Villa in Kathikas, Paphos, Cyprus - On A Quiet Street With Great Views The Villa Is Only 5 Minutes Walk From The Centre Of The Village
Kathikas sits amongst the peaceful vineyards of the Laona Plateau, yet is only a short drive from wonderful beaches, including the famous Coral Beach and the cosmopolitan resort of Paphos. It still retains all the charm of a true Cypriot village, with its old stone buildings, narrow streets, ancient church and well renowned local tavernas, where you can sample both authentic, Greek food and local wines, alongside a more international menu. The villa itself is situated on the outskirts of the village, overlooking peaceful views, but is only a 5 minute walk from the heart of the village. There are three good-sized double or twin bedrooms, 2 bathrooms and a large, bright & airy L-shaped open-plan living room and kitchen which open onto a wide, covered veranda and outdoor eating area, overlooking the garden, vineyards and distant mountains beyond. It's a perfect holiday base, whether you like to explore the island or just relax by the pool.

Why Zanna & John Psillides chose Paphos & Suburbs
Though we were both brought up in the UK, generations of John's family have lived in Kathikas and, in fact, Kathikas Palm Villa is built on the site of John's old family house. The current house was built by John's parents and has been in the family for years. We bought it in 2005 to keep it in the family. We love it here and have many memories of childhood, as well as holidays as newly-weds, and so we wanted our children to experience this wonderful village. One day in the future we intend to live here permanently but in the meantime, knowing what a marvellous place it is to spend a holiday, we are pleased to be able to share our comfortable home with other holiday makers.
What makes this villa unique
The property's gardens are large compared to most holiday homes in Cyprus, with seating areas as well as a fenced-off pool area. The large verandahs are also fenced off and make it a safe place for young children, as well as for older visitors. The house is also the only one on the street, making it a perfect location for a private holiday. Beautiful walks through the vineyards and down to the beach (for the more adventurous) can begin at the door. The villa also benefits from several restaurants within easy walking distance.

Fun in the sun!
We chose this house in a village for our holiday so we could experience 'real' Cyprus living & we were not disappointed! The villa was very comfortable & had everything we wanted - and being near the edge of the village it was a peaceful spot with lovely views over the neighbouring vineyards. We loved walking through the old streets to one of the tavernas in the evening (good not to have to drive!) but equally it was nice to stay home & have sundowners by the pool or on the lovely wide verandah. It didn't take long to drive to the beach or Paphos town for a change and one day we explored further afield up into the Troodos Mountains - a fabulous drive visiting an historic monestry & several fascinating villages. All in all we really enjoyed our stay!
So good we visited twice
Our first trip to the villa was in 2013 and it was so ideal for our purposes we came back in 2014. The villa itself is great; open, airy and well equipped, its very nice without being quite as modern and stylish as some other places we've stayed. However it isn't for the inside we particularly like it. We like it mostly for the outside with its wide, spacious terrace which is ideal to contain playing kids while reading or chatting with a glass of something cold. The kids loved it too. The pool area is lovely, a nice short walk through the scenic gardens away and, crucially is fenced off (although a means of locking the gate would help).
The characterful local chapel which is adjacent attracts the occasional characterful local, all of whom are friendly and some stop to chat or even bring fruit. Lovely.
Kathikas itself is relaxed and only a slow 5 minute stroll to the centre. Although we generally prefer to cook for ourselves there are plenty of places to eat and we found the bar on the corner which is up some steps and facing the church to be a nice place for a drink or two.
Overall ths is a great villa at a very reasonable price in a lovely place. You have the more lively Coral Bay 15 minutes away but if you want to be a bit away from the crowds most of the time this is for you. However, unless you want to take a peaceful place as far as being a recluse you must get a car.

