. It has been a great journey doing this and now we are delighted to provide peaceful and relaxing holidays in the glorious Tarn countryside to our friends and guests from all over the world! Year purchased: 2007.

Booking Notes:
Your booking is confirmed, when we confirm to you that we have received your deposit of 25% of the total rental amount together with details of the dates you wish to visit the house. The remaining 80% of the total rental amount plus the cleaning and damage deposit is payable 12 weeks before the start of your holiday. We politely request that smokers go outside to smoke.

Changeover Day:
Generally, our changeover day is a Saturday, but we may be flexible.
We like guests to leave the house in a clean and tidy condition by 10am to allow us time to clean before our next guests arrive at 4pm.
All bedding and towels to be left downstairs.

Notes on accommodation: We have telephone and free WiFi access in the house. The house also has good mobile phone reception. Every single room in the house faces a different direction, allowing stunning views over the garden, fields of sunflowers and rolling hills. All rooms have heating for winter, the ground floor has terracota tiles with underfloor heating throughout along with 2 wood burner stoves and there are raidiators in the bedrooms. Covered terrace with dining table and barbecue adjacent to kitchen and lounge, large pool terrace with sun loungers. We ask that smoker's do not smoke in the house. Outside: 12X5m swimming pool with deep end. Automatic cover and gate to pool area for security. 230m2 terracotta terrace with pool house and covered area for shade, toilet and shower. 2.5 acres/10,000m2 garden. Covered terrace with barbecue and table, good WIFI signal in the terrace. Utility Room: Service area with washing machine, dryer separate and all facilities for washing and drying. Cleaning / Towels / Linen / Maid service: Towels/Pool towels and linen are included. Cleaning service once a week and pool cleaning available twice a week. Other: Bedroom 4 and 5 have their own entrance adjacent to the house reached from the covered terrace. This gives flexibility for rental.

Stunning property in beautiful French countryside

Xauxou is an absolute gem with fantastic views across the Tarn countryside. This place was absolutely perfect for our group of 13 with ages ranging from 9 months to 82. From the moment we arrived we fell in love with the place. Paulo and Peter have done a fantastic job of creating this haven out of a crumbling wreck and the finish is absolutely first class. The bedrooms are spacious with huge, beautifully fitted bathrooms. The downstairs space with the vast double height lounge and huge kitchen/dining room provide plenty of space for large group living. The kitchen is very well equipped and there are plenty of large pots and serving dishes which are often lacking in rental properties for larger parties.

When we were not at the pool, we spent most of our time in the fabulous covered outside terrace which we used at all meal times. The pool is superb and it is such a great idea having a loo and a fridge freezer in the pool house to prevent frequent trips up to the house. The grounds are very well thought out, beautifully planted and again offer masses of space.

Xauxou is situated close to Montfa which is a very quiet village but there are no shops, Bars or Restaurants. The beautiful Castres however is only a 10 minute drive away and it has plenty of Shops, Bars, Restaurants and the Market in the Place De Jean Jaures which takes place most days. Realmont with its 13th Century market square is also a 10 minute drive away in the opposite direction and it also offers shops, bars restaurants and a number of really good boulangeries. It also has a fantastic Market on Wednesday mornings.

There are plenty of places to visit in the local area such as beautiful Albi with the largest brick built cathedral in the world and Toulouse Lautrec museum, the Cascades Di Arifat (Waterfall), the Planetarium and 3 Valley Zoo at Montredon Labessonie, but for me the best of all is Lautrec, a stunning 13th Century village which has been perfectly preserved and is very quiet even in the middle of summer. Lautrec is only a 15 minute drive from Xauxou.

In the lead up to our visit, Paulo kept up a good stream of communication to ensure that we hadeverything we needed for our stay. We were met by Jane who let us in and showed us around and was also available should we have had any issues. Jane is English but speaks fluent French.

In summary, I cannot recommend Xauxou highly enough. It is simply stunning.Many, many thanks to Paulo and Peter for creating such a gorgeous place.

Stunning House set in the most beautiful French countryside

We stayed in this lovely property as a party of 10 celebrating our father's 80th birthday. The size of the property was perfect, it is very large and there are places to hide away and get lost so you are not underneath each other's feet! The decoration of the property is very stylish and done with flair. The bedrooms and un-suite bathrooms are all gorgeous and very large. There are 2 living rooms so that children can escape the adults and watch a movie in their own living room! the kitchen is amazing and fully equipped with every utensil or piece of equipment you could ever need. The pool area contains all amenities so you can spend many days just lounging around the pool, there is even a fridge by the pool for the cold drinks and ice creams! Highly recommended and would love to go back again for another holiday. The booking process was very easy and our hosts were very attentive and responsive during the whole process. Castres is a lovely typical French town where we visited for breakfast once morning. Lautrec is very close and another unique little town on a hill which is definitely worth a visit. Carcassonne is a beautiful, historical, fortified town and a must see. Great supermarkets close by.

If 2 cars drive past Xauxou, you're witnessing the Montfa rush hour, so tranquil and relaxing is this residence. Having spent 2 wonderful summer holidays there over the past 14 months, I can unreservedly recommend this place. Lots of quirky features, but all so well thought-through. This is a great destination for families (we stayed with another family of 4, making 8 in total), and it's at its best when it's a hive of activity, with kids running around the extensive and sprawling grounds, adults enjoying a glass of local rose and some Realmont market-sourced olives in one of the many suntraps tucked around the house. Lots (well, enough) to see locally, and within 90 mins by car; particular highlights being Carcassonne and Lautrec. We'll be back, for sure!
