Stunning, architect designed villa set in its own grounds (2.2 Ha), amid vineyards, olive groves and rolling countryside. An area with magnificent vistas, between the historic towns of Orvieto (12km) and Todi (15km). This modern, yet classical designed villa encompass open plan living /dining opening on to a spacious shaded terrace. Set in landscaped gardens with a 12 x 6m infinity pool and travertine terrace. Amenaties also include Hot Tub, shaded pergola, outdoor kitchen wiht dining area and barbecue. Perfect for watching the setting sun while you enjoy an evening dinner by the pool.

At Villa Coramaura we are happy to offer a shopping service for arriving guests after a long journey. We also offer a cook service for those that really want to relax, after all there is nothing better than relaxing by the pool with a glass of wine whilst our italian cook prepares a wonderful traditional Italian meal. Other services available to guests are, welcome pack, wine purchase, wine tasting and midweek house cleaning/linen change.

Located within 4 km of 3 local villages-Montecchio, Baschi and Civitella del Lago all of which have great local restaurants, cafes and markets. Easy access to Rome’s Fiumicino and Ciampiano airports 1.5 hours. One hour from Perugia Airport.

This luxury Villa is well positioned for day trips to Siena, Florence, Assisi. Close to other historic towns and lakes in Umbria, Lazio and Tuscany.

About the Owner

Having looked at porperties in Liguria, Le Marche and Tuscany, we setteled on Umbria. As lovers of all things Italian we favoured the countryside and were attracted to this area because of its fantastic views. Easy access to/from Rome and Perugia airports allows us to visit as much as possible. We wanted to be away from the main tourist sites yet close to the many wonderful attractions of Umbria, Tuscany and Lazio.

Superb Umbrian Villa

We spent a wonderful week with our adult daughters at Villa Coramaura. It is a top quality yet relaxed house with outstanding pool/hot tub area, and glorious views. It is in a quiet location but close to many pretty villages, and the lovely Lake Bolsena. Tania is very organised and friendly, and we can highly recommend a meal cooked by her.

It was our first visit to Umbria and this villa, but we hope it will not be our last!

High quality setup villa with outstanding sunsets

This is the second time in 3 years we are coming back to villa Coramaura. Joan and Patrick have made a fantastic setup here in the hills of Umbria.

The property is 5 star quality and during your stay, Tania Ceccarelli - who looks after the house, will ensure that everything is in perfect order.

The house is located only an hour's drive from Rome Airport. Local shopping in Orvieto close by and the small village Civitella del largo in the hills in front of the property offers fantastic view over the area.

I will recommend to stay here at Joans beautiful house to all my friends and family, and we will for sure come back once again.

We found paradise in the heart of Umbria

Villa Coramaura is the perfect place for two families to have their vacation. I would love to keep it a secret, so I could have this place for my self, but that would be a shame, since I can only come here two weeks every year.

The Villa is 5 star quality, with 4 perfect bedrooms, 3 bathrooms and the perfect kitchen to make fantastic dinners. The view is fantastic, and the surrounding areas has a lot to offer. You have Orvieto, Rome, Siena and much more within 100 km. Enough to make both the turist and the sunbather happy for days and days.

The pool area is fantastic, and has its own kitchen and lounge.

I would recommend any person to get Tania Ceccarelli to come and cook a dinner for you. Thank you Joan and Patrick Kelly for making such a fantastic Villa with passion and everything.

Location

Good food and wine is important to us; there is a great respect for both in this region of Umbria. We love the wonderful green countryside, bright sunshine and warmer temperatures. This area is steeped in history with magnificent renaissance architecture. Orvieto and Todi are both great towns with lots of attractions. Sometimes we go into Orvieto just to look at the Duomo - it never fails to impress. We also love Lake Bolsena which is 20 minutes away - handy for a great lunch by the lake side. We are located just one and a half hours to the coast - Argentario's Porto San Stefano and ferry to Isola del Giglio.

Special interest holidays:

Several walks close to property on country roads through the surrounding hills and vineyards featuring Etruscan Necropolis nearby. Local towns and villages steeped in history; magnificant art and architecture.

Lots of exciting festivals and events happening throughout the year in this region, espicaslly in summer. Many notable vineyards close by: Barbarini, Tenuta di Corbara, La Velette, and Falesco. Vineyards in the Montefalco region about 40 minutes away.

Umbria is particularly proud of its food and wines. The villa is well positioned for day trips in Umbria, Tuscany and Lazio. This area also offers beautiful local villages and fantastic landscape.

Coast/Beach:

The villa is located one and a half hours from the Coast - Argentario and the elegant town of Porto San Stefano where you can catch the ferry to Isola del Giglio. There is a beautiful beach at Montalto di Castro on the coast which is suitable for swimming and sunbathing- its 85km from the Villa

Lake Bolsena has crystal clear water formed by a volcanic crater and a lovely place to swim. The town of Bolsena is about 25min. from the Villa.

Travel:

Close to the beautiful historic town of Orvieto (12km) and the equally interesting town of Todi (15km). Good access to the A1 motorway. Within 1.5 hours from Rome’s Fiumicino and Ciampiano airports, and 50 minutes from Perugia Airport.

Distances:

10 minutes: Villages - Baschi, Montecchio, Civitella del Lago

20/30minutes: Towns - Orvieto, Todi, Lake Bolsena.

60 minutes: Assisi, Cortona, Perugia, Lake Trasimeno, Montepucliano

90 minutes: Siena, Florence, Arezzo, Montalcino.

Further Details:

Fine local restaurants, including Sala della Comittisa in Baschi. Trippini restaurant in Civitella del Lago. Il Corno Rosso 10 min away. Great fish restaurant - I Gelsi, 15 minutes away. World famous Vissani restaurant located on Lake Corbara is just 10 min. away. Orvieto at 12 kilometres (20 minutes) has many fine restaurants and attractions. Market on both Saturday and Thursday mornings. Todi 14 km (25 minutes) in opposite direction with many great restaurants and sights.

  • Notes on accommodation: Beautifully furnished in modern, easy style that gracefully blends maximum comfort with respect for traditional architectural charm. Stone fireplace, high ceilings with chestnut beams. Inside and outside staircases. Open plan living with magnificent views from all sides. Plenty of sitting and dining space and quite spaces. Two sets of double doors open on to very large terrace (with gas and wood burning barbecue) for al fresco dining and watching the setting sun. Outside: Landscaped gardens with 12m x 6m infinity pool surrounded by a spacious travertine terrace with shaded pergola, hot tub, dining area and outdoor kitchen with sink, fridge and wood burnibg barbecue. You can relax and dine by the pool side in the evening. Pool loung chairs and comfortable outdoor furniture. Two additional terraces provide quite space for relaxation, one below the villa and one set in the tree tops below the pool giving great views of the countryside. Utility Room: The utility room has a sink, washing machine, clothes dryer, iron and ironing board/platform. Also has an extra fridge freezer and electric kettle.
