Halfpenny Cottage is a traditional 200 year old Norfolk Cottage. Constructed in local Norfolk Flint faced with mellow Holkham brick, the property is situated in the conservation area of Docking between the ever popular Burnham Market and Brancaster offering visitors the chance to stay in "proper Norfolk". The cottage has 2 double and 2 twin rooms comfortably sleeping 8 plus a cot with off road parking for 2 cars and an enclosed sunny courtyard garden that is child and dog secure. The property is ideal for larger groups or 2 families sharing. Exposed oak beams in many rooms and an open fire in the living room. The cottage offers a chance to stay in a traditional property but has all the advantages of modern living.

About Phil Rix

My wife and I have lived in West Norfolk all our lives and raised a large family (now mostly adults).

We both work full time and family is very important to us - all the more so since we now also have 2 grandchildren.

Phil Rix purchased this cottage in 2011

Why Phil Rix chose Docking

Although we live locally and have travelled abroad for both work and pleasure the North Norfolk Coast is still a special place for us.

The area holds so much for visitors to do and see and we never tire of exploring the many pretty villages or walking along the coast.

We also have many favourite pubs and places to eat within a short drive of the property which we can recommend to visitors.

We fell in love with Halfpenny Cottage the first time we saw it and although we looked at many properties we could not find another house that charmed us like Halfpenny Cottage. We hope you will feel the same after your visit.

What makes this cottage unique

We have raised 5 children so understand the type of accomodation required for larger families or groups. Deceptive from the outside Halfpenny Cottage offers the space for larger groups, with 2 double and 2 twin rooms, a large living room and a garden room. Also with 1 ensuite, a large family bathroom and a downstairs shower room there is plenty of room to clean up when you get back from the beach.

Cleaning / Towels / Linen / Maid service: Towels (not beach towels) and bed linen are included and changed between visitors. Other: Dining Room - exposed oak beams, oak dining room table seating 8 people. Garden Room- TV, DVD player, Playstation 2 games console, double French doors opening out into enclosed courtyard garden.

Lovely house. We were three couples plus one. Lots of room and very comfortable.

We have been visiting Docking for years and love the walks, farmers markets and delicious seafood in the area. Will no doubt be visiting again.

What you see in the photos of the cottage is exactly what you get. A very nice, clean, well equipped, comfortable cottage in a great location to explore Norfolk. Slight downside road noise at times otherwise a very good holiday cottage. We would certainly recommend this

property.

This is a lovely comfortable spacious cottage & was perfect for our family holiday. The property is very clean and extremely well-equipped with well maintained furnishings and is suitable for any length of stay.

Very friendly owners made us feel very welcome. Lovely location, ideal for North Norfolk Coast. We highly recommend this cottage.

Wonderful cottage

We had a short break at Halfpenny cottage booked last minuet with our 2 grandchildren aged 4 and 2 the cottage was very clean bedding and towels lovely reminded me of posh hotel with all the detail. We would defineletly stay here again we've been to docking before ideal area just a few miles from most places.All though we never meet the owners he sent me a text to see if we were ok and again when we left to thank me for stripping beds

A lovely holiday

We had a fantastic holiday at the cottage. It had everything we could have wanted, an enclosed and safe garden for the children and enough space for two families - four adults and four children - to stay comfortably.

The road it's on was a little noisy but it was great to be in such a lovely village with shops we could walk to.

The area is also lovely, with so many things to see and do just 10-15 minutes away. We could have spent a month there and not done everything we wanted to!

Booking Notes:
A 25% non-refundable deposit is payable on booking. Balance to be paid 6 weeks before start day of the holiday. An extra £30.00 charge is made for dogs.
A housekeeping and breakages deposit of £100.00 is payable before the start of the holiday that will be refunded in full within 7 days after the end of the holiday providing the the property is left in good order.

Changeover Day:
The property is available from Saturday to Saturday, we can be flexable on this outside of the peak season. Short weekend or midweek breaks maybe available outside of peak season.

Notes on prices:
Prices include bed linen, towels (not beach towels), electricity, heating, coal and logs.