Spaceous, peaceful and charming
5 out of 5! This was our second visit to Kathikas, a quiet, friendly and interesting village in the hills above Paphos. Set in a beautiful garden, the scent of Jasmine hits you as you walk through the front gate; the villa well prepared for our arrival with beds made, milk in the fridge and even a welcoming bottle of wine.
Well equipped, with lovely pool, well maintained. We met several villagers, ate in 4 of the 6 tavernas/restaurants, all within easy walking distance and bought our supplies, including Kathikas' own delicious Vasilikon wine from the village store.
Although hot during our stay, the deep verandah surrounding two sides of the villa always provided a cooler spot to relax, and how wonderful, coming from hot, dusty Dubai to enjoy pure, cool mountain air in the evenings. We walked throughout the village, but did not see a single other holiday cottage amongst the many that looked better- for charm, location, sun, pool and shade.
Lovely Villa in Kathikas
Whilst we have visited Cyprus many times and love Kathikas we have never actually stayed in the village - so we took a chance on Kathikas Palm. What a great choice it turned out to be.
The villa is spacious, light, and cool and very well equipped and comfortable. The large, covered, veranda around two sides of the house is ideal for dining or for just sitting in the shade enjoying the peace and quiet and the gardens. The pool area is particularly attractive, with views of vineyards and the distant mountains, and we spent hours just reading in the sun with a refreshing dip when the sun got a little too much.
The villa is situated on a quiet lane, but only minutes walk away from the restaurants, coffee houses and shop. Only a few visitors to the tiny Church next door came by though the neighbours generously gave us some of the fruit and vegetables from their allotment.
Whilst not an issue for us the villa is particularly child safe with a railed, gated veranda, and a fenced pool area.
A lovely, restful week in Kathikas and we hope to return next year.
KATHIKAS PALM VILLA - FANTASTIC SETTING
We can highly recommend Kathikas Palm Villa for a very peacfeful, private and relaxing holiday.
The villa is set in beautiful gardens where we found lemon, orange trees, grapes growing on vines and views of the mountains.
The pool and area was very clean and a pleasure to swim in everyday.
Inside the villa it was very spacious and clean where we felt very comfortable there. In fact we did not want to leave we could of stayed another couple of weeks!
We miss sitting out on the balcony eating our breakfast every morning listening to the birds tweeting in the lovely gardens.
Excellent location for visiting Troodos Mountains and only 20 minutes to the beach. Good restaurants in village too.

Kathikas is home to two local vineyard and the Ayios Ounfrios Red Wine is from Kathikas and the Chapel next to Kathikas Palm Villa is on the wine's label and Vasilikon is one of the white wines from Kathikas, both are very tasty wines.
There are plenty of places where you can get island tours from near Kathikas but it is also close to the Agamas Peninsular, a conservation area where Sea Turtles goes to lay their eggs. Trips to see this spectacular site can be arranged through tour companies in Coral Bay or Paphos.
Coral Beach (Cyprus's most famous beach!) is just a 15 minute drive away. To get to the beach at Polis takes about 20 minutes by car and those at Paphos take about 30 minutes to drive to but you don't have to drive far to get wonderful sea views and there are lovely walks along the rugged coastline.

There are several pretty little villages in the area and following Cyprus Wine Route 1 is a good way to discover some of them. Kathikas is on the route as there are 2 wineries at the village! Venture further to Paphos which is much more than a holiday centre. It is steeped in history & myth back to 3000BC! Visit The Tomb of the Kings & the castle built by the Crusaders. Spend a day in the Troodos Mountains where you'll find traditional villages & the fascinating 12th century Kykko Monestry.
There are several restaurants and tavernas within walking distance in and around the village. For supermarket shopping it is best to go to Peyia, Paphos or Coral Bay where you'll also find banks, lots of restaurants and bars, water sports, golf & other leisure pursuits. There is a hospital in Paphos for emergencies and we keep a comprehensive list of useful contacts in the house for your guidance.

We require a 30% deposit to secure your booking with the balance paid in full 6 weeks before the start date of your holiday. We also require a returnable £250 breakages deposit, payable with the second payment. On payment of the final instalment you will receive details for arrival and departure arrangements.
In the peak months of July & August the changeover day is Saturday or Wednesday only but at other times of the year we are able to be more flexible and will do our best to fit in with what is most suitable for you.

Pay 30% up front to confirm the booking and then 6 weeks before the holiday begins the balance of the cost is paid in full plus the refundable breakages (security) deposit.

- Notes on accommodation: The large outdoor space is perfect for a family. As well as an enclosed pool area, there is a landscaped garden with AstroTurf area, providing a great space for ball games. The wide, wrap-around verandah is enclosed by a fence with 2 access gates which, when closed, provide a secure space for small children to play. The house is within walking distance of the village, which has plenty of places to eat and enjoy the Cypriot way of life. Outside: Cypriot summers provide the perfect excuse for outdoor living and the covered verandah, with barbecue and outside table and chairs, is the perfect spot for al-fresco meals. The garden and sparkling blue swimming pool are regularly maintained. The pool has Roman steps at one end and is safely fenced off from the rest of the garden. Space is included inside the fence for loungers, so you can watch the kids swim as you top up the suntan or keep cool in the shade of the attractive, vine-covered pergola! The stunning garden was professionally landscaped a few years ago - you'll find palms and citrus trees as well shrubs, grasses and perennials growing harmoniously amongst the hard landscaping - all designed for low maintenance and minimal watering in Cyprus's hot, dry summers. There's also an AstroTurfed lawn which is a favourite play area for the kids. Cleaning / Towels / Linen / Maid service: Bath towels & separate pool towels. Bed linen is supplied. We provide a camp cot for babies but no linen. Rental rates include the end of let clean but other cleaning by arrangement. Other: Recent additions to the villa include air-conditioning units in each bedroom. The house was built to allow maximum air flow in Cyprus's hot summer temperatures and there is also ceiling fan in the kitchen.
