About Sally Reynolds

My name is Sally and I moved from North Wales to Italy 12 years ago. I lived in Bellagio until 4 years ago when , for work reasons, I moved to the Sabina area, north of Rome.

I was reluctant to leave Bellagio but Italy has so many beautiful areas that I now feel privileged to be living in yet another! I am enjoying life in the countryside. Having my own olive trees makes me happy; having my own extra virgin oil makes me even happier! (You'll find it in the kitchen of my apartments.)

I have worked in the tourism industry for 30 years and know Italy very well. I will be happy to help you plan your trip to Italy.

Casa Fagiolina is a detached two level house with two apartments which are separate from each other. Although I live downstairs I am frequently away travelling for my job as a tour guide during the summer months. Should I be at home during your visit you will find my presence discrete! Your privacy and enjoyment of your holiday is really important to me! You are welcome to enjoy the large garden with its olive trees, cherry trees, fig, plum and pear trees. Help yourself to the fresh herbs for your cooking and enjoy my own olive oil on your salads.

My guests love discovering this beautiful and interesting ' off the beaten-track' part of Italy as much as spending time in Rome! The area has not woken up to tourism yet and so is a breath of fesh air to discover.

Wake up to birdsong and dine on the terrace watching the sun go down on the mountain in front. Take day trips to hilltop towns, lakes, thermal areas and more.

What makes this apartment unique

I fell in love with the views and the tranquility of Casa Fagiolina from the first moment I saw it. I knew I wanted it even before taking a step inside the front door! The garden brings me joy throughout every season as the plants all take it in turns to show their best side. The climate is wonderful after British grey skies.

My guests all say they are able to really wind down and relax here. Forget mindfulness and meditation.. ...Casa Fagiolina has what you need!

Having stayed at the gorgeous apartment in Bellagio I was keen to stay at Sally's Sabina apartment and wasn't disappointed.....both are like walking into her personal home. They both have all the homey comforts that make them stand out from the usual apartment let, and the views are magnificent. Bellagio has the village appeal with a balcony looking towards stunning mountains and the Sabina apartment has a spacious terrace for dining and sunbathing with country views and access to a garden of olive trees, you may even be able to buy some of the oil produced from the trees directly from Sally. Can't wait to stay again.

This was an excellent stay. Sally was very helpful and the apartment first class. This is a truly beautiful setting. We will be back! (Veronica 2013)

Notes on accommodation: The apartment is on the first floor of a detached house with its own staircase from the outside of the property. The apartments are completely separate. It is perfect for those who want to explore the off-the-beaten track Italy and maybe visit Rome on occasion but also enjoy the countryside. It is real Italy! The area has not yet woken up to tourism so an authentic Italian country life is what you will experience. There is plenty to explore with the use of a car and Rome is accessible from the train station a 10-15 minute drive away. There are numerous hilltop and medieval villages in the Sabina. Many have wonderful 'festa' in the summer and autumn months: great home-cooked food, live music, dancing etc. Whole families attend and they are a wonderful way to get a taste of local life. Day trips may include Tivoli for the Villa d'Este gardens and Hadrian's villa, Orvieto, Lake Bracciano, the Tiber valley to name a few. There are plenty of local walks from the doorstep - no car required. Outside: 2 sets of double patio doors lead onto the spacious terrace. Views are wide open & beautiful: Fara Sabina is on the top of the hill to the right & Mount Soratte is in front. Olive groves are all around. Outdoor furniture includes sofa, 2 chairs & coffee table at one end, shelf unit, dining table with two 3 seater benches at the other. Another wrought iron seat is placed in the perfect spot for enjoying early morning sun with your coffee. Sun loungers, garden table & chairs & barbecue are provided. I have olive & fruit trees. You are welcome to help yourself to the variety of fresh garden herbs for your cooking. Beautiful private pool at a friends' for a daily fee. There are great public outdoor pools in the area, some with restaurants. You can access the fields and country lanes immediately behind the house without driving anywhere. There is an indoor shopping mall with all the important Italian fashion chains etc a half hour drive away. 2 mountain bikes available. Utility Room: Iron & ironing board, drying rack, vacuum cleaner, brooms & cleaning equipment, start-off dishwasher and washing detergents provided. Boules and raquets for childrens' garden games and some board games. Towels for local pool visits. Cleaning / Towels / Linen / Maid service: Beds will already be made up ready for you and towels provided. Cleaning during your stay may be arranged on request, cleaning at end of stay is included. Fresh bed linens provided if staying longer than a week. Blankets. Cot bedding. High chair. Other: The tiled terrace is spacious with dining area (large table & 2 bench seats) & relaxing area (2 seater sofa & 2 chairs). Choose to relax here or on the lawn in the shade of the olive trees. Uma casa completissima!

