Idyllic, Rural Location in Foothills of the Pyrenees. 50 mins to Toulouse, 5 mins to St Croix Volvestre - lake, shop, tennis, bar / restaurant

Toubies Farmhouse & Meadowtops cottage are neighbouring properties 100 meters apart. They are located in the owners 22 acres of meadow & woodland with stunning views of the Pyrenees. ‘Meadowtops’ gite is tucked away on a sunny south-facing hillside in a truly idyllic rural setting, and The Farmhouse is situated at the top of the hill - not in sight of the cottage and also basks in sunshine from early morning till late evening. The properties can be booked separately or together, for example, for a large family or group (up to 14). Both properties are surrounded by large lawned gardens and each have their own swimming pool. The Farmhouse pool, jacuzzi and sauna are private and for the sole use of guests staying at the Farmhouse. The Meadowtops heated pool and jacuzzi are shared with other holiday guests. The Meadowtops Farmhouse has a large 60 sq m games/ function room which is perfect for parties or group activities such as yoga/dance/painting or any other type of activities/ classes, or just for family fun playing ping pong and pool.

The properties are in an area of outstanding wild beauty where sightings of birds of prey, wild boar, deer and other animals and birds are common. The local village of Ste Croix Volvestre is a 5 minute drive or you can walk there for 20 minutes along the wooded path taking in magnificent scenery as you walk. The village is very traditional and pretty with good facilities. It's never busy - except on Wednesday morning for the small local market and boasts a beautiful recreational area with a large swimming and fishing lake surrounded by lawns, trees (giving cool shade on hot sunny days) and babbling streams. There are also tennis courts, boules pitches, a children's play area, a restaurant/ bar, general store, post office, hairdressers, pharmacy, and doctors surgery. (Please see Facebook link and our website link which you can access through this page for pictures and further information) The location of the properties is also within easy reach of larger towns (Cazeres 15 minutes drive and St. Girons 25 minutes drive) for supermarket shopping and bustling markets etc. There is also good access to the many attractions of the area including visits to the prehistoric caves, beautiful walks in the mountains or activities such as canoeing and white water rafting. Access to road and rail network is only 15 minutes drive for days out to the beautiful cities of Toulouse (50 minutes- 1 hour) & Carcassonne & Lourdes (1hour 45 minutes.) or if you want to go further afield, for example, Andorra or the Mediterranean which are only 2 hours drive.

The Farmhouse is a traditional old stone built property with thick walls that keep it lovely and cool during the hot summer months. The large central hallway and landing area provides central access to all the rooms upstairs and downstairs. The Farmouse has a spacious, fully equipped dining kitchen which is a very sociable area with large extending dining table, range cooker and glazed doors leading to the rear terrace.The large and sunny lounge has floor to ceiling french windows with views of the pyrenees. This opens onto the rear terrace, which is covered with grapevines leading onto a large lawned garden. Across the gardens there is a separate building (with another covered sun terrace) which is the games room. This has a high ceiling and is a great space for family fun - playing pool or table tennis or for a large group get together/ party. Across the garden in the other direction is a stone path that leads down to a 12 x 6m private swimming pool set in a sheltered position into the hillside. It is surrounded by a decking terrace, leading to the sauna and jacuzzi. The large pool has a very shallow end which is great for young children to paddle in and also has a deep end for for swimming and diving. It is has a roll on bubble cover to keep the water warm. There is also a large lawned area in front of the swimming pool which overlooks the forests and valley beyond and from where you can gaze at the wonderful mountain views and incredible sunsets.

Meadowtops cottage is 100m down the hill from the Farmhouse and can't be seen from the Farmhouse. It is a converted barn which was completed in 2012. It has a large open plan kitchen dining and lounge area with a extending dining table and large comfy sofas. The kitchen is fully equipped with a range cooker with 2 ovens. There is also a downstairs utility room with a shower room (with toilet and washbasin) leading off it. The decoration is light and airy and a staircase leads from the lounge up to a central small landing leading to 3 double sized bedrooms ( 2 double and one twin bedroom) and another bathroom (with a bath, toilet and washbasin). All bedrooms have beautiful mountain views. Downstairs the double french windows lead from the dining area onto a covered dining terrace (with table and chairs) which further leads onto the large fenced-in lawned garden with parasol and sun loungers - where you can sunbathe and gaze at the incredible mountain views. There is parking for 2 cars and a gravel driveway which leads around to the entrance of the cottage through a gate. There is another gate at the end of the garden which leads up the hill to the shared 10 x 5 m heated swimming pool, which is one depth approximately 1.35m. New for 2017 is a large heated jacuzzi/ spa set in its own garden away from the swimming pool and from where you can gaze at the wonderful views or up at amazing starlit sky at night. The Meadowtops swimming pool is set into the hillside surrounded by shrubs and flowers, and a lawned area with sun loungers and parasols. It is open from 8.00 am and closes at 6.00 pm. The separate jacuzzi is open from morning to late evening and can booked for one evening per week during your stay for private use. Please note the pool is open from May to September dependant on the weather and the pool and jacuzzi are shared with neighbours and key holders Garry and Debbie and any guests staying in the two Lodge Safari Tents (new 2017), which are located on another part of the owners land well away from the Farmhouse and Meadowtops.

