Beautiful spacious modern two bedroomed, two bathrooms, air conditioned villa with private swimming pool and four sun loungers. This villa is located in the prime Larnaca holiday location. The house has a large private garden and patio area. There are no houses to the rear of this villa. It has south facing sun terraces and roof garden with stunning sea views. Situated in a quiet residential area within a short stroll to the beach. The Villa has free internet WiFi and UK TV Channels. There are many family run restaurants close by to cater for all tastes and budgets. Walking distance to shops and bars, showing live sports and some with nightly entertainment, including live music, karaoke and the very popular bingo night. Short bus journey to the centre of Larnaca City which has an abundance of amenities, a beautiful beach front, marina and fantastic night life. It also has many department stores such as Next, M&S, Dorothy Perkins, Wallis, Top Shop and Debenhams. The Villa is within walking distance of a 10 pin bowling alley and amusement complex. Close by there is a hair salon, bank with ATM, and a corner shop selling English newspapers. A short 15 minute drive away there is a modern multi screen cinema with KFC, showing the latest movies in English and several indoor and outdoor children's play centres in the Larnaca area, with bouncy castles and slides. A 20 minute drive will bring you to one of the largest water parks in Europe. The Villa is well positioned for those travellers who want to explore other parts of the island. About Brian Kavanagh

We are a married couple with two children Kelly aged 8 and Conor aged 12. We lived in the villa from 2007 to 2008 while working for the UN, and have come back each year since. During our stay we take the opportunity to renew anything we find is not up to a very high standard. We fully own the property having received the title deeds in 2010. When we retire we hope to make Cyprus our permanent home.

We love this area because of the beach, restaurants and Laranca City centre. It is a very friendly and safe resort. It has a quiet and relaxed atmosphere. The local people go out of their way to make you feel welcome.

We love spending time with our children in the pool and nearby beaches, parks and play centres. It is a very private villa in a quiet residential area. It is a fantastic location for people who enjoy walking, swimming and water sports. The villa has excellent sea views from the roof garden.

Notes on accommodation: This modern villa has high quality fixtures and fittings. It is maintained and serviced to the highest standards. You will be met at Larnaca airport and transported to the villa if required and this is included in the price. Quiet upmarket residential location within walking distance to beach, shops and restaurants. Very private sunny back garden and pool area. Sea views from two elevated terraces. Ideal for couples looking for quiet and private location yet close to all amenities. Great for a family who want space and a home away from home. Recently we have installed new aircon units, washing machine, oven, iron, WiFi and internet tv, in order to receive UK TV channels. Outside: Outdoor private pool set in an illuminated garden area. The swimming pool is maintained by the pool company on a twice weekly basis. Around the pool there are four sun loungers and the patio has a set of four chairs and table with parasol. There is also a large gas BBQ. There is a front garden with plants and a palm tree. There is a driveway and garage to the side of the villa. There is also plenty of parking outside the villa. There are no houses to the back of the villa. Utility Room: New washing machine in garage/utility room. Dishwasher in kitchen. Cleaning / Towels / Linen / Maid service: Towels and linen are provided and can be changed during the visit for an additional charge to our management company. Most guests prefer to use the new washing machine provided. Clothes dry quickly in the Cyprus sun. Other: We can arrange car hire for you with our management company.

Excellent property and a fantastic location.

The property was as advertised and more. Brian and Anita were very attentive to our needs, answering all questions as were the management company involved.

The villa was spacious bright and has all the amenities you could ask for.

The location was wonderful with the local beach a 10min walk away as were most of the amenities in the village, shops, restaurants and bars.

With the buzzing nightlife of Aya Napa a 30 min drive and the more subdued but lovely Larnaca town centre a 20 min drive.

We would certainty consider another visit.

The perfect villa, a home from home

I have to say you are looked after by Brian and Anita from start to finish. Starting with the organised taxi from the airport, the phone call two days in to check everything is OK plus the deposit back in your account before you arrive home.

