Holiday Cottage in Sedgeford, Nr Hunstanton, Norfolk, England - Peaceful Village Location With a Friendly Local Pub & Only 10 Minutes Drive To Fabulous Beaches.

Meadow View is a well equipped and tastefully furnished 'home from home' set in the peaceful village of Sedgeford & has a large garden with picturesque views of the valley below. It's an excellent base for exploring the Norfolk countryside or simply relaxing with a good book in front of the cosy wood burning fire. There is a large timber deck to the rear overlooking the garden mainly laid to lawn but with a pretty meadow (with it's own winding path for children to discover) at the bottom and a trampoline ready to be jumped on! There is ample parking on the driveway.

About Melanie Minns

I live in Oxford with my husband, two children and our nutty Border Terrier called Moose. We bought Meadow View in 2005 after completely falling in love with Norfolk (and all it has to offer) during a friends wedding the year previously. Since then it has transformed from being merely a holiday cottage to a much loved second home and has proved to be an idyllic retreat for both ourselves, our family and friends. We are now looking forward to sharing it with you . . .

Notes:
Outside: There are two seated areas, one on the elevated timber decking immediately outside the house and another amongst the lavender next to the meadow at the bottom of the garden. The large garden is fully enclosed and a wonderful place to enjoy the far reaching views of the neighbouring countryside. In the adjoining paddock there are often horses grazing. In the out building there are balls and buckets and games suitable for playing in the garden or taking to the beach. The is also a BBQ. Utility Room: In the outbuilding at the rear is the washing machine, tumble drier, clothes horse and fridge freezer as well as plenty of garden toys and a BBQ. Cleaning / Towels / Linen / Maid service: Bed linen is provided. From Oct 2014 towels are available for hire - please see Notes on Pricing.

Well equipped, clean, bright, welcoming with lots of socialising room including garden

This property is well cared for, clean, airy, bright and very well equipped including little touches like herbs in the cupboards and logs for the fire. Our family consisted of four adults, two young children and two lazy whippets who also enjoy a mad half hour running at ridiculous speeds - which they did in the fabulous garden which was superb for dogs and children alike, they all spent hours outside. The trampoline in the garden was a bonus! Bedrooms were comfortable, the sitting room very cosy in the evenings once the children were in bed. There is a massive dining table in the open plan dining room/kitchen which was so handy, we could cook, chat, play games at the table etc all at the same time. There is lots to do in the area and the cottage is not far from anywhere you might want to go. The owner is extremely helpful and friendly, top class service. I would recommend this cottage with no hesitation.

Lovely cottage in great part of the country

We spent a week here over New Year. The cottage is well equipped & was perfect for our family of 4 (plus small pooch). We enjoyed exploring the area & then snuggling by the wood burner in the evening. The fireworks on Cromer pier on New Year’s Day were fantastic & were well worth the drive.

Communication with the owner both before and during the stay was good and assistance was quickly arranged for a plumbing problem.

We would highly recommend this holiday cottage & hope to return in the future.

A great find. The cottage is comfortable, well fitted, ideally located. A wonderful pub within walking distance, and wonderful open views into the countryside at the back.

We thought it offered exceptional value too and will certainly be booking it again in the future. It provided us with everything we would want from this kind of break.

A ten out of ten from us on all fronts.

Fantastic cottage

Very well presented cottage and a useful basics cupboard and washing up liquid and dishwasher tablets. Can't wait to come again. Mel, the owner, was very helpful. Thoroughly recommend.

Comfy cottage located on the edge of a lovely quiet village

We stayed here for 1 week beginning of Oct and loved our stay,the weather was kind and we enjoyed visiting the local beaches and towns and exploring what North Norfolk had to offer.

We were super impressed with sandringham country park especially,everything we wanted from a cottage break was here and i'd highly recommend it to anyone looking for a tranquil break.

Very good base for north west Norfolk

We spent a week at Meadow View. It was a good base to discover North Norfolk.the garden was lovely for our son to play in. The place had everything that you needed.

Car: recommended

Coast/Beach:

There are lots of beaches within easy reach. The pebbly Snettisham and Heacham coastline is only 10 minutes drive away. The extremely sandy Brancaster beach is 15 minutes drive while Wells beach with it's picturesque beach huts and dunes is 25 minutes away.

Changeover Day:
Changeover day is Saturday although weekend breaks can obviously start on the Friday.
The cottage will be ready from 4pm on the start date and should be vacated by 11am on departure day please.

3/4/5 day short breaks are available during term time. See pricing structure below:
3 day lets - weekly price minus 30%
4 day lets - weekly price minus 20%
5/6 day lets - weekly price minus 10%

Dogs are very welcome. The charge is £15 per week or part of.

Towels are available for hire:
'Towel Bundle for Two' (consisting of 2 x Bath Towels, 2 x Hand Towels, 2 Bath Mats, 2 x Tea Towels) costs £10.
Each 'Additional Towel Set' (consisting of 1 x Bath Towel, 1 x Hand Towel) costs £3 each.
