Crannacombe Farm B&B Sleeps 2 (1 Bedroom)

B&B accommodation in the wing of a 17th Century farmhouse on our organic farm in the Avon Valley near Kingsbridge. Wonderful views from all windows of the valley, woods and meadows sloping down to the River Avon. You are welcome to wander the farm,picnic by the river or just enjoy relaxing by our 1/2 mile stretch. Daily/weekly tickets can be purchased to fish long stretches of the river Avon. If you stay here you will be in a very peaceful location, but with great accessibility to all the coast and towns of the South Hams, which offers Golf (at least 3 Courses), a vibrant local food and drink scene,sandy beaches and great walks, including the fabulous South Devon Coastal Path. The cities of Plymouth and Exeter are only 45 minutes or so away. Dartmoor National Park a mere 20 minutes. If you fancy a comfortable and friendly stay with options to easily explore South Devon's many interesting facets, or simply relax in a lovely country setting, then Crannacombe will be for you.

About the property


We are a working Organic Farm in a stunning location deep in the Avon Valley near Kingsbridge. There are lovely walks through the valley and there is the River Avon to enjoy a barbecue by our little beach, paddle, or watch the trout rise. The houses are set comfortably apart, and are set in 80 acres of lush unspoilt pasture and ancient woodland, with 1/2 mile of the river Avon running through it. A key feature of our location is that you can stay at home in the rural idyll described above, or use it as a base for you to explore the beautiful beaches, scenery and picturesque towns of the South Hams. For those wanting benefits of city life, Exeter and Plymouth are both within 45 minutes easy drive. The wilds of Dartmoor are a mere twenty minutes by car.

About Steve and Shirley Bradley

We have been very privileged to have lived in this beautiful Devon river valley for about 25 years. We have managed to raise 5 daughters in this time without contemplating serious self harm- which we consider quite an achievement! Crannacombe is the home of a long established herd of South Devon cows and their calves. We also established Heron Valley organic Cider and Apple Juices on the farm to utilize the apple orchards here. We are lucky that all our girls share our love of this area- so much so that they have remained either in this valley or very close by. We love this location, we are within easy reach of myriad stunning and unspoiled beaches, beautiful country and coastal walks and interesting towns and pretty villages, e.g. Salcombe, Dartmouth, Totnes and Hope Cove.

Why Steve and Shirley Bradley chose Kingsbridge

We stumbled across this farm, in a hidden valley, on a hot summers day while delivering cider to customers in Salcombe. It was empty for two years having been part of a country estate which seemed from another era. We wandered down through the meadows and sat on the river bank watching the fish jump in the dappled sunlight and thought what a beautiful and unspoiled place to live. Years later it is still the same but we have now appreciated that we also have a perfect peaceful base for enjoying the area but also on a rainy day in winter when the beach doesn't beckon we are 35-40 minutes drive of civilization in Exeter, Plymouth or Torquay or our local towns of Kingsbridge Totnes, Dartmouth and Salcombe. Great places to eat out, an abundance of local food producers, a foodie heaven!

What makes this guest house unique

Staying at Crannacombe gives you an ideal base for exploring all the lovely river valleys, beaches and the stunning unspoilt landscape of the beautiful South Hams. But you can also remain here, lazing by the river, wandering round the farmland or visiting the cider company and the South Devon Chilli Farm that are in our little lane. There are footpaths by which you can stroll down the valley through ancient woodlands. If you want to go further afield we are a modest drive from the lovely South Devon Coastal Path, also from the wild landscape of Dartmoor. You can learn to surf at Bantham, sail at Salcombe or take one of the many sea fishing trips offered locally.There are some beautiful National Trust gardens and houses which are within 30 minutes drive, eg; Overbecks & Collaton Fishacre.

Bookings made within 14 days of expected arrival should be paid in full at booking by bank transfer or in cash on arrival. Phone or email us to discuss your preference of payment.The room will be available from 3pm on arrival day and should be vacated by 10am on day of departure.Sorry, no dogs accepted in the B&B accommodation.

Booking Notes:
Provisional booking held for 3 days. Deposit 25% of cost of holiday on booking unless less than 6 weeks before holiday commencement in which case full payment is required on booking. Generally balance payment is due 55 days before commencement of holiday.

Changeover Day:
Changeover day is flexible.. Arrivals not before 3pm, departures by 10am. Short breaks in low season may be more flexible with regards to changeover days and times.

Notes on prices. Minimum 2 night stay bed linen and towels (except beach towels) are included in the rental price.

