Mini Dean Sleeps 2 (1 Bedroom)

Mini Dean is a spacious twin-bedded, self-catering cottage annex, attached to Lower Dean farmhouse. The annex has a large bed/sitting room, well-designed kitchen, separate shower room and small, private walled garden with a built-in BBQ area.

Mini Dean is ideal for couples wanting a short break in North Devon or riding holiday on Exmoor National Park, with the riding stables next door.

Alternatively, Mini Dean can be booked as additional accommodation for Lower Dean for larger parties.

The large bedroom/sitting room has twin beds, comfortable chairs, table, TV with Freeview and DVD player. There is a well-equipped galley kitchen and there is a shower room with toilet and basin. The annex is centrally heated.

Mini Dean has its own, small, private, walled garden with a built-in BBQ area.

About the property


Lower Dean is the major wing of an imposing and very beautiful stone Devon farmhouse. Ideal for riding holidays in Exmoor National Park, the house has bedrooms and bathrooms that have recently been completely redecorated to a very high standard and the large sitting room has a wood burning stove for cosy winter days! Lower Dean has a lawned front garden and the use of a larger back garden with garden furniture - ideal for 'sundowners' in the summer. The small BHS/ABRS accredited riding stables next door offers lessons as well as wonderful hacks across the Exmoor countryside. Riding holidays and short breaks are available on request.

About Nicola Muir

My husband and I live with our two children (11 and 13), three dogs, one cat, ten chickens and 2 ducks. We run a green energy company from our office on the farm, developing anaerobic digesters and wind turbines. I am also a cookery writer and have written two cookery books. We enjoy outdoor pursuits such as walking on the moors, riding, surfing and fishing, as well as swimming, tennis and skiing. My children are very active and constantly on their bikes or on the trampoline.

My husband is a DIY demon which is fantastic around the house. I enjoy my garden although I am no expert. I tend to concentrate on my vegetable garden and we are lucky enough to have a wide selection of fruit trees on our property.

Lovely place to stay

We stayed in the attached Annex as there was only 2 of us and we were making the most of the bank holiday weekend with a 2 night break. It was clean and had everything you need for a short stay, the owners were friendly and the surrounding area is beautiful. We took our small dog as we had read the annex had a garden which turned out to be a lovely sun trap that you could shut off so the dog could run free . Had a lovely weekend so thanks to the owners we hope to visit again in the future .

Looked nice

Looked nice but disappointed. No log burner. When we arrived after being on the road for 8 hours we looked forward to a cup of tea, nothing there no welcome pack nothing, have never stayed anywhere that a welcome pack was not provided, tea,milk etc this is self catering, b&b, hotels everywhere, this is the first thing people look for on arrival. Beds not very comfortable but I am used to a tempura mattress, some of the crockery was dirty. Could not put heating on and I was cold. Also there seemed to be a family of moths living in there, we counted 10 first night, threw them out, went out came back no lights on, door or windows open but there was still 6 more there, we could not get rid of them. Blankets smelt of dog. On the positive side chairs comfortable, nicely decorated. Nice area to stay if you want peace.

Owner's Response: You have just reviewed a property you did not stay in! You stayed in the Annex we call Mini Dean. The log burner is located in the Farmhouse and the details clearly show this! There is no mention of the log burner in the annex! We take on board the comments regarding the welcome pack, one will now be provided for future guests. Our regular guests always comment on how comfortable the beds are, we have looked up what a tempur mattress is and found out it’s a very expensive specialist mattress! If you had a particular need for a specialist bed, it would have been helpful to know this beforehand although this was a very last minute booking. The radiators are operated by individual thermostats found on every radiator; our Welcome Book clearly mentions this. Your stay was in June and the heating was set to come on at the summertime setting.....a couple of hours in the morning and evening. There was also an electric heater provided within the property which is available for all guests to use. Exmoor does have a wide variety of wildlife and sometimes they are attracted to lights when it gets dark. It only needs a widow left slightly open for the moths to enter. We can assure you there were no obvious moths in the property when you entered. All the soft furnishings are new, including the blankets which drape over the back of the new chairs as an accessory. There is no trace of a “doggy” smell on them! Both properties are immaculately presented for letting. Cupboards, crockery, etc are cleaned and checked. Furnishings are also updated regularly. It’s a shame you did not bring up these points whilst you were here, as we are always on hand to rectify any problems. We say this to all guests when they arrive.

The beautiful bay at Combe Martin is just 4 miles from the property and there are many other pretty, rocky bays within 15 minutes drive.

The surfing beaches of Croyde, Woollacombe and Saunton Sands are all within 25 minutes drive, with their miles of sand and excellent surf.


Junction 27 of the M5 is 45 minutes from the property.

Tiverton Parkway is 2 hours from London Paddington and the property is 40 minutes from the station.


Combe Martin is 3 miles away with the Wildlife and Dinosaur Park and pretty beach.

The Exmoor Zoo is 5 miles away.

Arlington NT House is 5 miles away.

Lynton to Barnstaple Steam Railway is 4 miles away and the cliff railway between the two towns is 6 miles away.

The Tarka Trail cycle route is 20 minutes away

Further Details:

There are miles and miles of footpaths and cycle routes all around the property.

The nearest village shop is at Kentisbury Ford, 3 miles away. Combe Martin has 2 small supermarkets and an excellent bakery.

The larger supermarkets are at Ilfracombe and Barnstaple and Tesco and Sainsbury will deliver to the property.
