House on Penwarne Farm near Mawnan Smith, between Falmouth and The Helford, Cornwall, England - Rural Location between Falmouth And The Helford River and only a mile from the SW Coastal Path

Penwarne Farmhouse is on the edge of a complex of renovated barn buildings which have been converted to provide accommodation. Set in an elevated position it has fantastic views over the countryside to the sea and Falmouth and Pendennis Castle. The house in on a working farm which produces beef and has been in the Mann Family for five generations. There is also a camping and touring caravan site on the farm. The house is comfortable and well equipped with two 3 seater settees in the lounge which boasts a 40" SMART TV with internet access. There is a well equipped kitchen/diner to the rear of the property. To the front of the property there is a conservatory overlooking a large front garden which is well equipped with garden furniture and barbecue for al fresco dining. There is plenty of parking adjacent to the property. Situated between the spectacular coastline and its golden beaches of Meanporth, Swanpool and Gyllyngvase, and the Helford River which runs from Falmouth Bay to Gweek. Visit Helford Passage and get refreshed at The Ferryboat Inn or hire a motor boat and explore the river or catch a ferry to the other side. About a mile away are the sub-tropical gardens of Trebah and Glendurgan which slope down to the foreshore of the Helford River. The SW Coastal Path is about a mile away. Falmouth is a short drive away and is an excellent place for all ages with its fabulous range of beaches at Gyllyngvase, Castle and Swanpool and vast range of shops and restaurants. Visit Pendennis Castle and take in the fabulous views of the Carrick Roads. Look in at the Maritime Museum and see what happens under the water and get a closer look at the ships in dock from the telescope in the tower. Falmouth also hosts many vibrant festivals during the year including Falmouth Week, Oyster Festival, Sea Shanty Festival and occasionally the Tall Ships visit, not to mention the Red Arrows which usually come for Falmouth Week.

Notes on accommodation: Good sized family accommodation. Large front garden with furniture and barbeque. Large front conservatory with well proportioned table and chairs and armchair. Fantastic views over countryside to sea from garden and conservatory. Large entrance porch with plenty of coat hooks and space for storing shoes, boots etc. Downstairs WC and wet shower room. Large kitchin/diner fully equipped for a home from home family holiday. Comfortable modern lounge with 40" SMART TV and DVD player. Two large double bedrooms and a single room with bunk beds. Separate WC and large family bathroom/shower. There is also a loft room which is suitable to be used as additional sleeping space provided by two single beds. This is only suitable for children over the age of 10 years of age and fit adults as access is via a steep wooden loft ladder (If this room is required there will be an extra charge of £50). Plenty of parking adjacent to the property. Sorry but no dogs/pets allowed at this property. Outside: Large lawned front garden with garden furniture and barbeque. Parking adjacent to the property. Utility Room: none Cleaning / Towels / Linen / Maid service: Bed Linen and bath and hand towels provided. Other: Large front conservatory with large table and chairs and armchair. Large entrance hall with piano and plenty of space for coats and shoes etc.