PLEASE NOTE When booking there is an optional extra charge for bed linen and towels (guests can bring their own linen if they prefer). Please ask for the linen order form when booking. Linen fees and security refundable breakages deposit must be paid by bank transfer 8 weeks before arrival. Guests have the option of paying for the rental by bank transfer directly to the owner ( please ask for details when booking), or by using the Owners Direct direct payment system. This recently renovated Farmhouse, set in 22 acres of meadows & forests is surrounded by extensive lawned gardens & covered terraces with mature grapevines. The large lounge has floor to ceiling french windows on two walls providing views of the gardens and the Pyrenean Mountains beyond. Across the courtyard garden, in a separate building, is a high ceilinged large games/function room which is great for parties or group activities

e.g. yoga or painting classes, or just for playing table tennis! A garden path leads down to a second terraced garden where you can find the 6 x12m pool (illuminated at night) jacuzzi & sauna set into the hillside & from where you can sunbathe and take in the incredible views.

About the Owner

Garry and Debbie live in a neighbouring barn and look after Meadowtops Cottage and The Farmhouse for the owners who are family members who live away. They are a British couple who have lived and worked in France for a number of years. They have grown-up children who live in the UK, but love the area for its natural beauty and skiing in the pyrenees.

Debbie's sister Karen owns 'The Farmhouse.' She fell in love with and bought it in 2013 when she visited her sister and brother-in-law and saw that the neighbouring property was for sale. She and her daughter are keen skiers (both qualified ski instructors)

Breathtaking views of Pyrenees and comfortable, well equipped farmhouse.

We were a party of eight, two families of four with teenage(ish) kids ranging from 11-17.

We thoroughly enjoyed our stay and found Debbie and Gary to be exceptionally helpful and knowledgeable about local area. They are very discreet, but always available if needed.

The farmhouse is roomy and comfortable with great indoor and outdoor dining areas and a cosy lounge for those cooler evenings.

The kitchen was really well equipped and had everything you need for cooking for 8, including baking a cake!

Pool is lovely and the Big Boy floating beanbags were a real hit, but we could have done with a couple more sun loungers for the teenagers!

Wouldn't hesitate to recommend to anyone wanting to get away from it all as it is a really tranquil setting but within easy driving distance of all amenities. Nearest supermarket is in Cazeres, 15 mins away by car and is open every day, though the local shop is only a short distance by car (closed on Mondays).

We felt that the double room mattresses could do with upgrading, but that was our only slight niggle for what was a fantastic holiday.

One of the highlights was spotting eagles and other birds of prey almost every day. Would love to go back.

Amazing setting!!

We had a super family holiday in this lovely house. With seven adults staying we had ample space, facilities and equipment. We enjoyed the swimming pool with its stunning views and the sauna was well used on the overcast days. Debbie and Garry were most welcoming and hospitable and we would all love to return for another relaxing, tranquil and peaceful holiday.

Relaxing, panoramic views, stunning rural location.

Great welcome from our hosts, informative and friendly, the farmhouse was like home from home, English TV was great to watch the EURO's! The pool was lovely during the 30 degree heat! Easy to drive from Toulouse airport to the location, took about 55 minutes... also can take the train from cazeres in and out from Toulouse which is 15 minutes away from the holiday home. Ideal place for family holidays. Thank you for letting us stay... we will be back!

Wonderful location

The Farmhouse is in a magnificent setting with stunning, panoramic views of the Pyrenees, especially from the large garden and pool areas. The house itself is well equipped and spacious. Highly recommended as a blissful, idyllic location in utterly peaceful surroundings.

