Country Cottage in Hindolveston, Holt, Norfolk, England - Peaceful Rural Setting, Ideally Positioned For North Norfolk Coast, Norfolk Broads And Norwich

Set amongst lawns and fruit trees, where abundant wildlife includes swallows and pipistrelle bats, Garden Cottage offers visitors peace and tranquillity.

The cottage comprises two rooms and a bathroom: to the right of the front door there is a beamed living room with vaulted ceiling, two comfy settees, freeview TV and DVD player whilst at one end is a kitchenette offering full-size fan oven, dishwasher, sink, small under-counter fridge with separate freezer compartment, microwave and toaster, and table and chairs. To the right of the hallway is a large double-bedded room with an adjacent bathroom offering bath with electric shower over, basin and toilet. The washing machine is housed in a laundry room to the rear of the cottage. The property is centrally heated outside the summer months, and an electric fire is provided for cooler summer evenings. Garden Cottage is south-facing and visitors enjoy sitting in the peaceful garden, reading, eating or just watching the wildlife. A well-behaved dog is welcome - however, although surrounded by thick hedges, the garden cannot be considered totally dog-proof. (My other cottage, E3258, offers a dog-proof garden!)

The cottage is located 6 miles from the Georgian town of Holt, with its excellent range of shops and restaurants. The many quiet lanes and off-road tracks are ideal for cycling and walking, while bird watchers will enjoy the local Raptor Point, Pensthorpe Nature Reserve and the Blakeney and Cley marshes. Blickling Hall and Felbrigg Hall – both National Trust properties – are about 15 and 20 minutes distance respectively, and Sandringham, too, is easily accessed. Explore the North Norfolk Coast, with its clean, sandy beaches, as well as the Norfolk Broads and Norwich (30 mins), with its castle, theatres, shops and night-life. Within 3 miles you will find an excellent family-run butchery and bakery, 2 open-late general stores and PO, 2 takeaways and good pub food.

I am a retired school teacher, and live just across the field from Swallow Barn with my two dogs - Pippa, a very friendly Jack Russell, and Tara, a forever-grateful rescued greyhound - and Sunny, my retired horse. Garden Cottage is the annexe to my house. Being so close to the holiday accommodation means I am always on hand if help or information is needed, whilst my son cheerfully deals with any maintenance issues!

Back again for our 4th visit, love this cottage, and val's hospitality, lovely and relaxing - booking again for next year, very dog friendly - always made to feel very welcome. Val is always around but not intrusive, willing to share her knowledge of the area. Just love it.

A Warm Welcoming Home from Home

The Property was the perfect home from home to explore the wonders and delights of Norfolk. Nestled in the countryside but only a 15 min drive from a main shopping area

Val was the perfect Hostess always on hand if needed. The cottage had all that you would need in a well maintained lovely spacious cosy setting the garden was spacious with enough room for the dog to run around in.

the wild life was lovely to see and hear from Woodpeckers, Rabbits and Owls.

So thankyou Val for 2 wonderful weeks looking forward to returning again next year.

Garden Cottage

We must have chosen one of the worst weeks this summer to take our summer break, but despite that we had one of the best holidays ever. Garden Cottage was cosy and warm with all the facilities needed for a home from home feel. It is situated in beautiful countryside with easy access to city, towns, villages and the coast. Each day we returned from our explorations and relaxed in Garden Cottage with a glass of wine and the peace of the countryside all around us. This was all made even more satisfying by the care given by Val, a really lovely lady, who while not at all intrusive, was concerned for our comfort and enjoyment (particularly as she was unable to control the weather for our stay). Thank you Val for the use of your lovely cottage and your company and chats. We enjoyed sharing your little piece of heaven for our holiday week.

From the Owner

Garden Cottage is an annexe to my farmhouse which is sited on a 4 acre smallholding. I bought the land in 1987, and could not believe my luck in finding such an idyllic place to live. It was formally the dormitory accommodation for the horse-mad teenagers who came on fun riding holidays during the summer months. This is such an amazingly peaceful area for those like myself who like to be away from the noise and bustle of the town and enjoy, instead, listening to the joyful sound of the thrush in full song and the hooting of the barn owls.

Sheringham's sandy beach is 20 minutes drive, whilst the vast sandy beach and dunes at Wells-Next-The-Sea are approximately 30 minutes distance. Blakeney, also a 30 minute drive, is ideal for sailing, and crabbing can be good fun at Morston - a further 5 minutes along the coast.


Norwich airport is approximately 19 miles distant.

Mainline trains run to London and the Midlands via Sheringham and Norwich stations.

Regular bus routes operate from Briston, 2 miles distance.

The North Norfolk steam railway can be accessed at Holt and Sheringham, and the Bure Valley narrow gauge steam railway is a 15 minute drive at Aylsham.

Due to the rural location, a car or bike is essential.


The nearest village, with shops, Post Office and pub is 2.5 miles. The Georgian town of Holt, with its excellent range of shops and restaurants is 6 miles, whilst Fakenham, with its weekly market and auction, is 9 miles and the Norfolk Broads and Norwich are 20 miles. Sheringham is 11 miles and Cromer is 16 miles.

Further Details:

Regular farmers' markets and individual farm shops are to be found locally and major supermarkets are available in Fakenham.There are several dog-friendly pubs in the area as well as many good restaurants.

Dogs are well provided with walks, both close to the cottage and in the local Holt Country Park, as well as on seemingly endless stretches of nearby beaches.

Garden Cottage makes an excellent base for accessing numerous places of interest and enjoyment within a half hour journey, from Sheringham to Norwich, from Blakeney to the Norfolk Broads, and with a great deal in between. It would be hard to find a more peaceful and private holiday home, disturbed only by a few neighbouring sheep and some pipistrelle bats. What could be more pleasant than to relax in this tranquil setting at the end of an exhausting day?

A well-behaved dog is welcome, although the hedged garden is not guaranteed dog-proof. Garden Cottage is a non-smoking cottage. Outside: There are extensive and private south-facing gardens set to lawn, flower beds and fruit trees. A table, chairs and barbecue are provided. Off-road gated car parking is provided, and bike storage is available. A rotary clothes line is adjacent to the laundry area. Laundry Room: Set to the rear of the cottage, this houses the automatic washing machine, pegs and clothes basket. Cleaning / Towels / Linen / Maid service: Towels and linen are provided, and changed weekly for visitors staying a second or third week.