As for the villa it has everything you will ever need including UK TV when you need it. The location is so quite and peaceful yet a 5 minute walk and you have many bars and restaurants to enjoy. The pool area is fantastic with outside dining mad easy by the nice large gas bbq.

The place was spotless and with some lovely balconies and a roof terrace to watch the sun go down with a nice cool beer.

Thanks again Brian and Anita ........ We will visit again

Lovely villa in a quiet area of Pyla

Villa was as described, nice and clean with a lovely pool, there are a handful of restaurants nearby, our favourite was La Veranda, a car is essential if you wish to take full advantage of the area as public transport is a bit unreliable.

Owner's Response: Thank you for your kind review. The bus service seems to get better during the summer months, normally there is a bus every 30 mins into Larnaca City. However we also recommend hiring a car for at least part of your visit to explore other parts of this beautiful island. Hope you come back again soon.

Such a lovely holiday - we want to go back!

We stayed for a week at the end of May and we had such a lovely holiday. The house is in a really peaceful area, but close enough to amenities to walk to them - perfect. We spent lots of time relaxing by the pool, and the house and pool were lovely and clean. We also hired a car and went to some beautiful beaches nearby, into Larnaca as well as the Waterworld waterpark near Ayia Napa.

A week wasn't really long enough - I looked to see if there was any more availability when I got home! I'd definitely like to go back. Thanks Brian and Anita

A lovely setting

we stayed for 2 weeks in Brian and Anita's Villa and The villa is in a Quiet neighbourhood with all the amenities within easy walking distance, it is a great place to relax but if you want bars and restaurants they are 5 mins walk away, driving round about is easy and car hire is available at the bottom of the road , highly recommended

Roomy villa, well equipped with everything you need,made our holiday very relaxed and enjoyed our stay in this area of Cyprus. Driving about was easy as roads are very good, and easy to get to places quickly.

5 minutes walk to the nearest beach, beside 4 and 5 star hotels and numerous shops, bars and restaurants. The 4 Star Sandy Beach Hotel, is a five minute walk from the Villa. It is on the beach with large swimming pools and allows non residents use the many facilities for a daily charge. Just walk down and sit on a sun lounger and the life guard will approach you for payment. In 2014 it was about £15 per family per day.The public beach which is even closer, charge about £4 each for sun beds.


15 minutes drive to the new Larnaca International airport. Car hire is not essential but there are car hire firms locally (we can assist). There are Taxis and a bus service in the resort. Airport pick up can be arranged and is included in the price from Larnaca airport. Guests make return arrangements with local taxi company to airport, usually about £20.


8 minutes drive to Larnaca city centre, 20 minutes driver to Ayia Napa. 35 minutes to Nicosia. Water World is 20 minutes drive away.

A hire car is not required to get around the resort. Everything (beach, shops, pubs and restaurants) in walking distance.

Further Details:

There is a bank in the resort within walking distance of the villa. There are many small shops within walking distance. Within a 10 minute drive there are many well known supermarkets including Lidl, Carrefour & Debenhams.

When you book with us, we send you details of all our favourite places to go, which has been of great help for new visitors to Larnaca. We are also on call every day of your holiday to answer any question you might have.

The management company we employ have a team of maintenance staff on call, should anything in the villa malfunction during your stay. It is normally put right within a couple of hours.

Booking Notes:
Deposit at time of booking via electronic transfer. Payment in full, 6 weeks before start of holiday via electronic transfer. Changeover Day:
Changeover day is Saturday but this can be flexible. Guest must depart by 11am on final day of holiday. Late check out cost £50 when available, usually not in high season. Arrangements will be made by us to mind luggage for people on late flights.

Notes on prices:
25% non refundable deposit secures booking. £200 Damage deposit required with final payment which will be returned after inspection within 24 hours of departure. Final payment required 50 days before arrival. If booking within 50 days of arrival payment is required in full, including damage deposit. We accept payment directly to UK or Euro bank account.
