This fairytale restored farmhouse sits in the hillside surrounded by it's own 10 acres of tree's and open glades with fantastic views of both the Sibillini and Grand Sasso mountains. The property has been tastefully restored to provide both a 3 bedroom house ( Casa Flori) and a 2 bed apartment (Leonardo's),both with private patio and parking which can be let separately or opened up to create a 5 bedroom, 4 bathroom house over 2 floors.There are original chestnut beams, terracotta ceilings and tiled floors throughout , along with open fire and woodburning stoves. There is ample space around the property for guests to relax in a hammock on the hill, play games or eat outdoors, either in the shade of mature tree's or to enjoy the full Mediterranean sun. Only 50 minutes from the beach, it makes an ideal base to explore the many nearby Medieval hilltop towns and the beautiful Sibillini National Park. perfect for walking and cycling. Casa Flori is a house with multiple guises!! Set over 3 floors , it can be used as either a 5 bedroom or a 3 bedroom house. If you take the whole property, it will give you a kitchen, dining room (with wood-burning stove) and living room (with open fire) , 5 double bedrooms ( 1 en suite ),3 bathrooms and wonderful open plan living/dining/kitchen space( with wood-burning stove) with a seperate entrance to a balcony and patio. If you only need a 3 bedroom house, the first floor can be locked off and become a self contained 2 bed apartment.

The house benefits from double doors leading from the ground floor kitchen onto the patio which has it's own pizza oven and spectacular views across to Mount Vettore and beyond. It's a perfect place to soak up the sun during the day, watch the sun go down with a glass in hand and then marvel at the milky way and shooting stars at night!!

About the Owner

We are two TV Production Designers, who wanted a project and we certainly found one with Casa Flori!

We fell in love as soon as we saw it, even though it was semi derelict with only half a roof and crumbling walls - we could see what a wonderful property it could be. After major refurbishment by local craftsman, we have spent the last few summers furnishing the house and trying to tame the land around.It has been a labour of love and still continues, as we still have to restore the other half of the house.

Before we had even unpacked,I had to sit down and admire the stunning views and sunset across the Sibillini Mountains. We ate and drank el fresco every night until late, just soaking up the peace and quiet and the beautiful ,huge skies. I have never seen so many stars. The only thing wrong with our visit was it wasn't long enough.

A wonderful holiday let

We are a family of 4 (two 6 yr olds). We stayed for a very happy and memorable week in the main part of the house.

The views are breathtaking and the house makes a great launch point to explore the area in all directions including upwards if you drive over to Mt Sibilla and up the dirt track to the hiking refuge half way up the side of the mountain. Great view are afforded.

Casa Flori also has a wood fired outdoor pizza oven which, once you get the hang of it, is a great way to cook while watching the sun set over the local mountain peaks and drinking a glass of wine or a cold beer.

We had a genuinely relaxing and calming week and would strongly recommend Casa Flori to anybody who likes mountains, the outdoors and a bit of peace an quiet.

There is also good 3 and 4G mobile reception in case that's important.

Excellent villa

The property lived up to our expectations and beyond. The views from the house were superb and the owners gave us a lovely welcome on a cold wet night. The house has been superbly renovated and contained absolutely everything we needed to make our stay enjoyable. We loved the area and enjoyed some beautiful walks in the hills around. We would certainly recommend it to anyone who likes peace and quiet and a warm and comfortable house in a district with very little tourism. We enjoyed cooking in the kitchen, even using the breadmaker, but also eating in the local restaurant which is within walking distance.

Stunning views

Casa Fiori has a mesmerising location which at times feels like it is on top of the world. Panoramic views to almost all sides. Although we were blessed with some beautiful bright days, when the mist/clouds did descend it was magical with a real sense of being in the mountains. Out of season in Autumn was ideal. It was quiet but the already great scenery was full of rich autumn colours. Lots going on as well with local markets in Comunanza and the chestnut festival in Montemonaco. On those days in the clouds the open fire was very cosy and lots of great meals and wine were enjoyed.

Liz and Andrew have put their heart and souls into the restoration and it was a privilege to share this for a week but for much longer in our memories.

CASA FLORI IS A MOST BEAUTIFUL AND RESTFUL VILLA WITH SPECTACULAR VIEWS ACROSS TO THE SIBILLINI MOUNTAINS. IF YOU WANTED TO ,YOU COULD FOREGO GOING ANYWHERE ELSE AND JUST STAY HERE ALL DAY LONG FOR YOUR ENTIRE HOLIDAY, ENJOYING THE LIGHT ON THE MOUNTAINS IN THE EARLY MORNING OR DOZING UNTIL THE SMELL OF COFFEE TEMPTED YOU FROM YOUR COMFORTABLE BED, SHARING A LEISURELY LUNCH WITH BREAD MADE IN THE BREAD MAKER( OR PIZZA OVEN), LOCAL CHEESES AND OLIVE OIL AND A COOL GLASS OR TWO OF LIGHT WHITE WINE. TO AVOID COMPLETE INDOLENCE, YOU MIGHT STRETCH YOUR LEGS TAKING A WALK DOWN THE DUST TRACKS TO THE SOUND OF BEES, THE WARMTH OF THE SUN ON YOUR BACK. YOU MIGHT THOUGH BE TEMPTED BY THE SIGHT OF DISTANT HOUSES TO DRIVE UP THE WINDING MOUNTAIN ROADS TO ENJOY SPECTACULAR VIEWS ACROSS TO ANCONA AND THE COAST. HERE THE AIR IS CHILL AND THE FLOWERS ALPINE. OR THERE IS PLENTY TO EXPLORE IN THE HISTORIC TOWN OF ASCOLI PICENO WHICH SITS AT THE END OF THE TRAIN LINE FROM THE COAST.

