Greatasbyoldrectory between Appleby and Kirkby Stephen. Planning a family get-together? Friends reunited? Need plenty of space plus lots of peace and quiet? Greatasbyoldrectory could be the ideal venue for a weekend break from life's stresses and strains. It's a detached large family house, sensitively modernised to preserve its original architectural features, and set in an off-the-beaten-track village (with a church and a welcoming pub) in the lovely unspoilt Eden Valley. If you fancy a break from self-catering there's great pub food in The Three Greyhounds in the village. Lots of good walks. Appleby & the spectacular Settle-Carlisle railway is just 6 miles away. Penrith 19 miles - from there to Ullswater, Keswick and the beautiful north Lake District. The Yorkshire Dales are equally accessible to the east. Yet Great Asby isn't en route to anywhere, so there's little traffic through the village. You have 6 rooms to spread out in: Drawing room, TV room, Hall, Family kitchen, Family dining room and Snooker room. Our rate for greatasbyoldrectory is £310 per night throughout the year (no increase for school holidays!) to 20 December. What started off as the much-loved “Owners Direct”

has deteriorated so much in the last 12 months due to takeovers that we won’t be renewing our expensive advertising with them on 5 July 2018, so please make a note now of our much more economical direct booking site - Greatasbyoldrectory. Greatasbyoldrectory. We're Peter and Jackie Lambert, and we bought the Rectory from the Church in 1982, moving from another Cumbrian village.

Why Jackie Lambert chose Appleby-in-Westmorland

Greatasbyoldrectory has been our much-loved family home for many years. We bought it because it offered us the space to bring up our family in the quiet security of a Cumbrian village. After 30 years, rather than move away from the house we love in a brilliant village, we moved into a tiny detached barn conversion behind the Rectory for much of the year. We still "reserve" the Rectory for our own family get-togethers for 6 or 7 weeks each year, so we can spread out and remember what it's like to stay there! We think that guests will enjoy the house and the area as much as we do.

What makes this house unique

We've had many an extended family get-together and lots of village parties in greatasbyoldrectory - and it's ideal for that. Yet with four good-sized rooms plus family kitchen on the ground floor, plus the snooker room upstairs, there's lots of space for 12 guests to spread out comfortably.

Its 650 years of history and its architectural features (some of which we uncovered) make it a unique and fascinating place to stay.

Notes on accommodation: This is a no-smoking house. Sorry, but due to the cleaning requirements of this large house we can't accept dogs. For our own insurance purposes we do need to know the names of all guests who will be in the house. Outside: Lawn/play space to front. Parking for several cars in private gated drive. Automatic washing machine in kitchen, drying machine in outhouse. Iron & ironing board in kitchen. Prices include bedlinen, towels, teatowels and a fully-equipped kitchen. A cot, high chair and stairgate can be provided free of charge if booked in advance. Barrel-vaulted 650 year-old dining room with refectory table and seating for 12. On the first floor over the dining room is a full size slate bed snooker table. Our rate is £310 a night and we don't charge "service" fees. Perfect in Every Way

8 of us visited the Rectory for 5 days walking. Its location is perfect for walking in both the Dales and the East Lakes with lots of other walks within a 10 minute drive. Jackie and Peter made us most welcome and could not have been more helpful.The property has numerous reception rooms but is warm and cosy especially after a days walking (generally in the rain) and is very well furnished.

There are lots of places to eat nearby and Tom with his minibus kept us in compliance with the law each evening. We will definitely return and would recommend the Old Rectory to any large group

Despite the occasional drizzle the countryside around the Eden Valley is an antidote to life's pressures and always reminds us that not all of the UK is overcrowded! Further afield, both Windermere and Wensleydale are within equal reach by car, not to mention Britain's highest pub, the Tan Hill Inn! You dined out at Great Asby village pub plus 3 other pubs in the area so hopefully you've found a favourite or two if, as we hope, you return. Best wishes, Jackie and Peter.

Beautiful House and surroundings

We had a wonderful stay to celebrate son's 30th birthday with family from Scotland and England. Cath was very welcoming, showing us around. We had a meal in the grand dining room on the Friday and thereafter in the kitchen which was spacious and cosy containing everything we needed. Thank you for the wine and biscuits, a very nice touch. The snooker table was a big hit. The bedrooms were first class, with lots of room and immaculately clean. The weather was good and was warm enough to sit outside on the sunday and enjoy lunch. With all the rooms available the family were able to spread out. Jigsaws in the Hall, games and cards in the lounge. Thank you again for making this birthday celebration a very memorable occasion.

