My wife, Vivien and I manage and maintain the property personally for the owners, and having lived in the village of Oroklini for the last 7 years we are always on hand to contact under any circumstances. We love the island of Cyprus particularly the village of Oroklini and the town of Larnaca and always do our best to ensure that you have the best experience possible during your stay, providing information and making recommendations.

Lovely villa, quiet location and friendly host

This villa was everything and more than described. Set in a quiet residential area within walking distance to restaurants, bars, shops and beach. I would recommend car hire, but this is not essential. David is a lovely chap, who met us at the villa very late evening, he couldn't do enough for you and was there if you needed him, but he didn't hassle you. Overall everything was simple and easy from booking to departure home. We would highly recommend this villa for a peaceful and relaxing holiday and thank you David for making our stay a most enjoyable one.

A very stylish Home away from Home

What a wonderful holiday we had, after choosing to book this villa for our stay!

David was very welcoming, and takes much pride in maintaining this property. The villa is in a great location, and although it's a very quiet residential area, it is literally around the corner to restaurants, bars, and the beach.

We would definitely recommend this villa if you're wanting a holiday that involves lazing around the pool, entertaining friends, and feeling spoilt.

You know you've had a great holiday, when you have to check out and really don't want to! Thank you for making our stay a memorable one. We will be back!

Excellent holiday

Excellent location, very nice touches of local interior designed furniture plus all what was needed for our three week stay in October this year, what makes it that little bit more special is the attention to detail that David and Vivien give to it. David was waiting for us on arrival (very late night too) and explained everything to us, he also visited at least twice a week to clean the pool and check if everything was o.k. All the linen was changed once a week and was of very good quality. All in all a super vacation made that much better by two very nice friendly people.

As good as promised

This villa was everything as described, enhanced by the attentions of it's management. Collection from the airport, despite the late hour, was such a help....and help locating some take away beer at that ungodly hour was the therapy needed after a long day of travel.

The pool and the villa were immaculate, and I'm sure the attractive garden has come on in leaps and bounds after all the rain we had, and lots of sunshine to follow.

So handy for shopping, eating, walking, and the beach. No need for a car unless you really fancy getting further afield. There is also a local bus service to Larnaca.

Had a brilliant stay, with everything you could want for home from home comforts. In a very peaceful and quiet location, yet just a few minutes from the beach. You can get away with not having a car as there is a good bus service going into Larnaca and there are plenty of local supermarkets and eateries round and about. Dave who looks after the pool is absolutely wonderful. He picked us up from the airport and took us for a few provisions as it was late in the evening when we arrived. He also took us to do our weekly shop to Lidl. A brill man who couldnt do enough and who made our holiday just perfect.

Just 5 minutes walk to the nearest beach set amongst a range of 4 and 5 star Hotels and numerous shops, bars, restaurants and local tavernas. 10 minutes walk to the Cyprus Tourist Organisation 'Blue Flag' beach and 10 minutes drive to British Forces Base at Dhekelia with its' Leisure Beach Resort. Direct access to the motorway system that covers the whole island of Cyprus and 15 minutes drive into Larnaca with its' promenade and marina and a multitude of international shopping outlets.


15 minutes drive from the new Larnaca International Airport. Motorway access from Paphos Airport takes approximately 80 minutes.

The town of Larnaca is a lively shopping and entertainment centre with a fabulous promenade and marina offering in the region of 50 bars, restaurants and clubs. The villa is ideally situated between the local villages of Oroklini and Pyla where you can find both English and Traditional Restaurants, bars and entertainment as well as an excellent range of shops.

There is a very reasonably priced, regular bus service from the seafront into Larnaca and from there to other parts of the island.

The property is ideally suited as a central base for visiting every region of the island from Agia Napa and the beautiful beaches of the East coast to the stunning coastline and ancient archaeological sites of the West. Easy access to the capital, Nicosia with its' 'Green Line' and border crossing to the Northern Occupied Territory and a direct route to the Troodos Mountains where the ski lifts operate in January and February while the tourists sunbathe on the beaches.

The village of Pyla has its' own border crossing into the North giving direct access to the mountainous region around Kyrenia or the stunning beaches of the 'Ghost City' of Famagusta and the ancient ruins of Salamis.

Changeover day is flexible wherever possible but in the main, guests are requested to vacate the property by 11.00am on the day of departure and keys will be ready for handover at 3.00pm on the day of arrival. Arrangements can be made for the storage of luggage and an area for showers prior to departure.

Bookings are confirmed on receipt of £100 non-refundable deposit with the balance due 6 weeks prior to arrival.

Where dates are unavailable, we also manage the property next door (cy3071) and 4 properties in Oroklini (cy4728, cy5966, cy5988, cy5994). Outside: Private pool (7m x 4m) at the front of the property with 4 sun loungers and table with 4 chairs and 3m sun shade. Well maintained garden which extends to the cooler rear of the property where there is a barbecue area and further seating available. Note: the pool is covered from the beginning of November to the end of March. Cleaning / Towels / Linen / Maid service: Bath and hand towels are provided but guests are requested to bring their own beach towels. All bed linen is provided with a weekly changeover. Other: Upstairs balcony leading off the landing and car port to the side of the property with table and chairs enjoys the shade of the day.