Notes on accommodation: The B&B accommodation consists of a ground floor, comfortable, double bedroom with private bathroom, just outside the door of the room. With stunning views of the valley, and direct access to a covered deck. Comfortably and contemporary decorated with antique furniture and a flat screen TV with Sky. You can breakfast in your room if you wish, or if the weather is fine we have a lovely terrace with stupendous views where you can eat outside. Breakfast can be farmhouse style using our own eggs,our own Heron Valley fruit juices, local bacon, sausages etc.. Or you can choose a Mediterranean style breakfast if you prefer. Further bedrooms occasionally available, all with private bathrooms, TV and great views. WIFI available in both self catering properties also in B&B accommodation. Only Farmhouse has landline for incoming calls only. Outside: Both self catering properties have private enclosed gardens/courtyards to the front and back, provided with barbecues, dining furniture and the farmhouse has a small summerhouse and paddock. B&B accommodation has use of the owners deck and garden, and all properties have access to 80 acres of farmland and river.

Idyllic rural farmhouse B&B in deepest Devon

We don't usually choose such a rural location for long weekends away, preferring to be nearer the action, but what a treat this B&B was. The beautiful farmhouse B&B is totally out of the way down a tiny lane with traditional high hedges in deepest Devon, but still only 10 -15 minutes drive from the small town of Kingsbridge where there are several restaurants, cafes, pubs and plenty of shops, including some really lovely 'mooching' shops. We particularly loved the grocers!

The B&B room is in small annexe off the main farmhouse where our lovely hosts, Shirley and Steve live - the bedroom gives onto a small hall between the annexe and their lounge with a door to the spotlessly clean spacious shower room in one direction, and out onto the deck and into the garden in the other, so we had our own private entrance and could come and go as we pleased without disturbing our hosts.

The location is the rural idyll one imagines straight out of a Thomas Hardy novel, incredibly peaceful and quiet with amazing views over gorgeous green farmland.

The room itself has a really comfortable bed with choice of pillows, large wardrobe, tea and coffee facilities, a good hairdryer and plenty of space for unpacking. Sweet peas were a lovely personal touch.

The most fabulous breakfasts were served outside on the deck every morning - we were blessed with the most stunning warm weather and glorious sunshine every morning of our 3 day stay.

Shirley and Steve are lovely chatty hosts with all sorts of stories about the area, their farm and family. We've had the most fabulous stay and would certainly recommend it to anyone looking to get away from it all in a really rural retreat, yet with beaches, towns, ports and harbour towns all within really easy reach.

We had an excellent three night stay and our hosts were delightful.An absolute gem of a place

My partner booked our three night bed and breakfast stay and I'm absolutely thrilled that he did.When we arrived at our venue,I had an immediate sense of tranquility and serenity.Our hosts were attentive and made us immediately feel at ease,nothing was too much trouble.The beautiful Devonishire countryside was at our fingertips each morning as we ate outside on the veranda leading from our bedroom door.Shirley and Steve even added in a friendly little female Robin,she came to greet us each morning whilst we were eating our sumptuous breakfast.

Our bedroom and ensuite were lovely,the decor was 'right up my street.'The lovely sweet peas in the room were a lovely touch,the fact that they were from Shirley's beautiful garden made it all the more personal.

We picked up some helpful tips regarding the best beaches to visit and tried them all during the course of our stay.We had great fun navigating the lanes to the beaches,part of the character of Devon.On our last day we loaded up our car with the lovely cider and apple juice from Heron Valley(the outlet is conveniently located just down the road).We also stocked up on chillies at the Chilli farm located just at the end of the road and headed for home with our lovely spoils.

We had a great time with lovely weather and will most certainly be returning again.

A beautiful and peaceful place to stay.

Shirley and Steve were lovely hosts and made me very welcome. Had a wonderful breakfast over looking the gardens and fields. The room was very comfortable and had lots of lovely touches.

I will definitely be going back and would recommend anyone who is looking for a rural break by the coast to stay here.

A Home from Home! Wonderful...

This B&B is a real gem hidden away in the narrow lanes of South Devon. Not only is the location idyllic, Shirley and Steve are simply wonderful hosts who opened their home to us and treated us like '6' Star guests during our 4 day break. The breakfasts were something special to behold, quite simply amazing both in quality, quantity and flavour. If you want to find true relaxation and escape from the rat race, book several days at Crannacombe Farm, you will leave feeling refreshed, relaxed and totally rejuvenated. I cannot speak highly enough of our accommodation, location and treatment. Many thanks to Shirley and Steve.

Bigbury, Bantham and Thurlestone are within 9 mile radius with the beaches of Salcombe within 11 miles. Our property is approx. 5miles from the sea at Kingsbridge and Bantham.


The nearest airport is Exeter 25 miles away or Bristol airport approx. 100 miles away. Car hire is essential to enjoy the area here as public transport is limited.


Loddiswell is 2 miles from here, Kingsbridge 5, Salcombe 11 miles and Dartmouth 9 miles.
