Halfpenny Cottage is a traditional 200 year old Norfolk Cottage. Constructed in local Norfolk Flint faced with mellow Holkham brick, the property is situated in the conservation area of Docking between the ever popular Burnham Market and Brancaster offering visitors the chance to stay in "proper Norfolk". The cottage has 2 double and 2 twin rooms comfortably sleeping 8 plus a cot with off road parking for 2 cars and an enclosed sunny courtyard garden that is child and dog secure. The property is ideal for larger groups or 2 families sharing. Exposed oak beams in many rooms and an open fire in the living room. The cottage offers a chance to stay in a traditional property but has all the advantages of modern living.

About Phil Rix

My wife and I have lived in West Norfolk all our lives and raised a large family (now mostly adults).

We both work full time and family is very important to us - all the more so since we now also have 2 grandchildren.

Phil Rix purchased this cottage in 2011

Why Phil Rix chose Docking

Although we live locally and have travelled abroad for both work and pleasure the North Norfolk Coast is still a special place for us.

The area holds so much for visitors to do and see and we never tire of exploring the many pretty villages or walking along the coast.

We also have many favourite pubs and places to eat within a short drive of the property which we can recommend to visitors.

We fell in love with Halfpenny Cottage the first time we saw it and although we looked at many properties we could not find another house that charmed us like Halfpenny Cottage. We hope you will feel the same after your visit.

What makes this cottage unique

We have raised 5 children so understand the type of accomodation required for larger families or groups. Deceptive from the outside Halfpenny Cottage offers the space for larger groups, with 2 double and 2 twin rooms, a large living room and a garden room. Also with 1 ensuite, a large family bathroom and a downstairs shower room there is plenty of room to clean up when you get back from the beach.

The property is close to the North Norfolk coastline that has international renowned wildlife reserves. It is also an ideal base for those interested in walking with any options and routes including the Norfolk Coastal Path.

Situated a 5 minute walk away is Docking Fishing lake, day tickets can be purchased in the village.

Coast/Beach:

There are many beautiful unspoilt beaches in North Norfolk. Brancaster is the closest to the property and is just 5 miles away.

Situated in Docking the property is 8 miles from Hunstanton, 12 miles from Wells, 12 miles from the market town of King's Lynn, 30 miles from the fine city of Norwich, 35 miles from the traditional seaside towns of Shringham and Cromer. 40 miles from the unique inland waterways of the Norfolk Broads.

Garden Room- TV, DVD player, Playstation 2 games console, double French doors opening out into enclosed courtyard garden.

Super family holiday home

Halfpenny Cottage was perfect for our holiday for three generations of the family - plenty of space for everyone. The cottage has a lovely welcoming atmosphere and we had a very relaxing time staying here. It is extremely well equipped and all spotlessly clean. The welcome basket was a nice surprise. We had several trips to Brancaster beach, also Sandringham and Wells. In Docking itself we recommend the superb pizzas from the mobile pizza oven which visits the village hall on Monday evenings.

House was fine but garden to small and on main road

The house itself was OK but the garden was very small and had to be used to park car as the house was on a busy main road.

About 30 minute drive to Hunstanton which was too far as we went their at least once a day for the kids to use the beach and amusements.

Owner's Response: Thank you for your review. The garden is small but it is fully enclosed, it's big enough to park up to two cars and their is a patio area with a round picnic table that seats eight so room for BBQs and out door eating. Puzzled by the comments regarding the amount of time to drive to Hunstanton as it is only 7-8 miles away so should not take 30 minutes to drive to.

VERY ATRACTIVE HOLIDAY COTTAGE

This is a lovely spacious cottage just right for a family holiday. There was plenty of room for our family of eight. It is well equipped plenty of games and books for the children and it's not far from the coast .

Lovely house. We were three couples plus one. Lots of room and very comfortable.

LOVELY COTTAGE

What you see in the photos of the cottage is exactly what you get. A very nice, clean, well equipped, comfortable cottage in a great location to explore Norfolk. Slight downside road noise at times otherwise a very good holiday cottage. We would certainly recommend this

property.

A 25% non-refundable deposit is payable on booking. Balance to be paid 6 weeks before start day of the holiday. An extra £30.00 charge is made for dogs.
A housekeeping and breakages deposit of £100.00 is payable before the start of the holiday that will be refunded in full within 7 days after the end of the holiday providing the the property is left in good order.

Changeover Day:
The property is available from Saturday to Saturday, we can be flexable on this outside of the peak season. Short weekend or midweek breaks maybe available outside of peak season.

Notes on prices:
Prices include bed linen, towels (not beach towels), electricity, heating, coal and logs.
