House in St Trimoel, Nr. Dinan/Lamballe, Cotes D'Armor, Brittany, France - Excellent For Families Wanting Space, Privacy And Proximity To Endless Country And Beach Activities.

Sleeping 10-12 people, it provides the perfect holiday for one or two families. The mill is divided into two parts, which are referred to as the house and the cottage. The cottage is within the house, as seen in the pictures, but accessed separately, by stairs that run up the front of the house. The house sleeps seven and the cottage sleeps five. (Years ago, the cottage would have been the accommodation part of the mill.) This slightly separate arrangement means the mill is ideal for two families, or family and grandparents or family and teenagers. The stone mill is approached through a high gate and a 100 meter private drive leads to the house and a south-facing courtyard. This looks on to the fenced millpond and its itinerant wildlife including trout and otters. Behind the mill is a second terrace with garden furniture which looks over a large back garden and the mill river and trout ladder.

About Lizzie King

We bought our much loved mill ten years ago when we lived overseas and only came to Europe for the long Summer holiday. Since then it has provided us with many wonderful holidays in all seasons. We love the garden and the children love the "Swallows and Amazons" experience, exploring and building camps in the surrounding woodland, fishing in the mill pond, paddling in the trout ladder, playing football and badminton in the garden, trampolining, playing table tennis or cycling in the village. The one caveat is that with very small children you have to keep a very careful eye on them because of the mill's proximity to water.

We have made many changes to the mill and its terraces and garden. We have made it lighter, more comfortable but always with a view to its original character.

Why Lizzie King chose Saint-Brieuc area

We love this part of France. The countryside is entirely unspoilt and there are endless walks along the river, through the woods or just along the lanes past the small farms and little stone houses. We wanted a country property in France that was easily accessible from the UK and would offer our children carefree outdoor days at home or on the coast.

What makes this house unique

Horse riding, tennis, golf, fishing, water sports and cycling are all within a short radius of the mill.

Set in the unspoilt Breton farming countryside, the mill is only 12 minutes from the medieval town of Lamballe with its national stud, a bustling weekly market, good restaurants and all shopping conveniences. Just 20 minutes away is the Emerald Coast with its numerous peninsulas and promontories, spectacular sea views, and endless sandy beaches. Further afield but a comfortable day trip are historic towns like medieval Dinan and seventeenth century St Malo, castles, cathedrals and churches, and, of course, the famous Mont St Michel.

In the area are any number of recommended restaurants offering delicious regional specialties from moules-frites to galettes.

Notes on accommodation: On the ground floor of the house is the dining room furnished with an old country table seating 10-12 people. This leads on to the hall and a very large sitting room. On the first floor is one bathroom with bath, shower and second lavatory, and bedrooms leading off a roomy hall. The master room contains one double bed, the second room has two single beds, a third room has adult sized bunk beds and a smaller room has a single bed. All bedrooms are light with wonderful views over the millpond or back garden. The cottage comprises of a good sized-reception room with double sofa bed, and chairs encircling a fireplace and a dining room table seating four within a small kitchenette area. The kitchenette is equipped with two ring stove, microwave, and fridge. Upstairs in the cottage is the bedroom with double bed and single bed. There is also a bathroom with shower and WC. All furnishings are simple and include antiques and painted white furniture. Outside: A large kettle barbecue and furniture is provided for outside dining. Behind the house is a cottage garden, with fruit trees, vegetable patches and shrubs and flowers. This leads down to and along the grassy banks of a small stream. It provides quiet walks, picnic spots, fishing and hours of fun for any family. There is a ping pong table, badminton nets and ball, and a large trampoline. There is a front and back terrace with plenty of garden furniture. 500m from the mill is a large reservoir. You can fish here if you obtain a holiday fishing permit. Utility Room: Washing machine, ironing board and iron. Cleaning / Towels / Linen / Maid service: Linen and towels are provided for an additional 20 euros a head if required. The property is cleaned before each changeover and can be cleaned during a visit at the guest's cost if they so wish. Other: There are games, children books and various toys like lego in the cupboards. Upstairs there is a good range of books for those guests who like to read.

Beautiful house, stunning location

The house is all you could hope for from a French holiday home , a lovely period building decorated beautifully. 10 of us stayed very comfortably with all amenities. The garden is spectacular with the river and dam. The children absolutely loved the plentiful wildlife. The location is peaceful with plenty to explore in the local area. We would recommend this to anyone.

Booking Notes:
Please contact owner or +44 781 650 3427.
We ask for 25% of rental at time of booking and the remainder 4-6 weeks ahead of your stay.
We return your deposit within ten days and usually three days of your stay.
A heating supplement is requested in Winter months.
Linen is charged at 20 euros a head.

Changeover Day:
Change over date is generally Saturday and generally we ask clients to arrive after 4pm and depart before 10am but we can sometimes be more flexible.

Notes on prices:
The prices for out of peak season are for the house only which sleeps 7. If the cottage is also required a further 250 euros a week is required.
An extra charge of 20 euros a head is made for linen if required and an additional cost is made for heating in the winter period of October to March.
