Meadowtops Gite

Meadowtops Gite is a 3 bedroom (2 double and 1 twin) converted barn sleeping upto 6 people, with an airy open-plan layout but with a real cottage feel - with its sloping bedroom ceilings and wood burning stove. Double sets of French windows in the living & kitchen/dining area open onto the covered terrace and lawned garden where you can dine and look at the breathtaking mountain views and the amazing sunsets. All bedrooms, and lounge/ kitchen windows have beautiful views. The garden is securely fenced (ideal for families with young children and/or pets) and there is a large heated jacuzzi with superb views of the mountains. A gate from the garden leads up the hill to the pool garden - with 5x10m heated swimming pool (open 8.00 am till 6.00) with magnificent mountain views. The pool is shared with the owners parents who are the key holders Gary and Debbie

About the property

Farmhouse and French Gite

Toubies Farmhouse & Meadowtops Gite are neighbouring self catering holiday properties approx 150 meters apart. They are located in the owners 22 acres of meadow & woodland with stunning views of the Pyrenees mountains.

‘Meadowtops’ gite - Tucked away on a sunny south-facing hillside in a truly idyllic setting.


We have a large, comfortable open plan kitchen / dining / living area with windows that look out onto views of the Pyrenees mountains. There is a well-equipped kitchen with range cooker, microwave, large fridge freezer and dish washer. A separate utility room has a washing machine, iron and ironing board, along with ample shelving storage for your groceries.

The dining area has a large cottage style dining table and chairs. The living area has a two-seater and five-seater sofa around a large antique coffee table. There is a wood burning stove; flat screen television with UK digital channels; blue-tooth radio and free Wifi.

Next to the utility room is a large shower room and downstairs toilet with sink and heated towel rail.


There are three large double bedrooms (two with double beds and one with twin beds) all with cotton bed linen. A cot can be provided on request. All three bedrooms have stunning views of the surrounding area. Art work on the walls is inspired by these views.

There is an upstairs bathroom with full sized bath, toilet, sink and heated towel rail.


We have a shaded veranda, with table and chairs and BBQ. The veranda opens onto a secure good-sized garden. As the house is mainly south facing so the garden basks in sunshine all day. The decked area to the side of the house is home to the hot tub for private use of visitors to Meadowtops. There are sun loungers and parasol for you to use.

From the garden, a short path up the hill takes you behind the cottage to the pool garden. The garden is enclosed on three sides by trees, shrubs and lavender and has beautiful views across the mountains. There is a large, heated, in-ground single depth pool; loungers and parasols. The pool is open 8am to 6pm to allow for cleaning and maintenance and is available May to September depending on weather. The pool is shared with the owner’s parents who are also key holders for Meadowtops.

There is ample private parking alongside the gite.

The Farmhouse and Garden apartment - Situated at the top of the hill - not in sight of Meadowtops and also basks in sunshine from early morning till late evening. The garden apartment is next to the Farmhouse and can be accessed from the rear Farmhouse garden terrace, or from its own entrance at the side of the house. It sleeps up to 4 and available for bookings of more than 8 guests staying at the Farmhouse. It cannot be booked separately from the Farmhouse.

The Farmhouse pool, jacuzzi and sauna are private and for the sole use of guests staying at the Farmhouse. The Farmhouse also has a large 60 sq m games/ function room which is perfect for parties or group activities such as yoga/dance/painting or any other type of activities/ classes, or just for family fun playing ping pong and pool.

The Farmhouse is a traditional old stone built property with thick walls that keep it lovely and cool during the hot summer months. The large central hallway and landing area provides central access to all the rooms upstairs and downstairs. The Farmhouse has a spacious, fully equipped dining kitchen which is a very sociable area with large extending dining table, range cooker and glazed doors leading to the rear terrace. Just off the terrace us a small self contained apartment (sleeps 4) which can be rented only by guests stay at the Farmhouse. The Farmhouse also has a large and sunny lounge with floor to ceiling windows with views of the Pyrenees and French windows leading onto the terrace, which is covered with grapevines and from where you can step onto a large lawned garden. Across the gardens there is a separate building (with another covered sun terrace) which is the games room. This has a high ceiling and is a great space for family fun - playing pool or table tennis or for a large group get together/ party. Across the garden in the other direction is a stone path that leads down to a 12 x 6m private swimming pool set in a sheltered position into the hillside. (NB Pool Open MAY to SEPTEMBER - depending on weather). It is surrounded by a decking terrace, leading to the sauna and jacuzzi. The large pool has a very shallow end which is great for young children to paddle in and also has a deep end for for swimming. It is has a roll on bubble cover to keep the water warm. There is also a large lawned area in front of the swimming pool which overlooks the forests and valley beyond and from where you can gaze at the wonderful mountain views and incredible sunsets.

