Villa in Dalyan, Aegean Region, Turkey - Peaceful Relaxed Location, 15 Minutes Walk To The Centre Of Dalyan

Villa Leylek is a stone built villa with open plan lounge and kitchen on the ground floor leading to the sun terrace and pool. Upstairs are two double bedrooms both en suite with balconies facing the pool. In the cool basement are two single beds and a double sofa bed. Again the basement is en suite.

All that you need for your holiday is here. It is a home from home. The villa is air conditioned throughout. Outside in the gardens is the cardak, a traditional turkish raised platform with cushions, for lazing on warm afternoons complete with a hammock. A stone built barbecue, sun beds and private pool complete the recipe for lazy living but, if you do feel energetic take one of the three bicycles that come with the villa to investigate the river path and Dalyan itself.

The area is teeming with wildlife and of course storks in season. Look out for the lizards in the garden and the odd passing tortoise.

About the Owner

We live in England, in the Midlands, and have both recently retired. Our three sons are grown up with one in Amsterdam, one at Nottingham University and another working in Birmingham. We now spend as much time as we can in Dalyan, having fallen in love with the place on a chance visit twelve years ago.

We chose the villa because of its stone and wood construction, which had a rural feel to it. We also like its relaxing and peaceful location on the edge of the Gulpinar

part of Dalyan.

We love Dalyan, the town, friendly locals and its beautiful surroundings. Koycegiz lake, Iztuzu beach and the Dalyan delta offer such a range of scenery and activities that we feel is hard to beat. The great thing about Dalyan is that you can dip in the bustle of the town or relax in the quiet and seclusion of the lake and countryside. It's a beach holiday, if you want, or you can be more active with many outdoor activities, from white water rafting to mountain biking. You can pamper yourself at the local Hammam or in the mudbaths (five minutes across the river from the villa). As a holiday centre it allows you to make your holiday what you want.

The nearest beach is at Iztuzu famous as turtle beach a breeding ground for loggerheads. This is a 5km sandspit stretching across the picturesque Dalyan Delta. It can be reached in two ways: by water taxi from Dalyan taking about 45 mins to the river end of the spit or by dolmus from Dalyan centre about 30 minutes to the mountain end of the spit. Both journeys give breathtaking views of the delta and the mountains.

Going up river from Dalyan leads to Koycegiz lake agout 30 mins to the lake.


The nearest airport is Dalaman (DLM) with regular charters in the season. Return transfers from the airport can be arranged through Kaunos Villas direct to the villa door. Transfer time is approximately 40 minutes.

Use of a car is not essential in Dalyan but local rentals are available at reasonable prices if guests prefer.

Ancient ruins of Kaunos about 30 minutes boat down river from Dalyan and walk to the ruins.

Sultaniye mudbaths 40 mins by boat across the lake.

Gocek 1 hour

Fethiye 1.5 hours

Patara/Kalkan 2 hours

Further Details:

Dalyan has several atms, banks and a post office, all good for changing money. It has 3 larger supermarkets and lots of minimarkets. Shops stay open until late as do the bars and restaurants. There is a good choice of restaurants serving from steak to more traditional Turkish cuisine as well as lokantas and well established bars. Nightlife at the peak of the season is lively but not raucous!

There is a good choice of leisure activities from lazy boat trips to more energetic white water rafting, sea kayakking and canyoning. Jeep safaris are a good way to see the locality and boat trips go to the lake, beach and local coastline. The local mud baths are well used and the lake is worth a trip for its sheer beauty and tranquillity. A cool afternoon in the summer heat can be spent at Yuvarlak Cay, a river in the mountains above Koycegiz fed by ice cold spring water with fish restaurants along its banks.

Day trips out from Dalyan can be easily booked locally travelling to places such as Saklikent gorge, Pammukale and Hieropolis as well as the 12 island cruise from Gocek around the bay of Fethiye.

Dalyan is an excellent centre for you to tailor the holiday that you want as laid back or as energetic as you choose.

A 25% deposit (non refundable if cancellation) is required on booking with the balance to pay no later than 55 days before the holiday commences. We will make every attempt to refund this balance should cancellation be made between 55 and 30 days before the holiday commences, after this time no refund will be made. Guests are liable for any damage to the property or contents. A breakage deposit of £150 will be requested.

From the Owner

Dalyan itself offers a good range of restaurants with the centre fifteen minutes walk from the villa, although the bikes make transport easy and fun. We've tried to equip the villa as a family home and make it feel as such, so that guests are comfortable and away from it all (even though there is wifi for those who must stay in touch). The garden and pool are private to the villa, with shady trees, banana plants and a traditional Cardak with hammock to laze in. The barbecue gives the opportunity for lazy evening meals, if you want a change from the local restaurants. Try barbecued fresh sea bream or bass from the fish shop in town; grab a glass of your favourite drink and watch the sun go down behind the mountains, a perfect end to the day.

  • Notes on accommodation: All the bits and pieces of holidays such as torches, first aid packs, even sewing kits are available in the villa. There are hairdryers in bedrooms 1 and 2. Everything for the bbq (but maybe no charcoal if previous guests have not replaced it) is there. There are cool bags, beach bags and beach mats if you choose to use them. Outside: The sun terrace provides shade and has two large tables and sufficient chairs for 8 people. Eating and relaxing into the evening centres around this. From the terrace is immediate access to the private pool, 1.7m deep, as well as its 6 sun loungers on an adjacent patio. There is also a pool shower for cooling off on hot days. Spacious gardens with palms, hibiscus and banana plants surround the villa and contain the cardak with its cushions and hammock. There is also a stone built barbecue. Views look towards the cliffs by the river and mountains northwards to Koycegiz Lake. Garden and pool maintenance is provided by Kaunos Villas, the letting agents, and the pool is maintained daily. Utility Room: No utility as such but an iron and ironing board are available in the basement as well as a washing line outside of the kitchen. Cleaning / Towels / Linen / Maid service: Towels (including pool towels) and linen are included. The villa is cleaned once per week and linen and towels are changed. However extra towels and linen are readily available in the basement wardrobe of the villa and may be used as needed. Other: The basement extends the width of the villa and provides a second seating area if the sofa bed is not being used. There is also a micro hifi there.
