About Catherine Joice

I have lived in Norfolk all my life. Daughter of a well known Norfolk farming family I married a farmer in 1963. I worked doing farm accounts and then in 1970 I started renovating the old cottages which I had bought in 1968. This grew into a letting business which I have been doing for over 40 years

I converted old farm buildings into a Saddlery Shop and employed a full time saddler and our herdsman's daughter as an assistant who also helped with the horses. In 1983 when my husband was tragically killed I found it difficult to manage the farm and the Saddlery business so converted the building into a holiday cottage in 1987. My son now looks after this cottage but I do all the lettings

January 2014 We have just had a 5 week stay. The cottage is very spacious, well presented, very well equipped and has a lovely homely feel about it. Easy access to wherever you might wish to visit. We enjoyed our stay so much we are hoping to return next year

Lovely retreat in Norfolk

Property was perfect. Remote enough to offer the peace we sought while only minutes drive from all amenities. Perfectly placed in Norfolk to access local sites, beaches and parks. The cottage has everything you would need for any length of stay. Can't recommend this property highly enough.

Lovely Beautiful Cottage In The Countryside

Saddlery Cottage is so peaceful, beautiful, very comfortable, home from home. The only issue we had was I have Mobility problems and I use a powered wheelchair and a manual wheelchair, we pulled up at the cottage and first thing we noticed was a big step and then a step to get into the cottage over the door frame, there was a garage thank goodness! which had a plug socket in there to charge my powered wheelchair up, we didn't even try to get my powered wheelchair in the cottage the doorway is to narrow.

Inside the cottage is very spacious, clean, comfy beds, comfy settee and chairs in the living room, it has loads of windows to see the beautiful views, a big fireplace with a wood burner fire, we didn't need to use the fire though the cottage was lovely and warm without using any heating, was just the sun blazing through the windows. In the kitchen there's a lovely big dining table and chairs were we all sat everyday, there's a great big window with the most beautiful views of horses and fields in there. The kitchen had everything you needed crockery, cutlery, plenty of pans, utensils, and a good electric cooker easy to use.

There's even a good Internet at the cottage if you need to use it, I have stayed in other properties by other people and the Internet didn't work or was rubbish. Catherine the owner phoned to the cottage to see if all was okay.

Yes we would definitely recommend Saddlery Cottage its a lovely cottage in the countryside. Very Peaceful and quiet if that's what you like! It has a nice big garden to sit outside or children to play safe. The added bonus is your only 5 minutes away by car to Fakenham were you can do shopping at supermarkets or there's plenty of shops, there's plenty of food take-aways : Chinese, Fish & Chip shops, pizza/kebab and plenty more...

If you have children 2mins away at Hempton there is a playground and playing fields. Hunstanton isn't to far away which is a lovely town and seaside with The Wash Monster! Great Yarmouth is just over a hours drive away. Wroxham is a beautiful place to visit you can cruise on the Broads, or there's Wroxham Barns or Wroxham Miniature World. There's always plenty to do in Norfolk that's why we holiday here every year!

Absolutely suitable for us everything provided

We really enjoyed our short stay, there was plenty of room, and downstairs twin with access to bathroom was ideal as Mike has mobility problems, beds were very comfortable, bathroom light a bit dim, otherwise tons of parking space and easy access to Fakenham and Wells etc. We would certainly recommend the cottage and hope to stay again. Thank you Joice for all your help and communications.Mike had the op as planned, very efficient. Service and he is progressing slowly , when you can't use your legs then an arm is out of action it's a problem . There appears to be 2 operating theatres in the health centre, situated next to Morrisons.

Comfortable, welcoming cottage

Saddlery is a comfortable, spacious, well-appointed cottage in a beautiful setting with views over the fields from the lounge and kitchen-diner. Wonderful view on opening the curtains in the morning! The kitchen is very well-equipped with everything you could need for your stay. There is plenty of cutlery and crockery and there is even a dishwasher. The beds are comfortable. The property was clean and well-maintained. Saddlery would suit a couple or a family. There is a nice garden and a patio area which are peaceful to sit in. A nice touch was the 'welcome' basket in the kitchen on arrival. . For those wanting to visit Fakenham it is 4 minutes away by car. The Hourglass in Sculthorpe does very good meals and is well worth a visit. A good all-round base for travelling from. Would definitely recommend this excellent cottage.

A brilliant property for animal owners

We stayed in the Saddlery Cottage with our cat for two months while looking for a property following our return to Norfolk after more than 10 years overseas. We had a slight problem with the washing machine which was quickly attended to with absolutely no hesitation and the woodburner is brilliant.

The property looks out over paddocks and the big sky Norfolk susets from there are stunning. Also I am sure I saw a barn owl a couple of times.

I realise cats are not the norm as travelling companions but our situation was slightly different; he was safe and had plenty of room to explore whilst being safe near the quiet road.

Colkirk is in a great area and really handy for the super Norfolk coastline.
