Barn House Cottage offers comfortable accommodation for 2 people in a quiet, rural hamlet surrounded by farmland and bordered by the river Bure. The cottage has character and is very cosy but has modern kitchen facilities and 21st century plumbing! Barn House Cottage is a fully independent and private annexe of our holiday home - Barn House. The garden in front of the barn is for guests' exclusive use but dog owners should note that it is not an enclosed space (though there is no passing traffic).

Belaugh is middway between Wroxham and Coltishall (about 1.5 miles from each). Within 5 mins drive Wroxham offers a variety of shops from the family butcher with a superb range of home-made barbeque foods to Roys' supermarket which is famous in these parts. You can hire a boat or a bicycle, walk beside the river, fish, or take advantage of the local pubs and restaurants.

The riverside village of Coltishall is 1.5 miles in the other direction. If you wish, you can walk there along the path outside your kitchen window across the fields and over a couple of stiles. Coltishall is quieter than Wroxham and there are a couple of nice pubs beside the river. And if you don't want to go anywhere, relax in the garden, enjoying the tranquil setting and listening to the birds.

The beautiful city of Norwich is about 20 minutes drive (or you can park and ride) and there are many National Trust properties, RSPB nature reserves and beautiful beaches less than an hour away.

Just what it says on the label:- cosy, secluded, comfortable and characterful

The owner supplied excellent directions, which made it easy to find. The cottage is about half of one arm of a L - shaped barn conversion, the remainder being the owner's accommodation. There is a most attractive, tastefully planted and well maintained garden, which we had the use of. The cottage itself, manages to be both cosy and have a light airy feel to it. There is an entrance hall, an open-plan sitting room /kitchen/diner, a shower room and a double bedroom. The kitchen is very well equipped and easy to use. We found the sitting room very comfortable and likewise the bedroom. The shower room is quite spacious with a decent sized sink and a very good shower. The cottage was spotlessly clean throughout. The location is very quiet and secluded, on the edge of Belaugh - an conservation village- and just a short walk from the river. We found Belaugh to be an excellent base for exploring the Broads, it's only a five minute drive to Wroxham or Cotishall and one could get to just about anywhere on the Northern Broads in half an hour. We would not hesitate to recommend this cottage to anyone seeking a peaceful retreat, and would be more than happy to stay there again.

Cosy and quiet cottage

Had a wonderful and relaxing week at Barn House Cottage. Peaceful location with lovely walks on the door step. Cottage had everything you needed. The owners were very helpful and very welcoming. Would definitely recommend.

Very comfortable cottage in a beautiful setting and well located for exploring Norfolk

The cottage was well presented and had all the facilities that we required. All the arrangements and communications with the owner went very smoothly. There was no disappointment with any aspect of our stay.

The cottage was perfectly located for visiting any part of Norfolk including Norwich. There was no lack of eating places to suit any budget or taste within a short distance.

We have no reservations in recommending this cottage to anyone.

We had a most enjoyable holiday.

Perfect weekend away in the most beautiful accommodation

The barn is beautiful, it is clean, warm and homely. The location was perfect and quiet and the facilities in the barn were all great. We loved playing some of the board games. Couldn't fault anything!

So relaxing

We have had a fantastic time, extremely relaxing being in the middle of nowhere, but also close to civilisation. Our arthritic dog was appreciative of the flat walks across the fields (as was I!). Cottage is compact and full of character, with everything you could need.

Idyllic

I used up all my superlatives on my first visit in September 2015. Of all the many Holiday Cottages that I have stayed, Barn House is right at the very top. As well as being comfortable and cosy, Barn House has all the little touches that other cottages often lack - e.g REALLY hot water and central heating, hooks for dressing gowns in bathroom and bedroom, top-class sofas, a torch in the hall, duvet AND blankets. kitchen towels - I could go on! One query on the May visit - the cord to operate the shower was only about 2 inches long which made it rather difficult to reach!

I thought I should let you know that we have changed the shower since your first visit - the hot water now comes from the mains for better pressure and power so there's no need for the electric pull cord any more! Coast/Beach:

The beach at Sea Palling is 12 miles away, Mundesley and Winterton-on-Sea about 15 miles. Expect beautiful sandy and largely unspoiled Norfolk beaches. If you want more of a traditional seaside atmosphere, Cromer is 19 miles away on the North Norfolk coast.

Travel:

Nearby Hoveton/Wroxham has a train station with regular connections to Norwich. There is no bus service in the village, however, so a car is essential.

Distances:

Within 15 miles you can find nature reserves, bird watching, the coast, the beautiful city of Norwich, gardens and the National Trust properties at Blickling and Fellbrigg.

Booking Notes:
Please contact us by email to confirm availability. When availability is confirmed a deposit of £100 payable by cheque or bank transfer will secure your booking. The balance is due 6 weeks before your holiday start date. For bookings made within 6 weeks of your holiday start date, the whole rental amount is due immediately.
At least 7 days before your start date, we will email directions and key instructions to you.
If you have to cancel your deposit is forfeited unless we can re-book.

Changeover Day:
Changeover day is normally Saturday but we can be more flexible in the low season. A letting period is normally 7 days but shorter lets are possible between November and March (minimum 2 nights). We ask our guests to depart by 11am with arrivals after 3pm.

Notes on prices:
Prices are in UK sterling and are for a 7 day rental. Please contact us regarding shorter breaks. We welcome one small well behaved dog for which there is a charge of £20 per week.
