Villa in San Rocco, Pescaglia, Lucca Province, Tuscany, Italy - The Tranquillity And Closeness To Nature Is Quite Magical, Set In Nationally Protected Forest

Alla Marginetta has been refurbished to the highest standards with spacious comfortable living & dining rooms. We are now into our 11th year of successful renting and every year we strive to get better and add more services. The large kitchen has an island bar for casual eating and relaxing. The lower level has a Tavern bar which leads onto the grounds, washing machine & laundry area. The villa has a beautiful 12x6 large Metre pool with Gazebo & is completely fenced. There is a play area for Children. 3 minutes drive are the lovely villages of San Rocco and Focchia. A further 5 mins on from San Rocco is the picturesque town of Pescaglia. Continuing from Focchia is the quaint town of Fabbriche di Vallico.. There are lovely local restaurants in close proximity of the Villa. The area is great for fishing and mountain/hill walking or just chilling. The garden is landscaped very tastefully and gives you total privacy. We take pride in the personal services we offer. Whatever you wish for please ask and we will do everything we can to help you. We strive to ensure you enjoy this piece of paradise.

About Cathal Lyons

From the very first moment we have loved Italy and especially Tuscany. We go there 4 or 5 times a year. About 8 years ago an old ruins came up for sale on 6 acres. It was such a private place yet close to so many villages and amenities. It was obvious that it would be a massive project which would take a lot of time, money and careful planning but best of all many trips. We are forever indebted to our friend Gina, without her love & care for Alla Marginetta this dream would not be reality. After we received all necessary permissions it has taken over 2 years to finish Alla Marginetta. We live between my wife’s home of Moscow and my home town of Dublin, Miami and of course Pescaglia. I'm an amputee so the heat of Miami & San Rocco really help me, plus the bonus of such a wonderful oasis.

We have come to Italy on so many holidays and in the last 10 years always seem to gravitate to Pescaglia. Alla Marginetta was our first attempt at building a home away from home. While at times it can be frustrating the rewards at the end make it well worth it. Alla Marginetta has been a real project of love and care, we would do it all again in a heartbeat. We picked the area as particularly like Lucca and Pescaglia it is not overrun by tourists as other parts can be and the locals are very friendly. Also, the weather is really good, it is hot but not too hot. When we stay we have so much to see and do while not driving too far, plus when we want silence this is the best place to hideaway.

What makes this villa unique

Alla Marginetta is hidden away and the closeness to nature is magical. You are nestled in the forest and sitting in the garden you can hear the flow of the river below, it is so soothing. For people with young Children you can lwasy see them in the play area while older children can walk the hills and mountains. There is a walking track that passes the Villa which even the locals like to walk. Fishing is just below if you wish. Within a few minutes you have two little villages and then just past them are the towns of Fabbriche di Vallico and Pescaglia plus more. Within about 1 hour is Massa, Viageggio and Pisa for great days out. Florence is also a great day (or 2) out. For those wishing to go to Rome or Milan it is still reachable to both, we go all the time.

Villa Alla Marginetta is a luxurious property in a breath-taking location in Tuscany. It is so well-equipped, - from the kitchen to the outdoor dining areas to the pool area, that we wanted for nothing during the whole week we spent there. It caters for all age groups; there are swings, a slide, a sandpit and plenty of swimming aids for small children, and teenagers have the beautiful swimming pool, and a pool table. There are lots of things to do in the area;The Apuan Alps are easily accessible for climbing and bird-watching (including peregrine falcons and golden eagles). The spa at nearby Bagni di Lucca is well worth a visit, as is the beautiful walled town of Lucca. There are several very good restaurants within a couple of minutes drive. But, even if you feel like doing nothing at all, the Villa has everything that you could possibly need.

