Few mins level walk to beach. Spacious, light, comfortable family house

Five bedrooms. Sleeps 10 without the house being crowded (and travel cot also available). A very spacious, light, character family house with views to Ballard Down to the rear and only a few minutes level walk to the beach. Very quietly situated in a residential road. Very comfortably furnished; Wide, enclosed lawned garden, good for football/outdoor games. Barbeque and large picnic table. Two large sitting rooms, one with French doors and verandah, both with TV, freeview and DVD (one for you, one for the kids!) Internet access. Large, comfortable eat-in farmhouse type kitchen with AGA, window seat and views of hills. Properly equipped kitchen - Le Creuset casseroles, decent cook's knives etc.. Big front porch and generous utility room for all the beach stuff. Five bedrooms, (2 double, 3 twin). All lovely, comfy beds, no bunk beds. One ensuite bathroom, one family bathroom, both original twenties with big baths in oak cases, one sink in a twin, extra loo upstairs, cloakroom downstairs sporting the original Edwardian thunderbox. You don't need the car once you are here (except for a big shop at the Co-Op). It's all set up for a classic Enid Blyton holiday! Parking for 3 cars in drive to side of house and no restrictions on the road. Perfect for two families sharing who don't want to be on top of each other. Lots of our stays are also multi-generation. People ask about the size of the table in the kitchen; it seats 6 adults comfortably, 8 is cosy and 10 is a squeeze. As our house suits families it is generally kids first then adults although we have just had New Year with 11 adults/teenagers/children lunching in the kitchen, me perched on a stool next to the AGA. So it depends how you like it. Please ignore the Owners Direct estimated/average price which is a clumsy, inaccurate feature of their new website. Also note the nightly rate only applies to the minimum stay. Look at our rates which are correct for minimum stays and contact me for anything else. We are more flexible than the new website design is! I don't do online payments as Owners Direct have been taken over by Expedia who want online payments so they can charge you 6% on top of the price as well as charging us for our listing.

We loved the Victoria Road house which was comfortable and well equipped. The location was great for the beach and the town and we hardly had to use the car all week. All the rooms were comfortable, and although there were 8 of us staying we felt there was ample room. The second sitting room was really useful with 8 of us too and the children made good use of the garden. Overall a great house to stay in especially with a bigger group.

Wonderful stay in a great location

The house was very spacious, well equipped, spotlessly clean and in a super location with no parking restrictions. The garden was a bonus for our family reunion. Easy walk to the seafront and town. Vicki provided excellent comprehensive information about the property and Swanage area. Very efficient communication by email. I would highly recommend this property for a family holiday.

Gorgeous house in a great location

We loved our stay, you won't regret staying in this house.

The owner Vicki was very helpful prior to our stay and after too; we arrived at the house and had to explore as soon as we put our bags down. The house was gorgeous, spacious and we had to fight for our rooms, all were a very good size. The main bedroom surprised us with a massive ensuite - this was where the main shower was, although there was in in bath shower elsewhere.

The kitchen was a lovely communal area for cooking and meals - loved the aga! Also amazing for when back after a swim or walk to warm up.

The choice of two livings rooms meant we were spoilt for where to relax in the evenings.

The house is a short walk from the beach, which was ideal for us. The main supermarket was a short drive away, or there was a corner shop within walking distance. There are loads of activities to enjoy and the local area is beautiful, great to explore.

We absolutely loved our stay and would recommend for families or friends for a long weekend, I bet a whole week would be even better.

We are now wondering when we can go back next!

Fantastic holiday house & great location

We are a family with four kids aged 7 - 3 and spent a wonderful week in Swanage.

The house is everything you could ask for and more - lots of space and light, great layout and exceptionally clean; comfortable beds, great kitchen with AGA and well stocked with beach spades, nets, etc and board games, kids toys & dvds for rainy days. Fantastic garden too for sitting out and eating as well as playing and mucking about in. A lot of thought and consideration has gone into the house and it shows. Superb and straight forward communication with owner made it very easy to make arrangements too.

Location is unrivalled - perfect to walk to beach and everything you could need in Swanage. Hours spent digging in sand, jumping waves, crabbing. We had a great time getting the steam train from Swanage to Corfe and visiting the castle - a kids dream day out. A very short 5 minute drive to the stunning beaches of at Studland Bay too. And lots and lots to do - more than a weeks worth.....

A truly restorative week enjoyed by all - we very much hope to return. Thank you

You can have a classic seaside holiday in Swanage. It's a little like going back in time to when we were children and our parents took us to the beach.

Activity and Interests


The beach is within a few minutes walk. There are three access points, one by the Bull and Boat café/restaurant, one by the Grand Hotel and one through the Ballard Estate footpath. Each offers a different beach experience. Ocean Bay has a stream to dig and dam, coffees/icecreams/food on tap, loos, hire of pedaloes etc. The Grand part of the beach is a bit quieter though with facilities still right there. The Ballard Estate access is only a few minutes further and quiet even in high season.

Further Details:

The town, with its shops, restaurants etc is 10 mins walk along the beach promenade. The cornershop, Crows Nest Inn (family friendly) and Bull and Boat restaurant/café (great views) are all within two minutes. Except for bringing home a heavy supermarket shop, you will not need the car once you are here. There are so many things to do and once you have booked we can give you our fully family tested guide of things we enjoy! A few are: Open top bus to Studland or Shell Bay (stops at the end of our road), eating chocolate fondues in Chococo, flying kites on Ballard Down, going on a night time glow worm walk at Durlston Country Park, crabbing on the stone quay, eating at the outdoor fish café, playing on the antique penny slot machines on the pier, taking the steam train to Corfe Castle and picnicking on the common, looking out for our favourite wild ponies, sleeping in a tent in the garden (available at the house), watching the fireworks from the beach in August. You really can live an Enid Blyton existence here!

Longer stays in low season are less than the nightly rate quoted for the minimum stay so pay no attention to the Owners Direct calculator which is wildly wrong but contact me for a price. We are sorry not to be able to accommodate pets. I have not enabled online booking as Expedia, who have taken over Owners Direct, will then charge you a fee of 6% of the price of the stay. I hope you would like to make an enquiry!

25% non-refundable deposit payable on booking. Balance payable 8 weeks in advance. In the event of cancellation, if we succeed in re-letting the week, we will repay your deposit in full. Changeover day Saturday in high season. Leave by 10.30am, arrival from 3pm. Very flexible departure times in low season.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