WHATEVER YOU DO, YOU WILL FIND THE HOUSE COMFORTABLE AND WELL EQUIPPED, RESTORED WITH STYLE AND WARMTH. LOCAL PEOPLE ARE FRIENDLY AND HELPFUL. YOU WILL WANT TO COME BACK - WE DO!

A taste of real Italy

Casa Flori is a little piece of heaven. Tucked away in the countryside of Le Marche with breathtaking views of the Sibilini national park, it is the perfect place to escape to a simpler, slower pace of life. The house is beautifully refurbished with excellent facilities, making it a luxury home from home. For anyone who enjoys cooking, the kitchen is brilliantly appointed and there's a pizza oven and barbecue for really sociable eating, long into the beautiful warm evenings. The sky is so clear, it's easy to pick out the constellations and spot shooting stars. We also made friends with the local wildlife, having an almost constant companion in a local cat as well as quietly watching a young family of foxes as they grazed by the woodland nearby.

The property is absolutely spotless and the owners went out of their way to ensure that we had all the info we needed to make the most of our stay. They could not have been more helpful.

Our favourite restaurant was Re Arte, just a few kilometres outside Comunanza and clearly signed from the road. The pizzas are superb...I have no idea how they make such thin bases. All the locals we met were very friendly, despite our non-existent grasp of the Italian language...pointing and smiling can get you a long way! There are so many beautiful hilltop villages, you can drive for hours and never grow bored of the countryside as it changes from mountains to pastoral, rolling fields.

Absolutely Wonderful

Casa Flori is a beautiful and well restored farmhouse located in a secluded rural location with stunning views of the Sibillini Mountains and beyond.

When we arrived the house was spotlessly clean and tidy, the house is well equipped and the kitchen had everything you needed for cooking your Italian meal. The owner had left us some goodies including their own handmade soaps.

The views were absolutely stunning, with plenty of places to sit and soak up the view with your early morning cup of tea to your evening glass of wine. During our stay we saw hundreds of fireflies that lit up all around the garden and it was a spectacular sight.

Casa Flori is well situated for visiting many places including the Sibillini Mountains, Piano Grande, Ascoli Piceno and the coast and many other beautiful places.

There is a very good restaurant only a few minutes away and supermarkets are 20mins away in Comunanza.

Le Marche is a very beautiful area of Italy not full of tourists and Casa Flori is the ideal place if you just want to relax and be quiet or visit places. We highly recommend it and wouldn’t hesitate to visit again.

Location

We had looked in both the Italian Lakes and Tuscany , but could not afford what we wanted. After reading an article in a magazine about Le Marche, we booked a flight and spent five days driving around the area and loved everything about it - the scenary, the hilltop towns, the people and the food. Coming from a big city, we especially liked the lack of people! We feel it gives you a real taste of authentic Italian living.

Activity and Interests

Car: necessary

Coast/Beach:

The closest beach is Pedaso, which is approx 45 minutes away, but you will find a wide variety of beaches all down the Adriatic coast.

Travel:

Ryanair flies daily from Stansted to both Ancona and Pescara , which are the nearest airports - around 1 hour and 30 minutes drive away. From Ancona you can catch ferries to Greece, Croatia and other Adriatic ports. Ryanair also fly to Rimini during the summer months - approx 2 hours, 30 minutes. Rome is a 3 hour drive through stunning mountain scenary. Car hire is essential.

Distances:

La Diga a really popular family friendly bar/restaurant is only a 10 min walk away

Comunanza is nearest town 10 min drive, good market on Saturday

Roccafluvione is 10 min the other way, a black truffle centre, market on Wednesday

Amandola is 20 min away medium size medieval town

Ascoli Piceno 25 min a beautiful medieval city, a must see!

Nearest towns are Comunanza and Roccafluvione , both 10 minutes away. The beautiful city of Ascoli Piceno is only 25 minutes drive and well worth a visit, especially to see the Quintana, it’s medieval procession and jousting competition on the first Sunday in august. In fact you are guaranteed to find many local festa’s throughout the summer months, all celebrating food, drink, music and often a medieval re-construction

Changeover Day:
Saturday is our preferred changeover day, but we can be flexible. We ask that you vacate the property by 10.00 am to give us time to clean the property for our next guests and arrival time to be after 2pm.

During November - March, an additional 5 euro's per day will be charged to cover extra heating costs.

We find that once we get to Casa Flori, we never want to leave and nor do our guests. It is so peaceful and tranquil, it's difficult to tear yourself away, except to stroll up to La Diga (our local restaurant) when you can't be bothered to BBQ. Stargazing is stunning and the Milky Way is visible most nights, as there is no light pollution.

Surrounded by woods, rocky outcrops and open fields, wherever you walk around the house, you will be in your own private piece of Italy! Enjoy the large patio off the kitchen, with it’s fantastic mountain views,where you can make your own pizza's in the pizza oven or BBQ, with attached flower and herb beds, table ,chairs ,sun loungers and outside lighting. Alongside this is a levelled and shaded grassed area – ideal for ball games and lunchtime dining. Explore the woods and find fig and cherry tree’s laden with fruit. Pick the grapes from the vines, which grow entwined in the tree’s. Sit on the hill behind the house ,which has panoramic views across to both the Sibillini and Gran Sasso mountain ranges. Take your pick from a hammock under one of the numerous oak trees, a sun lounger on the sun baked patio or watch the sun go down over Monte Vettore. It will heal your soul and you may find it difficult to leave. Utility Room: Base and wall units, washing machine, central heating boiler, iron, ironing board, Cleaning / Towels / Linen / Maid service: The property is cleaned before your arrival and on your departure.
