Beautiful four bedroom, three bathroom gite in the Charente Maritime sleeping up to ten.

Sun terrace with BBQ games area.

Four bedrooms, two of which have en-suite shower rooms, one of those being on the ground floor.

The Gite has been completed in June 2012. Everything is brand new with full insulation (important in the hot summers), new bathrooms and kitchens from the UK and laminate flooring, slate laminate in the kitchen and bathrooms, and oak everywhere else.

The dining table made by Lallows Boatyard of Cowes is solid American oak and seats ten comfortably. Lighting is LED spotlights with a dimming and colour changing system for the plinth lights

We have chosen only the best contents for your stay. The crockery is all Denby, and the hotel quality bed linen is all Egyptian cotton with hypo-allergenic pillows and duvets.

The gite is wired for internet and multi-media, and there is a hard drive with 250 plus films and 33,000 songs which are streamed to both of the ultra-thin TVs one with a sound bar. In the upstairs Rumpus Room there is also a Nintendo Wii. Internet is also available wirelessly. If you bring your own PCs and DVDs then these can be plugged in and played as well.

There is a log burner there for chilly evenings and the whole gite is centrally heated in the winter.

There are lovely south facing views from all the bedrooms and reception rooms over rolling countryside with sunflowers, vines, wheat and corn.

The gite has a private terrace and large grassed area of half an acre for ball games etc. There is of course a gas BBQ area and plenty of parking.

There is a games room with table tennis table.

Through from the kitchen is a lounge with two large sofas, there is also a second log burner. Lighting is lovely warm dimmable LED architectural lighting. Further on there is a double or twin en-suite bedroom on the ground floor which is great for those not wishing to sleep upstairs. This has its own private French doors and patio.

On the first floor are a further three bedrooms as follows:

There is a large master bedroom with en-suite shower room and south facing views across the countryside.

Also upstairs is another double room with the same lovely countryside views.

In addition to the en-suite shower room is a family bathroom with a large P shaped bath and shower.

The third bedroom (accessed under a low beam) is the Rumpus Room which has four single beds and with DVD player, Wii and UK satellite TV is primarily intended to be a childrens' room but two of the beds can be zipped together to make a king sized double.

The gite is set it eight acres of private land with a small lake and the main Maison de Maitre which is where we live.

The large 15 meter by 8 meter pool is fully alarmed and complies fully with local and national legislation, whilst unheated it typically gets to 25 degrees (the usual heating level) in May and stays above that until the end of October. In July and August it is typically 27 to 30 degrees.

There is a pleasant walk across the land to the lake at the bottom.

Walnuts and plums can be picked in season. Close by is a wood and lovely walks including along the banks of the Boutonne river which is nice and shady on hot days.

The Charente Maritime is the second sunniest region of France after the Cote d'Azur and is in the Lonely Planet top ten places to visit in 2012.

We are 45 minutes from La Rochelle, with the Ile de Re a little further on. The nearest beach is 30 minutes away, and there is fishing in the river Boutonne which runs through our local village of Torxe.

Cognac is 45 minutes distant and well worth a visit.

Within a day trip's distance are Futoroscope at Poitiers, Bordeaux, and the wine growing regions thereabouts.

Hypermarkets are on the outskirts of the historic town of St. Jean d'Angely about 10 minutes away, and the main A10 Paris Bordeaux motorway is seven minutes away making communications very straightforward.

Arriving at the gite was easy thanks to the directions provided by the owner, Jamieson, who also telephoned to check that we didn't have any hold ups en route to delay us - a nice gesture. We found everything to be as the description promised - and then some! - a superb sunny and tranquil location that was blessed with sunshine for more than 12 hours a day.

There was plenty of space in all the rooms for our party of ten, a bonus with four young grandchildren about when they weren't asking to go swimming again! The bedrooms and facilities were just as you would expect for a recently completed conversion one of extremely high standard of finish. I certainly wouldn't hesitate to recommend this property to our friends who wish to visit this delightful region of France. There is so much to see and do - even we couldn't visit everywhere we wished, there just wasn't the time! This was our second visit to the region and there are still plenty of places that we must try to visit at some time

We found everything to be as the description promised - and then some! - a superb sunny and tranquil location that was blessed with sunshine for more than 12 hours a day. There was plenty of space in all the rooms for our party of ten, a bonus with four young grandchildren about when they weren't asking to go swimming again! The bedrooms and facilities were just as you would expect for a recently completed conversion - one of extremely high standard of finish. I certainly wouldn't hesitate to recommend this property to our friends who wish to visit this delightful region of France. There is so much to see and do - even we couldn't visit everywhere we wished, there just wasn't the time! This was our second visit to the region and there are still plenty of places that we must try to visit at some time so Jamieson be warned - we may be back!

Unlike other properties that we have stayed at, Jamieson was the ideal host - never intrusive, if there was a problem at all (ours was running out of gas!) a quick text or phone call and it was sorted out within a very short time.

If you just want to relax, Petit Champagne is ideal but it is also perfect for visiting further afield- beaches, zoos, aquariums, Futuroscope, Saintes and the Cognac houses are all within easy reach by the excellent road links. You can do as little or as much as you want!

Coast/Beach:

The nearest beach is 30 minutes away, at 40 minutes is Chatelaillon Plage which has a large water park. 50 minutes away is Royan which is a large holiday destination with huge sandy beach.

Travel:

La Rochelle airport is 45 minutes, Bordeaux is an hour and a half, Bergerac is two hours as is Poitiers. We are six minutes from junction 34 of the A10 Paris to Bordeaux motorway. We are four hours from St malo, five and a half from Le Havre and Caen and seven from Calais. Whilst a car is advised, we can pick you up from the airports.

Distances:

The nearest boulangerie is five minutes away in Landes. The nearest town is ten minutes away, it is the lovely historic town of St. Jean d'Angley. On the outskirts of St. Jean are a Leclerc and Intermarche (supermarkets) and also a McDonalds.

Notes:

  • Notes on accommodation: The gite has 'zip and link' beds. So the two king size beds can also be twins if required. We have a high chair and travel cot if required (please book in advance). There is a trampoline and table tennis for use. As well as board games and books. Cleaning can be provided, bike hire, restaurant bookings/recommendations, babysitting (extra charge). Outside: Outside the gite is a private terrace with table, chairs and charcoal BBQ this leads onto a large south facing grassed area, great for games. It has lovely views. The whole property has lovely views as it is set in rolling hills. Utility Room: The washing machine is located in the next building which also has two large stone sinks for post beach washing. Cleaning / Towels / Linen / Maid service: All linen and towels are provided. We use Egyptian Cotton linen and all hypo allergenic pillows and duvets.
