The Grade II listed farmhouse is located in Woodchurch near Tenterden about 7 miles from Rye and 8 miles from Ashford. The farmhouse is set in 3 acres features exposed timbers (some low beams throughout the property), wood burning stove in inglenook fireplace (logs provided). Own tennis court, games room (with limited heating) with pool table and table tennis table, dart board, children's toy barn, Wi-fi, one small well behaved dog welcome. Features... gas cooker, gas central heating, fridge/freezer, dishwasher, w/ machine, tumble dryer, tv/dvd player. NEW! small tv's/dvd players in all bedrooms. Twin brick built BBQ, Wi-fi. Traditional dinning room seating 8, downstairs wc and shower, Stairs to first floor, large landing area with vaulted ceiling, master bedroom has 5' bed and en suite bathroom with hand held shower attachment, double bedroom with 6' zip and link bed which converts to 2 x 3' single beds on request (please advise) with en suite shower room, double bedroom with 4'6" bed, twin bedroom with 3' beds. Family bathroom with a hand-held shower attachment. Stairs to second floor: study area. access to wireless broadband. travel cot and high chair available upon request. patio with garden furniture, Tennis court ( sports shoes must be worn), no smoking and strictly NO stag or hen parties. There is a pond which is fenced off. (Unfortunately it is not possible to use the farmhouse as a commercial venue such as wedding/christening receptions or other large functions due to the fragility of the period farmhouse).

About the Owner

My wife and I purchased the property early 2004 as a weekend retreat, then found we were not using it as much as we wished as our young daughter began controlling the weekends with school friends, sports, parties etc ( many have been there). As we live in Chislehurst I found myself just coming down to cut the grass and do maintenance. We did not want to sell the property so instead decided to rent it out and give guests the use of our period property, I enjoy putting the finishing touches before a guest arrives and do wish for guests to have an enjoyable time. When our daughter is off to university? that is when we will move down to this property in Woodchurch and I will finally get my chickens and goats..that'll do me.

Lovely Farmhouse for a large family gatheriung

Another stay at Church Elms Farmhouse. This property has everything for mixed ages. The eldest person in our group was 80 and the youngest 8. We all had a lovely time celebrating our Golden Wedding Anniversary. The Farmhouse is well-equipped and there is plenty for everyone to do. The Games Room had plenty to entertain all of us with Table Tennis, Darts etc. and the younger members of the family enjoyed playing tennis. The whole place is so relaxing and it was very enjoyable sitting by the wood burner in the evening and playing games with the rest of the family. All in all a lovely place to stay for all ages - we hope to stay again.

A wonderful birthday weekend

I stayed at Church Elms Farm with my family for my Mum's 70th birthday weekend and we all absolutely loved it. My children ran a riot with all the nooks and crannies! The cottage is beautiful both inside and out, and it was immaculately presented Andy was so easy to contact beforehand and very helpful with any questions we had. We will definitely be back. Thank you for a wonderful stay.

A perfect example of an English country farmhouse in a peaceful and verdant setting.

We were celebrating our 50th wedding anniversary with a small family gathering, the house was perfect for the occasion. Everything one wanted or needed was there much to our surprise and delight!

The owners had left us a selection of treats to welcome us! Which was much appreciated.

The bedrooms were clean and bright and airy, the bath and shower rooms also.

The sitting rooms and dining areas were warm and comfortable. Lots of beams and the inglenook fireplace made it very cosy and atmospheric.

The kitchen was amazingly well equipped with all the things you could possibly want.

The Games room ...which was why we plumped for Church Elms in the first place, was hugely popular and we spent a lot of time in there, when we were not playing tennis! The tennis court was used by us all in turns and enjoyed to the full. Everything was provided there too!!

The gardens were huge and our small dog was very happy in the walled part of the garden. We had a B.B.Q.

as the weather was fantastic bright and sunny and no wind!

We all had a really great stay, with the help of the very generous owners! In a period farmhouse in Kent.

Lovely property beautifully situated in the heart of Kent

Enjoyed the ambiance & peacefulness of the house & we all made good use of the excellent Tennis Court & Games Room. The barbecue was utilised & we ate outside as an additional bonus was that the weather was fantastic.

An added attraction for the kids were the ducks & ducklings.

We would recommended this property to friends & family as it was well maintained & the local attractions were many & varied. The customer service was also excellent we knew we could contact the owner at any time if necessary.

A wonderful getaway with family and friends

Just spent a lovely few days at Church Elms Farm. The property entirely lived up to expectations from the photos and write-up. Great setting, really nice welcome pack (my nephews very much appreciated the jam doughnuts) and brilliantly stocked kitchen. All the rooms were spotless and well equipped with towels and comfy duvets, plus TVs for late night viewing after collapsing in bed. Very clear instructions to get there and access, plus helpful folder of information in the house. Lots of nooks and crannies to explore in the house and outside was even better. The games room was popular even on the hot days! Some friends came to help celebrate my birthday on the Sunday and there was plenty of space to entertain and enjoy the garden. Woodchurch is a lovely walk away over the fields with a couple of nice pubs and village shop. And on the last evening met the local friendly cat - an added bonus. We were sad to leave! Thanks for a lovely stay.

Beautiful, relaxing and charming environment.

On the whole the property and grounds were excellent. The house felt like we were home away from home and it had all the necessities that one would need for every aspect of day to day living.

We would certainly book this venue again and actually did try whilst there to book over the Christmas period. Great place for family and friends to relax and take in Rye and surrounding areas of Sussex.