Adoramos a casa, muito confortável, limpa e repleta de tudo que possa imaginar. Realmente a Sally pensa em tudo.

Cama muito confortavel, assim como os travesseiros, o sofa da sala era extremamente confortavel e a cozinha super equipada.

O que precisava melhorar era a pressão da ducha, que era fraca demais e o sinal de internet.

Um ponto negativo é o comercio local, que para estar nessa casa precisa de um carro, pois a pé tem pouquissima opção.

Mas recomendo muito.

SALLY é atenciosa e uma pessoa muito gentil.

Conheçam a casa fagiolina, serão dias no paraiso.

A Wonderful Way to Experience Italy

We are just back from our stay at Sally's lovely home in Canneto and already miss the amazing vistas and tranquil porch. The house is very well appointed with just about everything you might need, including Sally's thorough book of all you need to know about visiting the area, excursions to Rome (less than an hour by nearby train) and daily operations of the house. There were four of us (two adult couples) and it was perfectly sized to meet our expectations. We were gifted an amazing supply of fresh figs from the home's lovely next door neighbor, and every herb needed in our daily cooking could be found scattered across Sally's beautiful grounds. A few small nitpicks: Only one air conditioner (of three) seemed to be working adequately. In the height of summer, this was problematic, especially for sleeping comfortably at night. And the gardeners/handymen showed up in the early morning hours on several days and were sawing and hammering together a fence just outside our window. These are things that can be easily rectified and certainly didn't detract greatly from our stay. All in all, Casa Fagiolina comes highly recommended as the perfect place to stay in Italy without the hustle and bustle of the big city.

A View for a Thrill

We needed a place to relax after the rigors of a week in Rome and Casa Fagiolina was perfect for our needs. Situation in a quiet village the apartment has the most amazing view that changed throughout the day from sunrise to sunset. Everything you need for a relaxing stay, very well equipped and in a good place for visiting many interesting sites even in January. The weather was surprisingly good enabling us to enjoy places like Tivoli and Orvieto. I would recommend

a stay in Sally's apartment - nothing is too much trouble for her.

We had the extreme good fortune of spending a week in Sally's lovely property in the Sabina, a short distance from Rome. We wanted to visit Rome, but did not want to stay in the hustle and bustle of the city. This lovely apartment was the perfect solution. It is truly a home away from home. The surrounding countryside is beautiful and the views from the balcony are breathtaking. It is an easy journey to the train station and 40 minutes later we were in Rome! In the apartment, Sally thought of everything! No detail has been overlooked. It is bright, warm and cozy. As we were there in November, we were delighted to have the wood fire to come home to. But the greatest pleasure was meeting Sally herself. She is the consummate hostess - happy to help you in any way she can, but equally happy to leave to your own devices.

It was our intention to visit the Italian Lakes later that month. We were so impressed with both Sally and the apartment that we booked a week at her Bellagio apartment, Casa Bellagina. It is located near Lake Como, in a village just a short distance from the town. Again, She had thought of everything. The tiny village is delight and we could entertain ourselves just looking out the window, which overlooked the village square. But a few minutes in the car brought us to the beautiful lake and all it has to offer. It was the perfect end to our stay in Italy. We truly think of Sally as a dear friend and we cannot wait to visit her again next year.

Little bit of heaven

We had the most wonderful holiday here made even more special by the comfortable accomodation and the personal touches left by Sally our hostess. Although a car is required Sally's list of places to visit, local shops and directions were so good it was easy to get around.

Her directions from the airport were particularly good, important when you have just picked up a car and driving on the wrong side for the first time!