Notes on accommodation: We take pride in the personal services we offer. Whatever you wish for please ask and we will do everything we can to help you. Upon arrival you will find information about the surrounding area and things to do during your stay. We really do strive to ensure you enjoy this piece of paradise. Outside: Alla Marginetta is set on 6 acres of land, from the top of the hill all the way down to the fresh water river. The private garden is large and spacious, with a large 12 Meter pool. In compliance with EU Laws the private swimming pool is now totally fenced with locking gates. There is a Gazebo and BBQ inside the fenced area so you can enjoy lazy lunches or dinners by the pool. The Gazebo is large enough to comfortably accommodate all guests. The garden has a play area for children, which is in sight of the rear of the house & from the pool. Around the area is great for Mountain walking and fishing, it is one of the most popular areas for walkers, you will see them trekking all year round. There are a couple of bikes for older children or even adults. Alla Marginetta is secluded and you enjoy total privacy, the nearest neighbour is good distance away. Utility Room: On the tavern ground level there is also a cleaning room with washing machine and indoor area to hang clothes. There is also iron and ironing board. Cleaning / Towels / Linen / Maid service: There is full service with everything clean and ready when you arrive. The linens are changed once a week. If you wish to change more often it shall be charged at 15 euro per person. If you wish the cleaner to come more often we can also arrange. Other: The Tavern Bar has a bar and wine with a seating area, it looks onto the back garden. It also has a TV & DVD. its a nice area to hang about play games and enjoy some wine. Give good access to Swimming Pool, plus shower down after swimming.

Paradise in idyllic setting with pure luxury

The villa is so beautiful and authentic and has everything you would need. The pool water is so clear and is spring water so it is unbelievable refreshing. The location is in between two little villages which are very quant. There is an amazing walk not far from the villa to the village on the hill and another walk down to the river. When I was lying out looking at the blue sky I could hear the river and the birds. Fab! There is a fab place where we ate at the pool under the Gazebo. At night we lit a fire and cooked smores at the stone fire. Love the Villa, love the place. Will definitely be back!

Beautiful Villa, well equipped, had everything. Outdoor stone fire is a great touch

This is a wonderful area and a charming and really spacious villa. Our family loved the villa, it is so big. The 5 bedrooms on 3 different levels gave us privacy which the kids in particular liked. The kitchen island was great to sit around and chat but also outside on the upper gardens (outside kitchen) there is a cool open stone fire and gazebo. The pool on the lower garden is very big and it also has a good gazebo. We had hours and hours of fun in the pool.

Everyone loved the billiard table in the tavern bar on the lower level. The family played there every evening. We spent days at a time at the villa as it had everything we needed. When we did go sightseeing it was also very nice area and a good base to go to the bug cities and towns. Some of our family took advantage of the walks in the hills. We also liked how private the villa is, we didn't see anyone. This is not surprising as the villa is off the road and the nearest neighbour is maybe 400 meters away and even then they also have long driveways. Gina and her team from the management company were there for us whenever we needed them. They even set up a chef for us which was great, the chef cooked up a great 5 course meal and she came at a good price.

All in all, we had a fantastic time and are already dreaming of going back to the Villa again soon.

This was rural and very quiet Italy, in a great property.

The property was excellent, particularly for a group of friends getting together for a week. If you want a relaxing holiday in rural Italy then we strongly recommend it.

Locally there are several very friendly restaurants, one which we loved and visited 3 times - although you may have to drive a few minutes

I love high level walking and it is fairly easy to drive 20 minutes to access some great walking

The views from the house are of the local valley and a bit limited although the quality of the pool and accomodation more than made up for it

We loved the fireflies, bats, and badgers - latter very unexpected

There are a couple of local stores for supplies and bread each morning is a 12 minute walk away

An Absolute delight

Just returned from an extremely enjoyable and relaxing holiday in this villa - without doubt one of the nicest we have ever stayed in. We had a lovely family holiday from 8yrs to 80 yrs. The villa is simply stunning, as is the surrounding countryside. We wanted 'off the beaten track' and that's what we got; and loved it. Great location, delightful local restaurant (Al Coleta) and fabulous weather. Easy day trips to Pisa and Lucca. Very very well recommended.

