The Cider House Sleeps 8 (4 Bedrooms)

The Cider House has an enclosed walled garden with barbecue and a wisteria clad pergola over a large outside dining table. Steps from garden up to balcony with entrance up to a huge welcoming open plan living/dining/kitchen area with beams, large fireplace with ancient oak lintel and wood burner and refectory table seating 8. Well appointed handcrafted kitchen, original wide-boarded cherry wood floor, wooden shutters and 32" flat screen tv, dvd with free sat. Four bedrooms consisting of two doubles and two twins. Upstairs one double en-suite (bath plus hand shower), stairs (stair gate) from living area down to second double, smallish with handbasin and door to courtyard. Two twin bedrooms both en-suite, one with bath and hand shower, one with shower, with both having doors to the courtyard. Another separate shower room with loo and washbasin. In courtyard a utility room with washing machine, tumble dryer and large fridge freezer. C H, logs, linen and towels included in both properties

We are a working Organic Farm in a stunning location deep in the Avon Valley near Kingsbridge. There are lovely walks through the valley and there is the River Avon to enjoy a barbecue by our little beach, paddle, or watch the trout rise. The houses are set comfortably apart, and are set in 80 acres of lush unspoilt pasture and ancient woodland, with 1/2 mile of the river Avon running through it. A key feature of our location is that you can stay at home in the rural idyll described above, or use it as a base for you to explore the beautiful beaches, scenery and picturesque towns of the South Hams. For those wanting benefits of city life, Exeter and Plymouth are both within 45 minutes easy drive. The wilds of Dartmoor are a mere twenty minutes by car.

About Steve and Shirley Bradley

We have been very privileged to have lived in this beautiful Devon river valley for about 25 years. We have managed to raise 5 daughters in this time without contemplating serious self harm- which we consider quite an achievement! Crannacombe is the home of a long established herd of South Devon cows and their calves. We also established Heron Valley organic Cider and Apple Juices on the farm to utilize the apple orchards here. We are lucky that all our girls share our love of this area- so much so that they have remained either in this valley or very close by. We love this location, we are within easy reach of myriad stunning and unspoiled beaches, beautiful country and coastal walks and interesting towns and pretty villages, e.g. Salcombe, Dartmouth, Totnes and Hope Cove.

Why Steve and Shirley Bradley chose South Hams

We stumbled across this farm, in a hidden valley, on a hot summers day while delivering cider to customers in Salcombe. It was empty for two years having been part of a country estate which seemed from another era. We wandered down through the meadows and sat on the river bank watching the fish jump in the dappled sunlight and thought what a beautiful and unspoiled place to live. Years later it is still the same but we have now appreciated that we also have a perfect peaceful base for enjoying the area but also on a rainy day in winter when the beach doesn't beckon we are 35-40 minutes drive of civilization in Exeter, Plymouth or Torquay or our local towns of Kingsbridge Totnes, Dartmouth and Salcombe. Great places to eat out, an abundance of local food producers, a foodie heaven!

What makes this cottage unique

Staying at Crannacombe gives you an ideal base for exploring all the lovely river valleys, beaches and the stunning unspoilt landscape of the beautiful South Hams. But you can also remain here, lazing by the river, wandering round the farmland or visiting the cider company and the South Devon Chilli Farm that are in our little lane. There are footpaths by which you can stroll down the valley through ancient woodlands. If you want to go further afield we are a modest drive from the lovely South Devon Coastal Path, also from the wild landscape of Dartmoor. You can learn to surf at Bantham, sail at Salcombe or take one of the many sea fishing trips offered locally.There are some beautiful National Trust gardens and houses which are within 30 minutes drive, eg; Overbecks & Collaton Fishacre.

Payment terms are 25% on booking and balance of 75% which is due 55days before holiday starts
.Nonrefundable deposit unless we can relet your cancelled period. Any cancellation within the 55 day period before holiday commences is nonrefundable .Travel cancellation insurance is recommended to be taken out on booking your holiday..

Booking Notes:
Minimum price of £375 for short breaks
Provisional booking held for 3 days. Deposit of 30% of cost of holiday on booking unless less than 6 weeks before holiday commencement in which case full payment is required on booking. Generally balance payment is due at least 6 weeks before commencement of holiday.

Changeover Day:
Changeover day is Saturday, unless by prior agreement. Arrivals not before 3pm, departures by 10am. Short breaks in low season may be more flexible with regards to changeover days and times.

Notes on prices:
Short breaks and possible reductions for significantly reduced occupancy will be considered out of high season. Contact the owners.
Central Heating, logs, bed linen and towels (except beach towels) are included in the rental price.

A beautiful hideaway in the Devon Countryside

A fabulous property set in beautiful countryside with peace and quiet to match. The owners could not do enough to make our stay enjoyable and know the area extremely well having farmed there for many years. Really good wifi/broadband and facilities make this an easy place in which to relax. The cider farm and chilli farm are worth a visit as you pass them going down the lane to the cottage. We will definitely be returning as there is lots to see and do.

