Superb top floor, 2 room apartment, in one of the most exclusive streets in Nice, the beautiful tree-lined rue Alphonse Karr. This property on the sixth floor of an Art Deco building (with lift) is perfectly located at the heart of the Carre d’Or. On the corner of the building, the apartment has an open outlook to the East and South ensuring sunshine from sunrise over Mount Boron until late afternoon. There is a balcony that runs the length of the apartment accessible from all rooms via 4 French doors. There are lovely views over the rooftops of Nice to the hills and mountains beyond, and down into the chic boutique-lined street below: the perfect place for coffee and croissants in the morning or a glass of local rose wine in the afternoon. The property has been completely refurbished (2011). There is a new Italian kitchen, luxury bathroom, and parquet flooring and Italian floor tiling throughout. All appliances, fittings and furniture are high quality, stylish and brand new.

We had an incredible week. An amazing apartment very high quality and beautifully decorated. Nice is a fantastic place to explore and the apartment is the perfect location from which to do this. We also enjoyed fantastic day trips to Monaco and Cannes. Very fond memories, we'd go back in a second!.

Perfect base for exploring Nice

My first stay in the apartment but would love to return and explore more of Nice.

This is a perfect base for exploring the city with its mix of shops, sights and panoramic views.

It is a beautiful apartment; well equipped and comfortable. Despite being very central (with croissants around the corner), it is quiet.

It has everything you need and high spec to boot.

Excellent located Nice Apartment

Excellent Nice apartment

We had a lovely weekend in Nice at this apartment - great location very close to cafes, restaurants and shops, and only 5 mins walk from the promenade and the sea. Slept well - good bed and quiet location. Enjoyed sitting in the sun having breakfast on the balcony!

When searching for an apartment to buy, our priorities were, central location, ease of access from the airport, top floor level (with lift) and outside space with lots of sunshine. This apartment perfectly meets all those criteria. This is our holiday apartment, designed with us in mind, and it meets our needs perfectly - we hope you will enjoy staying there as much as we do.

Nearest Airport : Nice - Côte d'Azur (NCE) at 5.5 Kilometres Nearest Barpub : Many within easy walking distance. at 100 Metres Nearest Ferry : Corsica/Sardinia Ferry at 2 Kilometres Nearest Golf : Golf de Biot at 15 Kilometres Nearest Train : Gare de Nice Ville at 0.75 Kilometres Nearest Motorway : A8 at 4 Kilometres Nearest Restaurant : Many within easy walking distance. at 100 Metres Nearest Ski : Isola 2000 at 94 Kilometres Nearest Beach : Promenade des Anglais at 0.5 Kilometres Car: not necessary


The famous Promenade des Anglais and beach about 5 minutes walk away.


Most people arrive in Nice at the Airport. There are regular flights by both major and budget airlines from the UK and major cities across Europe. The No. 98 bus runs every 20 minutes to the city centre with a fare of €6. Alternatively we can arrange to pick you up at the airport and take you directly to the apartment (fee €35).


The apartment is located in the heart of the city so all amenities are close at hand. There are two bakeries on Rue Alphonse Karr itself; countless restaurants, bars and boutiques are minutes away; Avenue Jean Medecin, Galerie Lafayette and Place Massena (beautiful public square), and the Zone Pietonne are all within 3 minutes walk; Monoprix less than 5 minutes; and the magical old town about 10 minutes. Bus stops for trips to Monaco, Cannes, Vence etc. are all within easy walking distance.

If you are planning your first visit to Nice, or just a short city break, there is plenty to do in the city itself. Stroll around the beautiful Baie des Anges (Bay of the Angels) on the Promenade des Anglais – day or night this is populated by a varied cast of walkers, cyclists, and roller bladers out to see and be seen; eat at one of countless cafés and restaurants, from unpretentious French bistro to Michelin-starred palace, the choice is huge; explore Vieux Nice (the old town) with its narrow alleys, beautiful squares and churches, and the famous flower market in Cours Saleya; dance the night away in one of the many night clubs and casinos; visit some of the many world-class art galleries and museums; indulge in some retail therapy in hundreds of chic boutiques; stop to take in some of the street entertainment; marvel at the yachts in the port area; climb castle hill to take in the stunning views of the city; or simply chill out on the beach. If visiting for longer day trips to Cannes, Monaco, Menton, or even to Italy are easy. Even skiing and other mountain sports in the Alps are possible. There are a huge number of attractions to choose from and you are sure to find something of interest. Particularly recommended are the Musee Oceanographique in Monaco, the Picasso Museum in Antibes, the Foundation Maeght in St Paul, the hilltop villages of St Paul and Eze, the gardens of Ephrussi de Rothschild on Cap Ferrat, the Matisse Chapel in Vence, the perfumeries of Grasse, and Marineland in Antibes. Public transport in the area is excellent and cheap so there is no need for a car, but should you chose to hire one, there is a large underground car park nearby.

A mandatory charge of €50 cash for cleaning must be paid on your departure.
Bed linen and towels are available for hire (optional) at a rate of €20/person - payable in cash on arrival.
Other services such as airport pick up or drop off, pre-arrival grocery shopping, additional cleaning, etc can be arranged with our agent in Nice.

Changeover Day:
Changeover days and length of stay are entirely flexible. The minimum stay is 2 nights, the maximum 3 months.

Nice is a wonderful city - there is something for everyone to do or see, and the weather is fantastic whatever time of year you choose to visit. The property has been recently refurbished to my design. As a professional designer I have sought to make the most of the space available in a simple, relaxed, practical, modern yet stylish way. All materials and fittings are of high quality giving a little bit of the good life in the French Riviera - we could all do with a bit of that from time to time.

  • Notes on accommodation: In addition to the facilities within the property, there is a communal lounge area at entrance level to the building with free WiFi access, and a large communal sun terrace complete with a selection of tables, chairs and loungers. Outside: A balcony which gets sunshine for most of the day runs the length of the property and is accessed via 4 French doors. On the second floor of the building there is a large communal terrace equipped with a selection of chairs, tables and loungers. Cleaning / Towels / Linen / Maid service: There is a mandatory cleaning charge of €50.00, payable on departure. Towels and linen can be hired at a rate of €20.00 per person. Our agent in Nice can provide, airport pick up / drop off, shopping, and additional cleaning etc. by arrangement. Other: There is also a useful cloakroom / storage cupboard.