The Farmhouse and Meadowtops gite can be booked separately or together, for example, for a large family or group holiday (up to 14 or 18 if booked with garden apartment).

Garry and Debbie look after both properties and live approximately 100 meters away, pets live on the property – Debbie and Garry have a gentle dog (Olga) who is used to children and likes to visit if the gate to the Gite is left open. They also have three friendly cats who like to visit on occasion.

Local area

The properties are in an area of outstanding wild beauty where sightings of birds of prey, deer and other animals and birds are common. We love the peace and tranquillity of the area and really enjoy the slower pace of life when we are able to take a holiday from work and come out to visit. Whilst this is a rural area and a car is essential to get around, there are lots of amenities and activities within easy driving distance. Our closest village is St Croix Volvestre, which is about 5-10 minutes drive or you can walk there for 20 minutes along the wooded path (down hill on the way there / uphill on the way back, steep in places) taking in magnificent scenery as you walk. The village is very traditional and pretty. There is a cash point, post office, tourist information office, small grocery shop, restaurant/bar, small weekly produce market and public swimming lake. In Cazeres (approximately 20 minutes drive), there are restaurants, cafes, local shops, Post Office and supermarket with petrol station. Our nearest airport is Toulouse Blagnac, which is approximately one hour drive from both properties.

There is also good access to the many attractions of the area including visits to the prehistoric caves, beautiful walks in the mountains or activities such as canoeing, mountain biking and white water rafting. Access to road and rail network is only 15 minutes drive for days out to the beautiful cities of Toulouse (50 minutes- 1 hour) & Carcassonne & Lourdes (1 hour 45 minutes.) or if you want to go further afield, for example, Andorra or the Mediterranean which are only 2 hours drive.

About Garry Crisp

Garry and Debbie live in a neighbouring barn and look after Meadowtops Cottage and The Farmhouse for the owners who are family members who live away. They are a British couple who have lived and worked in France for a number of years. They have grown-up children who live in the UK, but love the area for its natural beauty and skiing in the pyrenees.

Debbie's sister Karen owns 'The Farmhouse.' She fell in love with and bought it in 2013 when she visited her sister and brother-in-law and saw that the neighbouring property was for sale. She and her daughter are keen skiers (both qualified ski instructors)

Debbie and Garry first came to the region in 2001 but moved within the area when they found their current home and fell in love with the location - with its fabulous mountain views and its southerly sunny aspect on the side of a hill overlooking the valley and the mountains beyond.

The Farmhouse and it’s private swimming pools bask in sunshine from early morning until late in the evening. And if you want to find shade there are covered terraces and 2 enormous ancient oak trees giving cool shade whilst you take in the specatucular views of the pyrenees.

This a great place for families or groups to enjoy being together in an beautiful old house in an amazing setting with lots of outside space and great facilities - including pool and games room.

Meadowtops Gite is a beautiful property set in a stunning location with views you can sit and watch for hours. It comfortably sleeps upto 6 people with 2 large double bedrooms with double beds and one large twin bedroom with 2 single beds. There is a bathroom and shower room and the downstairs is open plan with a kitchen / diner with range cooker and large dinning table and living area with comfortable sofas, flat screen TV (with English cable channels) and a log burner. All windows look out onto the valley, forest and mountain views. There is a beautiful heated swimming pool shared with neighbors and key holders Garry & Debbie and there is a private hot tub in a sheltered secluded spot in the Meadowtops garden.

What makes this cottage unique

The most obvious benefit of both properties is the stunning location with panoramic views of the Pyrenees from most windows and from the terraces and gardens. Although the properties feel secluded – tucked away from the road down their own private track and surrounded by meadow and forest, they are not isolated - being only 5 mins away from the local villages Ste. Croix Volvestre with all its amenities and Le Plan. The local village St Croix has all the amenities you need and more including a swimming/ fishing lake, tennis/ boules courts, shops, pharmacy, bank and a bar/restaurant. The property is also only 15 mins away from the large town, Cazeres, and is ideally placed to give you access into the mountains (being only 15mins from the A64) and only an hour from the beautiful city of Toulouse, and other picturesque towns and sites including the amazing prehistoric caves at Maz D'Azil and Niaux.

Booking is confirmed with a 25%, non-refundable, deposit. The remainder is payable 8 weeks before occupancy. A breakages/security deposit of €200 for Meadowtops and The Farmhouse is also payable by cash on arrival or by bank transfer before arrival. Please advise the owners, IN ADVANCE of arrival, of any changes in the number of people staying.

Changeover Day:
Saturday is the usual changeover day during high season for Meadowtops and for The Farmhouse. We are flexible at other times. Guests are normally requested not to arrive before 4pm and to leave by 10am.

