Nestled between boulevard carnot and avenue du petit juas this apartment is an oasis of calm, yet only a few minutes walk from shops, restaurants and public transport. Beautifully bright and airy, the apartment, which is located on the first floor of a four story building overlooks landscaped gardens and affords wonderful views of the Californie Hills. The accommodation comprises an entrance lobby with mirrored closet, spacious living cum dining room, separate kitchen, bathroom and separate wc.There is a large wrap around terrace off the living room. This is furnished with a table and chairs to enjoy al fresco dining and sun chairs for rest and relaxation. A stroll through the garden will take you to the swimming pool which is shared with other residents within the complex. The apartment has a dedicated parking space adjacent to the building.

About Thomas Gill

We are a retired couple whose home is in Dublin, Ireland. As people who like to travel we have visited many wonderful places around the world. When we first visited the Cote d'Azur we were so impressed by its beauty and all it had to offer that we resolved to buy a holiday home there.

We spend about four months of the year here and rent the apartment for the remainder of the year. This is our seventh year for renting. We have been very pleased with the many favourable comments received from our clients about their experiences with the apartment and the service we provide.

Why Thomas Gill chose Riou - Petit Juas - Av de Grasse

There are many reasons why we opted to buy in Cannes, the main one being its location on the Cote d'Azur where one can enjoy sunshine and warmth for almost all of the year. It has a wonderful promenade known as La Croisette, skirted on one side by golden palm trees and on the other by clean sandy beaches and blue mediterranean sea. Here one can take a pleasant stroll or opt to people watch. The old part of the town with its cobbled streets, old port and wonderful food market is very quaint and sits very comfortably alongside the modern area with the Palais des Festivals, Designer Boutiques and up-market shops. Cannes is not a very large town and therefore easy to get around. It is a lively and interesting place all year round

What makes this apartment unique

While we enjoy being busy and spending time exploring all that Cannes and its environs has to offer, we like also to have some quiet time. Our apartment with its large terrace and wonderful view allows us this. It has pleasant gardens and a shared swimming pool which allows one to happily while away the day at the apartment. Shops, boulangeries, restaurants and public transport are all nearby with the Croisette, Palais and beaches a 15 minute walk. The main railway and bus stations are just a 10 minute walk, very convenient for anyone who wishes to visit other resorts along the coast or explore some of the interesting towns and places in the hinterland such as Mougins and Grasse. Boat trips can be taken from the Old Port to the islands Iles des Lerins or to the glamourous St. Tropez

Well we had a wonderful holiday, blue skies and sunshine everyday,

unfortunately the same cant be said for weather back home,

The apt was perfect for our needs and a great location.

We found it pretty easily, jessamyn met us at time arranged and ran through

everything, The apt was very well equipped we wanted for nothing.

It is so central to cannes centre only 15 mins walk to rue d'antibes,not

having to take a car and find parking which is difficult was great. We all

loved the pool the children in particular who spent hours there. When we

return to Cannes in the future we would definitely re book the apt.

Notes on accommodation: The apartment is situated within a gated secure complex with a resident gardien. It is located on the first floor of a four storey building which has an elevator. Conveniently located for seeing all Cannes has to offer i.e. famously the Film Festival, sandy beaches, wonderful climate, its quaint old town and market. designer boutiques and its many bustling restaurants. Outside: The apartment overlooks landscaped gardens and affords a wonderful view of the Californie Hills. There is a shared swimming pool situated in a sheltered part of the complex. Utility Room: Iron, ironing board and clothes airer supplied Cleaning / Towels / Linen / Maid service: Apartment will be cleaned before arrival. Beds will be made up with fresh linen. Hand and bath towels per person provided. Additional cleaning and linen change can be arranged at extra charge. Pool or beach towels are not supplied. Other: The TV in the living room has English and French Channels including the BBCs. Internet and wifi access is available.

Good location

the apartment was very secure and well located, the pool area was very clean and well maintained as was the rest of the surrounding areas, as it's a residential area you have to mindful of the other owners and the fact that they don't want people messing around or being to loud around the pool area but we still felt welcome and the kids just had to tone it down a bit, we really enjoyed our holiday and would recommend this apartment as it was ideal for our family

Far from the madding crowd!

A well equipped apartment on the first floor of a block that is just a 15 minute walk from all of the action. A wrap around terrace allows you to enjoy the sunshine, or not, at all times of day. With the added benefit of satellite TV providing the main English channels and good wifi the apartment has all of the facilities for a comfortable stay.