Debbie and Garry first came to the region in 2001 but moved within the area when they found their current home and fell in love with the location - with its fabulous mountain views and its southerly sunny aspect on the side of a hill overlooking the valley and the Pyrenees. Meadowtops Cottage, The Farmhouse and the swimming pools bask in sunshine from early morning until late in the evening. And if you want to find shade there are covered terraces and an abundance of trees, with gardens leading onto open meadows with oak forests beyond.

Blagnac Airport in Toulouse is the nearest international airport (under 1 hours drive). Carcassonne and Lourdes/Tarbes Airport is about 1 hour & 45 mins drive. The area is rural and a car is essential for getting around.


Both properites are 15 mins from the A64 giving good access to the region for exploring & days out. The village shop & bakery is in St Croix (2kms) where you also find a bank, post office, pharmacy, doctors, restaurant/bar & tourist office (plus a swimming/fishing lake, boules&tennis courts. St Girons (19km) & Cazeres (10km) are the nearest towns with supermarkets, shops, traditional markets & banks etc. Cazeres has a train station. Toulouse & Foix are less than an hour away. Andorra & Med 2hrs

Further Details:

Although the area is renowned for its peace and tranquillity the local villages and towns host many festivals and events throughout the year including fêtes, open air historical re-enactments (Cathar and Roman history) and amazing firework displays. The Tour de France passes close by and is an enjoyable occasion for enthusiasts and non-enthusiasts alike. The prehistoric caves of Mas d'Azil & Niaux are only 30 minutes to an hour's drive away and are unforgettable.

The cottage and Farmhouse are on the border between the Haute Garonne and the Ariege and is one of the most under-developed and unspoilt areas of France. It remains covered in large tracts of woodland and wilderness areas. This leads to the common sighting of wildlife of all types including deer, wild boar and large numbers of birds of prey.

Bookings, Linen Charge and Security Deposit: Please phone or email the owners to make a booking. PLEASE NOTE there is an optional linen charge. Guests can bring their own linen or it can be provided. There are 3 single beds, 1 small double and 2 standard double beds plus a cot. Linen prices are 19€ for a double, 11€ single, 8€ for the cot. Guests can bring their own towels or they can be provided. Prices are 3.50€ for a pool towel and 5€ for bathroom set (1 large and 1 small towel). For guests staying more than one week a change of linen is available on request for an additional charge. Please ask for order form. This charge is payable IN CASH on arrival. Booking is confirmed with a 25%, non-refundable, deposit. The remainder is payable 8 weeks before occupancy. A breakages/security deposit of £150/€180 for Meadowtops, or £250/€300 for The Farmhouse is also payable by cash on arrival or by bank transfer before arrival. Please advise the owners, IN ADVANCE of arrival, of any changes in the number of people staying.

Changeover Day:
Saturday is the usual changeover day during high season for Meadowtops and for The Farmhouse. We are flexible at other times. Guests are normally requested not to arrive before 4pm and to leave by 10am.

Cleaning charges: Guests are requested to leave the properties in a clean and tidy condition. This means dishes, pots, pans and cutlery are washed and put away and the worktops and table tops are clean in the kitchen/dining areas. It also means that surfaces are dusted and the bathroom/ showers rooms are cleaned. The owners arrange for the floors and other parts of the cottage to be cleaned and for the bed linen and towels to be washed and replaced.

Notes on short breaks and long term rentals:
Meadowtops Cottage: Short breaks - minimum 2 nights = proportion of weekly rent + 10%. Long term rentals £1000 per month - min one month
Farmhouse: Short breaks - minimum 2 nights = Proportion of weekly rent + 10%. Long term rentals £1500 per

The most obvious benefit of both properties is the stunning location with panoramic views of the Pyrenees from most windows and from the terraces and gardens. Although the properties feel secluded – tucked away from the road down their own private track and surrounded by meadow and forest, they are not isolated - being only 5 mins away from the local villages Ste. Croix Volvestre and Le Plan. The local village has all the amenities you need and more including a swimming/ fishing lake, tennis/ boules courts, shops, pharmacy, bank and a bar/restaurant. The property is also only 15 mins away from the large town, Cazeres, and is ideally placed to give you access into the mountains (being only 15mins from the A64) and only an hour from the beautiful city of Toulouse, and other picturesque towns and sites including the amazing prehistoric caves at Maz D'Azil and Niaux.