Wonderful stay, beautiful property!

We couldn't have asked for more from our time at the Cider Barn. The house itself was really great. All of the bedrooms and the living areas were extremely comfortable and tastefully decorated. There were 8 adults staying and everybody loved it.

The house is set in the most beautiful location with views of lots of green country side and a few of Stephen and Shirley's cows!

Stephen and Shirley were very and helpful when we had any questions, they couldn't have been more accommodating or friendly.

Highly recommend this place!

P.s. Make sure you try the Heron Valley cider which is made just a short walk up the road!

Very pretty

Lovely owners,very characterful property has a stunning position in a gorgeous valley.

We stayed in The Cider Barn as three generations of our family over Christmas

It was generally well equipped but really felt everything a bit tired, I have stayed in many houses on holiday and feel one thing missing is for the owners to road test the facilities before letting (regularly as this house has evidently been let for over 10yrs) it would help take out all the niggles, there was nothing major except some of the beds were so very uncomfortable - probably mainly used by small children and may not be a problem, damp is part of the character but not pleasant or warm and one of the bedrooms was difficult to get cosy in, although the heating system very effective generally and the wood burner is so easy to use and again very effective. If you staying here with young children and out and about each day I bet it's amazing, but we all adults (only six not full capacity) and a bit intense with the indoor space, difficult to be quiet.

Shirley and Steve looked after us well and are great hosts they put up a real Christmas tree for us too (& at no extra cost)

And had tea and milk at the house for when we arrived - most welcome and all in all we enjoyed the Cider Barn.

Owner's Response: Thank you for your kind remarks and other constructive comments and are pleased that you ,all in all ,enjoyed your stay and appreciated the property and lovely location. Unfortunately, one of the negative aspects of your stay you mention ( "difficult to be quiet"is no doubt caused by something we cannot change, ie, the open plan aspect of the living/ dining/ kitchen area layout. Obviously this makes it difficult to find " quiet " as you mentioned, ( other than in the bedrooms or the gardens!) Obviously, sometimes this layout is seen as a big plus for some guests..For example, after your booking,the 8 young professionals who saw in the New Year there and wanted to cook, eat and socialise together in 1 room all the holiday! Commenting further on interior space in the property-- (given you mention there were 6 in your booking,) 99% of our guests do occupy as 8 persons (in 4 couples, or 2 families )and interior lack of space for 8 ha s not been reported by any 8 persons occupancy booking as an issue. We appreciate another separate living room may have been desirable as a "quiet "area for your party ,but that option was not available at this property due to its open plan style. Another comment was that the house felt " a bit tired"This was surprising for us as it had been redecorated and recarpeted earlier that year in time for the 2016 Summer season.Soft furnishings and bedding are also regularly replaced.We are very sorry if you formed that impression. We were not aware of any damp issues at the property,(but have immediately investigated with our builder to verify this) .In fact ,most of this stone built building has secondary insulated walls and, as you mentioned ,has generally a very efficient heating system which helps keep it warm and cosy, with a woodburner and thermostatic radiators , which can used by guests to adjust the room temperature to their personal taste. As regards beds,,be assured we replace the mattresses and pillows regularly, and they are slept on by all ages ,(not just young children,)and of course mattress comfort Is subjective ,a personal preference, and we can only try to go the middle way, not too soft or too hard.! We will certainly check all the beds again and replace ones if necessary. You have kindly commented in your review that you overall enjoyed your stay ,which is very pleasing,as it is always very important to us . We wish you and your family a happy New Year.

WONDERFUL PROPERTY AND HOSTS

Wonderful property in a lovely location with all the facilities for a comfortable stay. My family had plenty of space and having the luxury of 4 bathrooms ( two with bath and shower and 2 shower rooms all with its own toilet) Great for a large family. The setting and views are lovely and an excellent location for visiting all the lovely beaches and attractions of South Devon.

Shirley and Steve were very welcoming and we all agreed we would love to go back again. Highly recommend. Elaine & Steve Freeman and family.

Notes:

  • Notes on accommodation: The B&B accommodation consists of a ground floor, comfortable, double bedroom with private bathroom, just outside the door of the room. With stunning views of the valley, and direct access to a covered deck. Comfortably and contemporary decorated with antique furniture and a flat screen TV with Sky. You can breakfast in your room if you wish, or if the weather is fine we have a lovely terrace with stupendous views where you can eat outside. Breakfast can be farmhouse style using our own eggs,our own Heron Valley fruit juices, local bacon, sausages etc.. Or you can choose a Mediterranean style breakfast if you prefer. Further bedrooms occasionally available, all with private bathrooms, TV and great views. WIFI available in both self catering properties also in B&B accommodation. Only Farmhouse has landline for incoming calls only. Outside: Both self catering properties have private enclosed gardens/courtyards to the front and back, provided with barbecues, dining furniture and the farmhouse has a small summerhouse and paddock. B&B accommodation has use of the owners deck and garden, and all properties have access to 80 acres of farmland and river.
