Welcome to Croftgarrow Steading, our very special holiday home forming part of a pretty farm conversion, sitting in a quiet spot opposite the River Lyon, near the village of Fortingall in rural Perthshire. An ancient stone steading, painstakingly converted in 2008 with no expense spared, our aim is for our guests to feel special and rather spoilt from the moment they arrive. A thoughfully architect-designed property, one of Croftgarrow Steading's main features is a very large open plan living area containing the farmhouse kitchen, dining area and plenty of seating. A large wood-burning stove forms the centre piece to this space. Double glass doors to the east and south lead out to the private garden with hot tub via a lovely furnished verandah. The backdrop to the garden is open fields and hills with wonderful views wherever you look. Because of its thoughtful design, we find Croftgarrow works well for both romantic retreats and lovely family holidays.

About the Owner

We are Sue and Chris and we live in Edinburgh with our two children, Max the cat, and Chris' elderly parents who live in a wee house in the garden! We are a very busy family running our own businesses - Chris is a career coach and co-founder of an Investment Management business and Sue is a photographer.

We fell in love with Croftgarrow the minute we saw it in 2008. It was, and still is, the best built house we have ever been in. The quality of the fixtures and fittings is second to none, and the warmth and comfort of it is just so welcoming, that coupled with it's wonderful location, makes it the most relaxing place in the world for us and a real antidote to our busy lives.

Activity and Interests


The property lies 1 mile from Loch Tay, a dramatic loch with stony beaches, beautiful lakeside walks and readily available watersports.


Within 2 hours drive from Glasgow and Edinburgh airports. As the property is in a very rural location, public transport is limited and the use of a car is essential.


The pretty conservation village of Fortingall, with its thatched cottages and hotel restaurant and bar, is within walking distance. The village is also the home of the oldest living tree in Europe! The charming 16th century conservation village of Kenmore is 5 miles away and the pleasant market town of Aberfeldy is 10 miles. The property is in a great location for outdoor enthusiasts with Ben Lawers, Schiehallion, Ben More and Stob Binnein all close by.

Further Details:

First class fishing is available on rivers Lyon, Tay, Dochart and Tummel. The area is a mountain biking paradise with access to the Tay Forest park opposite the property. A wide range of outdoor activities is available near Loch Tay and there are several local golf courses. There is a good selection of places to eat and interesting galleries and shops in the area.

Croftgarrow is available for short breaks 3 night weekend breaks (Fri - Mon) and 4 night midweek breaks (Mon-Fri). The seasonal prices for these short breaks are as follows:
Low - £575, Mid - £675, High - £825

A 5% loyalty discount will be offered to all returning customers.

We are very sorry but we are unable to accept any pets other than guide dogs.

Changeover Day:
Friday is our preferred changeover day with arrival at 3pm and departure at 10am. If this is not suitable, please call to discuss and we will do our best to accommodate you.

Croftgarrow Steading sits in a pretty courtyard development of 5 houses, each one built to the same high standards. It's position at the far side of the courtyard means that it has a large private back garden, with spectacular views all around. It has a lovely hot tub which is very relaxing after a long walk or cycle. Inside the property, there is a wonderful large open plan living area with views out to the south and west and a large central woodburner. It has Bose surround sound in all the rooms which is great. Not only is the house fab in every respect, but our neighbours are all lovely too!

  • Notes on accommodation: Croftgarrow Steading is a treasured and luxurious holiday home. The property benefits from all the amenities you would expect of a modern house but, through the use of high quality natural materials, retains the charm of a stone farm building. The property is spacious and beautifully designed but is extremely cosy and relaxing at the same time. The underfloor heating provides a lovely ambient warmth which can be enhanced with the four-sided central woodburner. The mood lighting panels and multi-room music allow you to create just the right mood for your holiday. We love our family holidays at Croftgarrow and hope that, after a very short time, you will understand why. Outside: The property sits in around 0.5 acre of private land, mostly laid to lawn. Doors from the dining and living areas lead to a sheltered south-facing verandah and the landscaped gravel courtyard containing the hot tub, garden furniture, barbeque and log store. The property has uninterrupted views up to Glen Lyon and Croftgarrow Wood. Cleaning / Towels / Linen / Maid service: Bed Linen is 100% Egyptian Cotton. Fluffly towels and bathrobes are included along with complimentary Arran Aromatics toiletries. The property is cleaned once a week on changeover day. A mid-stay clean can be arranged at additional cost.