We plan to visit her other property next year as this is one of the best properties we have visited! Our one regret was that we did not have longer!!

What a wonderful place to stay! Idyllic countryside propery but an easy train ride into Rome. We drove to Tivoli, Orvieto, and Lake Bracciano to name but a few.

Sally is a wonderful host, offering plenty of travel advice, and local shopping tips! What a wonderful place to stay!

Special interest holidays:

The area is popular with cyclists. The roads are quiet, the terrain hilly and the weather usually good. If you arrive by plane with your own bike you can take the train from the airport directly to Fara Sabina (an hour and a half). I would meet you and transport your luggage. The gates of the property are locked and I have lockable sheds which would hold 4 bikes.

Half or full day cooking classes are available in a nearby village. Learn about local food & traditions as well as making home-made pasta and other treats. Fun!

I work in Tourism, know Rome well & can advise you on how best to explore the city. On request I can also put you in touch with local specialist guides should you wish to explore in depth. There are numerous books on Rome & Italy in the apartment which you may borrow for your day excursions. Maps are also provided. I strongly suggest you make a reservation for the Vatican Museums & Colosseum online from home to avoid queuing. Whatever your interest, I can help.


It is possible to drive to the coast or Lake Bracciano in about 75 minutes. Outdoor pools are a few minutes' drive from the apartment too. It is a little over a 2 hour drive to Sperlonga, south of Rome, which makes a wonderful day out both for the beach and the 'Greek style' town with its rambling alleys.

The nearby river Farfa is a favourite place to cool off in summer...too shallow to swim but great for walking in!


Rome Ciampino is 50 minutes' drive & Rome Fiumicino is an hour's drive. The latter is linked by rail to Passo Corese (Station is called Fara Sabina/ Montelibretti) a 10 minute drive from Canneto. Car use is recommended however as the area is not well serviced by bus and there is no local taxi service. Cyclists are very welcome and there are secure storage areas if you have your own bikes.

When is the best time to visit?

AUTUMN is when the olives are harvested ( including for one day at Casa Fagiolina!). The wonderful perfume of extra virgin olive oil emanates from the various oil mills around, families have gathered to pick their olives and it is all happening on your doorstep. Wine and oil festivals take place throughout the area.

WINTER can be a wonderful time to sightsee in Rome because of cooler temperatures and lack of crowds. Consider timing your trip to do some special Christmas shopping in Rome. Central heating and a log fire make the apartment a perfect winter retreat on cooler days. Because the area abounds with olive trees, it is green all year round and winter is a wonderful time for enjoying country walks.

SPRING is a beautiful time of year when temperatures can be similar to an English summer! My garden will be coming to life and you can enjoy meals outside on the terrace (I once even had Christmas lunch on my terrace!). Throughout spring and summer I have various fruit trees from which you can help yourselves if you are here at the opportune moment ( cherries, figs, pears & plums). Fresh garden herbs are available year-round.

SUMMER is the hottest time of year ( air conditioning inside and awnings outside will come in handy!) All the villages in the area have wonderful 'festa': great home-cooked food, live music, dancing etc. Whole families attend and they are a wonderful way to get a taste of local life. There are several lovely outdoor public swimming pools nearby (June to September) where you can spend a day relaxing. Lake Bracciano and the coast could be day excursions.

A comprenhensive information book is provided as well as a map of the Sabina. There is a great little grocery store a few minutes' walk away. Agriturismo restaurants serving authentic fare are dotted around the countryside. Nothing is well signposted so if you have GPS it is a bonus!

The area has a slow pace of life so ideal for relaxing.

I handle all bookings personally and will always respond to your enquiry as soon as I see it. A 25% deposit is payable to secure your booking and the balance will be due a month before your arrival. Changeover Day:
There is no changeover day. Dates are flexible as are departure and arrival times. I always try to fit in as best as I can with my guests travel arrangements.

Notes on prices:
Weekly prices are listed. For short stay: price per night is €75-€90 depending on season and number of guests. Discount for a stay longer than 2 nights. Prices are inclusive of cleaning before and after your stay, bed and bathroom linens and all supplies as listed above. The apartment is available all year round. Extra charge for a 5th person - a bed can be put in the living area. No extra charge for travel cot and bedding.
