About the Owner

Sarah and Gordon have been the proud owners of Joe House for the past 10 years during which time we have lovingly restored this beautiful property. Much of the work has been done ourselves, with Gordon learning the skills of lime plastering amongst others. When more technical skills were required we have used the great local craftsmen of Swaledale - who have never let us down!

We live in West Yorkshire with our daughter, Ella who loves the cottage, especially the park in Reeth and throwing stones into the river Swale.

We hope people will fall in love with both Swaledale and Joe House as we did - it is a stunning location.

Where do we start?! What a beautiful cottage in such a gorgeous location. The cottage is so well equipped and thoughtfully so. Thank you Sarah for the suggestions for outings – we especially liked the playground at Reeth – surely the most picturesque park in the country! Thanks – we’ll be back. - Tess & family, Sept 2012

Had the most relaxing couple of days - fab cottage - couldn't have wanted for more! Enjoyed the caves/walking at Ingleton & visited Hawes. Nice to get back to the cottage with a glass of wine & the fire :-) Simon - April 2014

A wonderful 3 nights spent here at the beautiful Joe House! Our little boy is just over 2 years old and he has loved playing in the garden & saying "baa" at the sheep! All in all a great short break & we are leaving with lovely memories & a very happy young man! Emma - July 2014

What a fantastic cottage! You really do feel like you are in the Dales here. My 5 year old son loved the seat in the window. He says it is the best cottage he has stayed in. He loved the toys in the cupboard - Kathryn - March 2015

a charming and beautiful cottage set in wonderful countryside.the property was clean and well maintained and had all the equipment you would need for a long or short stay. only stayed for 2 nights but did go to the local pub the kings head in gunnerside for a meal which was very nice, and reasonably priced. sarah the owner gave us all the the directions to the property and there was a information pack when we arrived which had everything you needed to know about the cottage and the surrounding area.would recommend this place to my family and friends and will hopefully come back soon.

Lovely cottage

  • 4 of 5

Joe House is a lovely cottage, well equipped and tastefully done. Our girls loved the swing outside although it needs to be reset as it was quite wobbly and about to pull out of ground completely.

It's a very cozy place and we enjoyed our stay. The stairs are very steep. Our four year olds feel a couple of times but we're fine.

All in all a great stay. Thanks.

Clean, cozy and well equiped.

  • 4 of 5

The cottage is tucked away about a mile outside Gunnerside down a single track road.

We found it clean and very well equiped.

Quite a few things we brought with us were already provided. The cans of lager left in the fridge were much appreciated.

The cooker / microwave and hob are modern and work well.

The heating system works well and kept the place warm and comfortable.

WiFi / broadband was surprisingly fast for a rurual location.

There is a good selection of books, DVDs, games & childrens toys for days when the weather is not so good.

My only real negative was the vehiclular access to the cottage:-

The track leading from the road to the cottage is quite steep and heavily rutted.

In it's current state, this is really only suitable for 4WD or vehicles with a high ground clearance.

I risked it a couple of times but I was worried about my car grounding or damaging the front spoiler.

Eventually I decided to play safe and left the car at the top of the track which made it difficult when there were heavy items to carry.

The parking area at the bottom of the track is described as gravel but is actually grass which can become muddy in wet weather.

Care is also needed when negotiating the uneven flag stone path leading to the front door. This is very slippery when wet.

Just a couple of other minor niggles:-

The TV signal feeding the CRT TV / set top box was poor (probably down to the location of the antenna). This caused the picture and sound to freeze every few seconds.

We were warned in advance that there was a problem with fridge section of the fridge/freezer. It initially appeared to be ok but we later discovered the thermostat was faulty which meant items left in the fridge came out frozen. There is a second fridge in the kitchen that worked ok.

Lovely cottage in beautiful location

  • 5 of 5

The cottage is excellent and as described, well maintained and clean. The owner was very helpful - instructions on how to get there and using the cottage were all clear. I would certainly recommend it to friends. The bedrooms are very comfortable and the bathroom was of a good size, nice, clean and with a great view across the Dale from the loo! The kitchen is large and very well equipped - we cooked every evening and didn't lack for anything. Nice big table too. The stairs are a little quirky (stone and quite steep) but it is an old cottage and all part of the charm. The Broadband worked well - I was amazed it had even reached the house given its location. We did several fabulous walks in Swaldale and across the fells - all from the door. Many more we could have done so looking forward to going back. The Kings Head in Gunnerside is well placed for a stop off on the way home and has a range of good beers - its about a mile away on the other side of the Swale. We didn't try the food - but it had a reasonable looking menu. The Farmers arms in Muker (next village along) and the tea room there were also good and all very hospitable.

Track to cottage needs careful navigation. It is .rutted at top and sworn at bottom. Must go slowly.

Superbly located home away from home.

  • 5 of 5

This was our 5th visit to Joe House, and certainly won't be out last. The cottage is located in a very quiet location, with outstanding views of Swaledale, yet within easy reach of civilisation when needed. It is clean, looked after, and well appointed, with a modern fully equipped large kitchen / dining room, cosy front room with multi-fuel stove, two large bedrooms, with room for a child travel cot, and a powerful shower in the bathroom. For those needing their technology fix, there's WiFi, a TV with DVD player, and a phone signal in some rooms and outside. There is also a selection of infant toys, and a slide / climbing frame, and a swing.

The owner is a lovely person, very helpful, and thoughtful.

After staying in several other cottages near by, I would recommend Joe House over and above all of them.

We have always loved Swaledale - it is a very special place. Joe House allows us to enjoy the area from a fabulous location with all the comforts of home but surrounded by the true character of the Dales. We have a high proportion of repeat guests, who continually tell us how wonderful Joe House is and has become to them and their families.

Facilities

From the Owner

Joe House is a unique property which has foundations dating from the 15th century but includes refurbishment done through the centuries, including plenty of Victorian character - anyone with an interest in the architecture of the Dales will find plenty to talk about. The refurbishment work we have done and the furnishings give a perfect mix of old and new - so you can feel the character but enjoy the comfort of modern facilities. We have filled the house with books and maps to help you explore the area, as well as toys for the kids when you want to stay nearby. We are also happy to give guidance on local walks and attractions to help you plan your stay. It is perfectly located in a secluded spot but gives great access to other areas in the Dales and is walkable to the local pub.