Cleaning charges: Guests are requested to leave the properties in a clean and tidy condition. This means dishes, pots, pans and cutlery are washed and put away and the worktops and table tops are clean in the kitchen/dining areas. It also means that surfaces are dusted and the bathroom/ showers rooms are cleaned. The owners arrange for the floors and other parts of the cottage/ house to be cleaned and for the bed linen and towels to be washed and replaced.

Notes on short breaks and long term rentals:
Meadowtops Cottage: Short breaks - minimum 2 nights = proportion of weekly rent + 10%. Long term rentals £1000 per month - min one month
Farmhouse: Short breaks - minimum 2 nights = Proportion of weekly rent + 10%. Long term rentals £1500 per

The Farmhouse has French windows leading from the dining kitchen & lounge onto an extensive covered terrace with mature grapevines and table and chairs for 8 (extra tables and chairs are available for up to 16) BBQ in garden & additional large tiled terrace (outside the games/function room) also has table, chairs and sun beds. The swimming pool (illuminated at night) is fenced in & surrounded by wooden decking. Fantastic holiday home, wonderful pool and garden, and stunning mountain views!

This has been our second holiday in Meadowtops and we will definitely return. The hosts are very kind and welcoming, and we felt very much at home here. The house is very well equipped, clean and tidy, and the garden is beautiful with amazing views of the Pyrenees. The house is set in a beautiful peaceful location and we enjoyed sitting in the garden watching shooting stars at night! The swimming pool is lovely, especially in hot weather, and the hot tub was a lovely addition this year. The house is well positioned for trips further into the mountains, and we have enjoyed visiting nearby towns, local markets and restaurants. The wildlife is fantastic in the area too. I would highly recommend this house, we had an amazing holiday here and can't wait to return. Many thanks!

Beautiful area and house...

We stayed in the Farmhouse in June 2017 the house is large and very comfortable the views from the garden are truly stunning and we got some lovely sunsets over the mountains. Garry and Debbie make you so welcome and there are some small nearby towns to eat in and if you are feeling fit you can walk down to the closest village for lunch or dinner. We come down on a pair of touring motorbikes and we used the house as a base to explore the Pyrenees and I'm sure we will be back for another week of riding around the beautiful roads in the area.

Stunning views, a great place to get away from it all

Fabulous 2 weeks. First week hardly moved from the pool side. Travelled with a dog who loved the garden. House rustic - very well equipped. Car required. Really loved exploring the area and will return. ( Drove from Uk, 2 of us shared driving and it was no problem, roads very good)

Wonderful gite, wonderful location and views from the garden. Perfect for exploring the Pyrenees

We stayed in Meadowtops Cottage for two weeks in August 2016 and found this to be the best gite we have ever stayed in. The owners were very friendly and helpful. The cottage itself was very well equipped and our family of 6 was very comfortable there.

The garden is lovely and the views over the Pyrenees are stunning. The swimming pool was a bonus and much appreciated on a hot day.

The house is in a perfect location for enjoying the peace and quiet of the countryside, for experiencing the local wildlife and for taking trips further into the mountains. We had some amazing trips to Foix, Mont Vallier, Cirque de Cagatielle, Col de la Core, Seix - all an easy drive away with stunning scenery along the way.

There are some fabulous outdoor markets in the towns nearby- well worth a visit.

We were sad to leave at the end of the fortnight but we will be back!

Blagnac Airport in Toulouse is the nearest international airport (under 1 hours drive). Carcassonne and Lourdes/Tarbes Airport is about 1 hour & 45 mins drive. The area is rural and a car is essential for getting around.


Both properites are 15 mins from the A64 giving good access to the region for exploring & days out. The village shop & bakery is in St Croix (2kms) where you also find a bank, post office, pharmacy, doctors, restaurant/bar & tourist office (plus a swimming/fishing lake, boules&tennis courts. St Girons (19km) & Cazeres (10km) are the nearest towns with supermarkets, shops, traditional markets & banks etc. Cazeres has a train station. Toulouse & Foix are less than an hour away. Andorra & Med 2hrs

Further Details:

Although the area is renowned for its peace and tranquillity the local villages and towns host many festivals and events throughout the year including fêtes, open air historical re-enactments (Cathar and Roman history) and amazing firework displays. The Tour de France passes close by and is an enjoyable occasion for enthusiasts and non-enthusiasts alike. The prehistoric caves of Mas d'Azil & Niaux are only 30 minutes to an hour's drive away and are unforgettable.

The cottage and Farmhouse are on the border between the Haute Garonne and the Ariege and is one of the most under-developed and unspoilt areas of France. It remains covered in large tracts of woodland and wilderness areas. This leads to the common sighting of wildlife of all types including deer, wild boar and large numbers of birds of prey.
