Villa in Luc-sur-Aude, Nr Carcassonne, Languedoc-Roussillon, France - Sunny, Private, Elevated Position; Easy Access To Languedoc's Famous Cities, Towns And Castles

The villa and private pool (9mx4.5m), stand in an elevated position, with uninterrupted views towards the Pyrenees. There are 2 south facing terraces, one off the living room and the other a raised BBQ area. Luc-sur-Aude is a pretty village within easy access of the D118. A local baker is within a short walk, whilst Couiza is just over 1km where you'll find a couple of friendly bars, two restaurants and a supermarket. Limoux, famous for 'Blanquette' sparkling wine is 10km distance, whilst Carcassonne with its magnificent medieval walled city is just over 30mins away, as is the Canal du Midi and a superb golf course. There's 'white water' rafting and river canoeing on the door-step. The area is packed with history; Rennes le Chateau of "Da Vinci Code" fame and it's sister village Rennes le Bains, the focus of Kate Mosse's best-seller "Sepulchre" are just round the corner. Enjoy this historic area, with its Cathar castles and the many surrounding vineyards, or just relax by the pool?

About the Owner

We are John and Margaret Ellis, both retired and happliy married for 40+ years. We've enjoyed many a family holiday in France and realised our dream in 2004, when we bought our house in the pretty village of Luc-Sur-Aude, near Limoux. We immediately fell in love with the views. We upgraded the house and garden and installed a 9.5m x 4.5m pool; we enjoy the lovely warm Summers and we ski in the Winter months at nearby Ax-Les-Therms (about 1 hours drive).

Our Son, Daughter-in-law and 3 Grandchildren spend their holidays at the house and love the house and the area. Carcassonne airport is just 35 mins away, where

apart from the awesome 'La Cite' there is also a fabulous golf course; but nothing beats a chilled glass of local wine on the terrace!

Languedoc seems to have it all with the best Summer sunshine record, and Winter skiing available in the nearby Pyrenees. This area is also extremely friendly; perhaps through our love of Rugby we've found common ground. It has walking, horse riding, golf, fishing, water sports, all available locally. In the past few years low cost airlines have opened up the area to easy access from the UK, with direct flights to Carcassonne from Manchester, London, East Midlands and Dublin. We are surrounded by Cathar history and "La Cite" in Carcassonne is an historic World Heritage site, as is the nearby Canal du Midi. There is the mystery of Rennes-le-Chateau and its links with the "Da Vinci Code" and Kate Mosse's best sellers "Labyrinth" and "Sepulchre" are set here. The wine's not bad either.

Toulouse airport is 1 hour 30 mins and Pepignan airport is 1 hour 15 mins.

Girona airport in Spain is 2 hours 30 mins.

From the Channel it is 680 miles and takes about 11 or 12 hours; 90% of the journey is covered by motorways.

There is a TGV train service between Carcassonne and Paris.

There are local open-air markets, in Esperaza (4km)on Sunday, Limoux (10km)on Friday and Mirepoix (40km) on Monday.

In Esperaza there is an award winning Dinosaur Museum.

Degustations (wine tasting) is within walking distance at Domaine du Mayrac, and there are many other options within a short drive.

In Couiza (1.5km) there is a Restaurant at the Chateau Des Ducs de Joyeaux (V Good but not cheap), therebis also the Restaurant Le Carnozet, specialising in Savoir Cuisine, and a restaurant La Canne Biere, a less formal option, plus a couple of take-aways. The 'Bar St.Anne' and 'Cafe de France' are opposite each other on the Rue des Pyrenees, the main street in Couiza.

Domain Gayda is a winery with a superb restaurant (approaching Michelin standard) and is about 8 km north of Limoux.

Rennes-les-Bains (8km), Alet-les-Bains (5km) and Ax-les-Thermes (60km) have natural thermal spas, and offer plenty of choice for bars and restaurants.

There is an 8/8 mini-market next to the Pain Chaud in Couiza (excellent bagettes), and the nearest UK style supermarket is Intermarche, just 1km further south of Couiza on the main D118 (about 5 mins from the house).

Lidl and L'Eclerc (hypermarket) are both in Limoux (10km)

Booking Notes:
25% booking deposit. The balance due 8 weeks before departure. £200 breakage/damage deposit is payable with the final payment. This will be refunded within 2 weeks of the end of the rental period. The rental price is inclusive of all fuel and cleaning charges, however, if the property is left in a state which requires more than normal routine cleaning, then the cost of this will be deducted from the damage deposit.Cancellation within 8 weeks of departure incurs loss of deposit.

Changeover Day:
Preferred changeover day is a Saturday, but mid-week changeovers would be considered.
Arrival from 4.00pm, Departure by 10.00am.

Notes on prices:
Preferred payment by cheque in £'s. Payment can be accepted in Euros with advance notice, at which time a rate of £/e exchange will be agreed. Payments made by Euro cheque must be from a Bank A/C that normaly deals in Euros; e.g. Credit Agricole etc.

From the Owner

The uniqueness of the property is the location. It's peaceful, private, and has breath taking views. Yet it is only a minute from the D118 which links Perpignan to Carcassonne, via Limoux and Quillan. Two minutes see you in Couiza where there's a Post Office, Tourist Office, Supermarket, take-aways and 2 bars and restaurants. Just a few more miles away there's Limoux, famous for its sparkling wine, with numerous facilities and its beautiful 'Place de la Republic'. The house's elevated position provides a stunning vista, and at night there's no light pollution, so the stars are incredible. These advantages combined with ease of access really do meet our every need, plus we have the ability to fly-in within a few hours of leaving our UK home. We love every trip; we hope you do too!

  • Notes on accommodation: The accommodation is of a 'split-level' design, with half-stairs leading from the main living area; down to the downstairs bathroom and garage; and up to the bedrooms and bathroom. There are patio doors leading onto the large lounge-terrace, equiped with exterior 3 piece suite, dining table and chairs; there are steps leading down to the driveway. Mains Gas Central Heating/Hot Water. Garage for storage of luggage, bikes etc. Additional drinks Fridge/Freezer in garage. Outside: Front south facing garden and private pool (9x4.5m) with side access 'roman steps' to the shallow end which is 1.1m deep. The pool is approx. 1.5m deep at the deep end. The pool is not heated, but benefits from all-day sunshine and pool temperatures have been up to 31 deg.C in Summer; normal pool use is from May to Sept. There are parasols and 4 full reclining pool loungers. There is a separate purpose built, south facing, elevated BBQ terrace, with views over the pool and towards the Pyrenees. This terrace has its own dining furniture and a purpose-designed concrete BBQ. The front driveway entrance is flanked by a cherry and apricot tree and there is ample parking at the front or to the side of the house. There is a pebbled courtyard area at the rear of the house, ideal for drying washing, and to the rear of the courtyard is a small orchard with cherry, apricot, mirabel and apple trees. Utility Room: Washing machine located in garage, accessed via the living room. Cleaning / Towels / Linen / Maid service: All towels and linen provided. Other: No pets. No smoking.