Spacious, authentic Villa with pool

I couldn't compliment this Villa enough. It was everything I had hoped for and more. It's completely well kitted out so there is nothing you will need that isn't there. The service between the Manager was perfect. The place was immaculately clean and well maintained. The Villa is so big it would accommodate 2 Families quite comfortably. The area is great for walking and fishing. Hill walkers and people cycling would love this place. We ate in two local restaurants and neither disappointed us. We went on some drives and the scenery was breathtaking. We didn't go for a swim as the weather is still too cold but we are already looking up Ryan Air flights to come back and bring with us the rest of the Family with their children.

Fantasit Stay Beautiful Villa

We had a wonderful week in this beautiful villa. The pictures really do not do it justice.

It is situated high up in the hills, very remote and peaceful. Yet within an easy drive to many picturesque hamlets/villages.

The villa has everything you need to make your stay comfortable and relaxing. The pool was superb (sometimes a little cold for the oldies but the kids loved it).

Lovely little restaurants in neighbouring villages, serving excellent quality food at really reasonable prices.

GIna the manager was always available should you need her assistance and was very helpful at arranging someone to cook for us one night. That was very special, so thanks again to Morena.

It took us longer than the stated times to get from Pisa and Lucca, but that may be our cautious driving up winding mountain roads.

Lucca was beautiful, well worth a visit.

Tip, if you have room in the car, it is easier to do the supermarket run on your arrival as it is quite a drive down the mountain. Although there are a number of little stores scattered around that supply the essentials.

Would love to return and would highly recommend to those looking for peace and quiet and who do not mind driving a little distance to explore this beautiful area.

Pescaglia & San Rocco in Turrite,

San Rocco in Turrite is a quaint little village in the heart of Lucca province, about 1 km away is the pretty village of Focchia. Much of the area around is nationally protected so it' is great for walking, cycling and exploring natural sights. A bit further on (10 min drive) Pescaglia is a picturesque Tuscan Village in the Commune of Lucca, it is about 10 miles north of Lucca's Old Town. The village is nestled within the Apuan Alps mountain range which boasts stunning views of the surrounding countryside. The villages are all quiet, charming and full of character with local village shops and bars. The villages of San Rocco in Turrite, Focchia, Fabbriche Di Vallico and Via Fabbriche di Vallico all have lovely little restaurants. The restaurant Al Laghetto in via Fabbriche di Vallico in particular has a great reputation.

Bagni Di Lucca is also a short drive away - an attractive Village with restaurants, a Thermal Spa and a large public pool with diving boards set in the grounds of a Villa. Lucca, with its stunning walled 'old town' is a 35 minute drive from the house and has a range of attractions. There is also a local bus service to Lucca several times a day. Cycling around the Lucca wall is not to be missed!

Major cities like; Florence is about 1 hour and 15 minutes drive, Siena 1 hour 30 mins and Pisa is 60 minutes away. a bit further on you have Milan (3.5 hour), Bologna (2.5 hour) and Rimin (3 hours) are all drivable. Often people fly into those airports and drive down.

The Beaches of Viareggio, and Forte Dei Marmi are an hour away by car with Camiore Beach about 50 minute drive away.

In summary there is so much in and around Alla Marginetta, for those who do not mind a bit of a drive it is easy to even to Milan for shopping. For those who love shopping try the Outlet Mall near Florence (http://www.themall.it/en/), it is great for Italian designer shops at affordable prices, its about 1 hour 40 mins away.

Please note; We just received a cancellation, so we reduced 2 weeks in August from 3500 to 1999! A one off as we have never had a cancellation so late int he season before.

To book: Please use the Ownersdirect booking facility. The €220 clean & maintenance charge also includes your meet & greet. In fact Lucca Property Services are there to help you during your stay. If you need any extra help, like for example booking a chef etc, they can assist you. A refundable deposit of €350 is required, paid on arrival and returned on departure, this is managed by owenersdirect.

Changeover Day:
Check in time is 16:00 to 19:00 and check out time is 10:00am so we can prepare for the next guest. If you wish to check in earlier, please just ask us as often we can accommodate.