Although Great Asby is firmly in the north west of England it's only 20 minutes from both the M6 and the A66 and so makes North/South and East/West get-togethers fairly easy to get to. Fourth Visit as Good as the First

As the title suggests, this was our fourth visit in four years to the Old Rectory in Great Asby. We keep coming back because it is perfect! We come here with 5 other couples for a weekend of playing board games and this property is ideal for our needs. With so many rooms, it is easy for us to spread out and believe me, we do! Our hosts, Peter and Jackie are wonderful and the house is in superb, immaculate condition. We have even seen improvements every year which makes it evident that they care deeply about this property which has been their family home in the past. As another reviewer mentioned, we were greeted with beautiful fresh flowers and a welcome basket which included wine, biscuits, coffee and tea. The local area is beautiful as well and several of our group went for daily walks. Although there is a pub just around the corner, I don't believe any of our group have ever visited it. Instead, we take turns cooking in the huge, fully equipped kitchen. I would recommend this property to anyone looking for a property for a large gathering in an idyllic setting.

You have been very complimentary in your visitors' books remarks, and of course when we meet, and it is especially appreciated that you've gone to to the trouble of telling potential guests that the Old Rectory is a good place for a 3-day (or longer) get-together. We do plough what we can back into preserving and improving (within listed building rules) what was our much-loved family home and it's gratifying that you have noticed the changes! You've found that guests can spread out in the 3 reception rooms downstairs plus the snooker room upstairs. And of course the 14th century dining room seats 12 and we still find that our own family dinners there linger on for the whole evening when chat and company mean that everyone is happy to stay put! The kitchen also seats 12, so breakfasts & lunches can be totally relaxed as well. Great Asby is not bursting with visitors or night life (just a pub with food), and a car is a must, but it seems to suit our guests, thanks to reviews like yours! Stayed here August Bank Holiday weekend with a group of friends aged between 45-60 and I agree with all of the comments left by previous guests. Jackie and Peter couldn't have been more welcoming. We were greeted with fresh flowers, a welcome pack and refreshments to get us started upon arrival. Very nice touch i must say. This accommodation has everything that you needed for a stay that is very much home from home. All the rooms are very spacious Although we didn't use them there is also outdoor furniture and a barbecue for guests to use. Quiet village which was perfect for us. We did a couple of walks direct from the Old Rectory. Day one was to the local water falls, Hoff, Appleby & Ormside. Day two was to Orton over Asby Scar. Both had refreshment stops along the way and were very good! We ate in The Three Greyhounds one evening and the food was amazing. More your Masterchef than your pub grub but reasonably price all the same. Went into Appleby one night also for an Indian takeaway, very nice food but had to wait for forty minutes so best to ring through first!Will definitely look at returning in the future without a doubt :-)

As you found out, even though both the Lakes and the Dales are less than an hour away by car there are some good walks from the Old Rectory's front door! Mobile phone reception in the centre of the village isn't good, so we are happy for guests to use our landline to order takeaways - the Ashiana is so good and so popular that pre-ordering is the answer. 50th birthday bash

Having a family break away from the normal grind and allowing for family to come from all parts of the country the old rectory fitted the bill to a tee allowing 12 adults space to relax and spread out. Jackie & Peter are the most welcoming of hosts as they are close enough to seek assistance but out of the way to let you get on. Although there was loads of space we seemed to congregate in the kitchen, billiard room or TVs room, chatting and enjoying ourselves. It is also a great base to get about from with different destinations close at hand with the thought of getting back to a lovely location. We had such a good time that other parts of the family and friends are now looking to see if they can book up trying to work out who and when they can go.

We all discussed doing this again and not just for my wife's birthday or special event.

Lytham St Annes

Dad's 70th Birthday Retreat

What an amazing place to spend quality time with family. We were not disappointed when we arrived here for my dad's 70th birthday bash. The property was extremely welcoming and gave us (the party of 10) the flexibility and space to chill out over the 4 days.

The snooker room enabled the big kids to play, along with the all the books and games which the property had. The kitchen held us all well for cooked breakfasts in the morning, with the dining room being the evening venue.

The village location gave access to local walks and of course the road link to Appleby. I organized an Asda food shop delivery on our arrival so we didn't have to worry about taken food with us. The local pub also accommodated us one evening with nice pub grub. Even the local church welcomed us!

In terms of getting out and about, some of the party (ages 4-40 yrs.) went over Ullswater way and did Gyhll Scrambling with Eden Outdoor Adventures- which was a brilliant and memorable experience.

Jackie was the most perfect host who couldn't do enough for us during our stay. Every single one of us still talks about how amazing it was and that we should do it again. So when it came time to say goodbye we know that it won't be long until we do another trip here. A very big thanks to the amazing hospitality, brilliant location and the perfect retreat. Hope to see you soon.

95% of our bookings for Greatasbyoldrectory are for weekends. Because of the time required to prepare this house we are unable to accept midweek bookings between weekends which have already been booked.
