Barn House Cottage offers comfortable accommodation for 2 people in a quiet, rural hamlet surrounded by farmland and bordered by the river Bure. The cottage has character and is very cosy but has modern kitchen facilities and 21st century plumbing! Barn House Cottage is a fully independent and private annexe of our holiday home - Barn House. The garden in front of the barn is for guests' exclusive use but dog owners should note that it is not an enclosed space (though there is no passing traffic).

Belaugh is middway between Wroxham and Coltishall (about 1.5 miles from each). Within 5 mins drive Wroxham offers a variety of shops from the family butcher with a superb range of home-made barbeque foods to Roys' supermarket which is famous in these parts. You can hire a boat or a bicycle, walk beside the river, fish, or take advantage of the local pubs and restaurants.

The riverside village of Coltishall is 1.5 miles in the other direction. If you wish, you can walk there along the path outside your kitchen window across the fields and over a couple of stiles. Coltishall is quieter than Wroxham and there are a couple of nice pubs beside the river. And if you don't want to go anywhere, relax in the garden, enjoying the tranquil setting and listening to the birds.

The beautiful city of Norwich is about 20 minutes drive (or you can park and ride) and there are many National Trust properties, RSPB nature reserves and beautiful beaches less than an hour away.

Outside: A pretty lawned garden with mature shrubs is shared with the owners if they are visiting otherwise it is for our guests' exclusive use. Garden furniture and a barbecue is supplied. The garden is not enclosed but there is no passing traffic. Cleaning / Towels / Linen / Maid service: All towels, bedroom and kitchen linen are provided weekly. The property is cleaned at changeover. Dishwashing and cleaning materials are supplied.

A very enjoyable stay in this peaceful, comfortable cottage, in a very interesting and lovely part of the country.

The cottage is well equipped and maintained. Would definitely visit again if it were not for the fact that there are so many other places to holiday, and life's too short to do the same thing twice!

Thoroughly enjoyable stay

We loved the cottage. It was very comfortable, well laid out and well equipped. The skylights gave it a very pleasing ambience. It was conveniently located for all the places we wanted to visit. The furniture was very comfortable after a long day walk around the broads chasing Swallowtails it was a great spot to come back to!

Very peaceful well appointed cottage

Have just returned from a very enjoyable and relaxing Birthday weekend away with my Partner. The cottage was immaculate throughout and caters nicely for a peaceful break away. Set in a very rural location close to the River its the perfect get away location.

Great cottage in a lovely area

We really enjoyed our week in Barn House Cottage. Secluded, in a small village, yet a short distance from the hustle and bustle of Hoveton/Wroxham (by car, it's a pity you can't walk to Hoveton, on the other hand the walk to Coltishall is very nice). Compact, yet everything was there. Needs a bit of updating but everything was functioning and we felt at home right away. Catherine and Mike very generously allowed us to park our bikes in the garage. It was our first visit to the Broads and we loved it and aim to come back some time. And we'll stay here if we do!

The beach at Sea Palling is 12 miles away, Mundesley and Winterton-on-Sea about 15 miles. Expect beautiful sandy and largely unspoiled Norfolk beaches. If you want more of a traditional seaside atmosphere, Cromer is 19 miles away on the North Norfolk coast.


Nearby Hoveton/Wroxham has a train station with regular connections to Norwich. There is no bus service in the village, however, so a car is essential.


Within 15 miles you can find nature reserves, bird watching, the coast, the beautiful city of Norwich, gardens and the National Trust properties at Blickling and Fellbrigg.

Pet Fee £20

Booking Notes:
Please contact us by email to confirm availability. When availability is confirmed a deposit of £100 payable by cheque or bank transfer will secure your booking. The balance is due 6 weeks before your holiday start date. For bookings made within 6 weeks of your holiday start date, the whole rental amount is due immediately.
At least 7 days before your start date, we will email directions and key instructions to you.
If you have to cancel your deposit is forfeited unless we can re-book.

Changeover Day:
Changeover day is normally Saturday but we can be more flexible in the low season. A letting period is normally 7 days but shorter lets are possible between November and March (minimum 2 nights). We ask our guests to depart by 11am with arrivals after 3pm.

Notes on prices:
Prices are in UK sterling and are for a 7 day rental. Please contact us regarding shorter breaks. We welcome one small well behaved dog for which there is a charge of £20 per week.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