With bus and train stations only 15 minutes away, the apartment is a good base for touring the South of France (Grasse, Antibes, Monaco - to name a few). There is a slight hill and steps to approach the apartment that will help to keep you fit! Good local bakery 5 minutes and excellent supermarket within a 15 minute walk.

September is a great time of year to travel to Cannes as weather still great, very quiet with most of the local restaurants still open and therefore easy to get a table. For value take the bus from Nice airport (stops just outside the airport terminal) and book a return ticket as it is cheaper.

Very good

We really enjoyed our stay in Tom's apartment. It was reasonably easy to find with a sat nav through address given by Tom. The handover of keys was nice and easy, with clear communication from Jessamyn.

Apartment was clean, well kitted out, very spacious and within good walking distance of Cannes front, with plentiful eating places.

The train station is a short walk, with a good service to Nice and Antibes, with very reasonable ticket prices.

The complex has a good swimming pool, only drawback was one of the nearby residents, seems to police what can be done and what can't be done in and around the pool, including telling adults that we were not allowed to play with a beach ball in the pool, despite being the only ones using the pool area.

Overall, we really enjoyed our stay and would recommend the apartment to others.

Owner's Response: The reviewer, unfortunately, was not apprised of the pool-use regulation prohibiting ball playing. The pool is strictly for swimming and relaxation. We are pleased to note that despite this incident our client truly enjoyed his stay in our apartment. Whilst a sat-nav, when driving, is a convenient device for locating an address it is not necessary for getting to the apartment as its access is only a short distance from Boulevard Carnot, the main street in Cannes.

Everything that you could wish from an apartment

We had the pleasure of staying in this wonderfully appointed apartment for three weeks in June.

The apartment was just as described and became a real home from home for us. The owner, Thomas, was great to deal with and was very helpful in terms of information provided beforehand and made available in the apartment. Jessamyn provided a warm welcome and a useful short tour of the apartment and complex.

Parking was very convenient, although vehicular access to the complex was rather tight in our mid-sized car. Frankly, however, the apartment is so well located that we hardly used the car at all. The shops, beaches, rail station, bars and restaurants were all easily walkable. We enjoyed trips to Monaco, Nice, Antibes, St Tropez, St Maxime and Saint Paul de Vence. We became regulars at the Station Tavern, which was particularly friendly, served good beers (and wine) and was sensibly priced.

The apartment itself was very well appointed, extremely spacious and spotlessly clean. We made good use of the balconies, witnessing several fly pasts by parrots, and the super swimming pool. We found the beds very comfortable and enjoyed good nights' sleep.

If we had one little gripe, it was that the owners obviously use the apartment quite a bit (who could blame them!) and a fair amount of their stuff is kept in the cupboards, fridge, freezer, etc. thereby limiting storage space, but that really is minor.

We couldn't recommend the apartment highly enough and wouldn't hesitate to return.

A charming apartment in Cannes

We have just spent a lovely week in Cannes in this perfect apartment. The property is spacious, well-maintained and very clean, and having British TV and wifi proved useful too.

The safe and peaceful gated development in which it is located is just a 15 minute walk from the beach - although there is a quiet swimming pool on the site as well - and there are plenty of shops, bakeries and restaurants nearby too. There is also a delightful balcony where you can eat in the evening and watch the lights come on across the hills around the city.

Thomas was incredibly helpful with arranging the booking, and checking in and out proved very simple. We had a great time and couldn't recommend this charming apartment more.

Coast/Beach:

Cannes is well serviced with clean sandy beaches both public and private. These are within a fifteen minute walk of the apartment or if preferred it is possible to use the bus service from nearby Boulevard Carnot. Boat trips can be taken from the Old Port to the nearby islands one of which houses the gaol in which a man in an iron mask was imprisoned. Boat trips can also be taken to the town of San Tropez.

Travel:

The airport at Nice is approximately a forty minute drive from Cannes. It is possible to take a coach from the airport direct to Cannes. The main train and bus station is a ten minute walk from the apartment. The train serves the many resorts along the Cote d'Azur while the bus serves interesting towns and villages in the surrounding area e.g Grasse famous for its perfumeries and Mougin with its many art galleries.

Distances:

There is a whole host of interesting areas to visit close to Cannes, The City of Nice, Monaco, the historic town of Antibes, Haute Cagne with Renoir's house nearby, quaint hilltop villages such as Eze, St. Paul de Vence and Biot famous for its glassworks.

Further Details:

After the designer boutiques on the Croisette the main shopping street is the Rue d'Antibes where one will find a large variety of fashion stores. Cannes is well serviced with supermarkets, restaurants and banks. The large market at Forville close to the Old Town is a must for all visitors.
